  02/2022 GIVEN $285,686.56 *He was to rebuild my house after a fire. *He said it wasn't enough money to rebuild from scratch, we agreed to keep foundation and some of the original frame and he would do the proper restoration process, removing damage material/wood etc and treating wood for smoke and any possible mold. When moved in there was:Paint splatters on ***************** Floors sink in some areas, creakings in 2 rooms & bathtub.Railing from the stairs were moving. Poor paint job He wouldn't acknowledge the problems. He offered to fix only bathtub, said he could come back to do painting in areas where I thought were not done. Told him he needed to do ALL, NOT JUST WHAT HE WANTED. He had refused to sign the lien waivers and some other documents from insurance, he said he was going to take them home and bring them back after reviewing them, never did. Found some inconsistencies on documents he turned in to the City, he put me as contractor for the roof and I was not aware of that and that really concerned me. Insulation that was in Attic was a bunch of mixed pieces of old, new and maybe burned insulation?Ejector and sump pump were not replaced, basement flooded. He did not clean the drain pipe in the basement so all the debris from fire and black water was still there. *The garage door fell, he used an old cracked wood block to place/attach the roller and the rails.Some windows r unstable you can actually move them. He didn't change the windows from basement and they leak. Nothing is sealed in the outside of the roof, wind and water comes through the vents.He did not treat any of the wood, frame or subfloor to encapsulate smoke smell.There are more issues but, not enough space to type.Just now reporting him to BBB because when I tried to look him up he was not registered. AGREEMENT WAS: I would give him ALL the money the insurance released and in his own words " I will build your house as if I was building my own". .

  The materials specified in the contract were not used. A lower quality product was substituted without authorization. He agreed to confirm the color choice to match the roof on the porch with me before proceeding. He did not and there is a very poor color match. This was pointed out to him at the time of service. He also agreed to change the chimney vent that was rusted. He did not replace it but patched it it with epoxy and painted it without my approval. I offered to keep the lower grade material if he would replace the roofing on the porch so that it matched and replace the chimney vent as agreed upon. He refused. He offered me $500.00 credit. I would like a credit equal to having another contractor replace the porch roof to match and replace the chimney. I have paid $4400.00 to date.With an original stated contract of $ *******. I would like $3000.00 credit.
