    In end of April 2025, I hired this General Contractor for my commercial ***** The scope of work included acting as **, demo of existing ceiling, rooms and walls, and framing of new rooms and walls. They quoted me $3,000 for demo and $10,000 for framing (materials and labor) but did not want to create a written contract. On 5/31, the ** abandoned the property and unfinished work after taking his materials from the property. The ** did not complete the demo & framing as discussed in the scope of work and is now demanding money that significantly exceed the initially discussed estimates. The ** refuses to provide receipts for the materials purchased, and for labor rates for his demolition and framing staff. The ** was rarely on site to supervise his staff and other subcontractors (electricians, plumbers, HVAC, etc.), which resulted in lack of communication between all parties and subcontractors working out of turn, thereby having to re-do several hours of work (i.e., electricians installing conduit before plumbers finished their piping). The framing work was scheduled for 5/8 and did not begin until 5/23. A room was also framed in the wrong location and had incorrect dimensions. Framers also did not align the studs and used lumber that was not straight. All this work had to be re-done. The project is now 2 months delayed. The ** requested $12,200 for demo & $14,500 for framing without providing any evidence. I have had the following discussions regarding payment with The **: 5/29, he notified me of a price of $10,000 for demolition and $16,900 for framing 5/30, during a phone call, he demanded payment and threatened a lien 6/2, he proposed a lower framing price of $15,000 for the contracted duties, with no support 6/3, he proposed a lower framing price of $14,500, again with no supporting docs 6/6, his wife called me and demanded payment threatening a lien 6/12, final lien waiver request for demo: $12,200

    Handyman Services #1, Inc.
    is a Chicagoland construction company specializing in
    interior construction. In January 2025, Handyman was engaged by the customer to perform demolition and framing work in Chicago.

    Throughout the duration of the
    project, the customer repeatedly requested add-ons, alterations, and updates
    that deviated from the original plans agreed upon by both Handyman and the
    project architect. Despite these ongoing changes, Handyman completed the
    majority of the original scope of work—as well as a significant amount of
    additional, out-of-scope work—by May 31, 2025. At that point, Handyman informed
    Ms. Poznanska, orally, that no further work could be completed until she
    finalized revised plans and gave a clear and concise plan of action. Handyman
    also advised that the balance for the scoped work was due. This balance did not
    include charges for the numerous out-of-scope requests made during the course
    of the project.

    Ms. Poznanska has since refused to
    pay the quoted balance for the completed work, failed to provide finalized
    alteration plans in a timely manner, failed to communicate in a reasonable and
    professional manner and has accused Handyman of terminating the agreement,
    where there was no communication of such termination.
