    I rented from Zerla Properties, ZP, from 6/11-12/23. A dripping sound began the summer after previous HVAC work. I was told it was condensation & it would burn off, it did not. In 2022 water fell from the ceiling. My unit was checked in 8/23; new piping was needed & was told someone should have checked sooner. In 11/20 my dishwasher was removed. New flooring was possible. I was to be contacted, was not. I reminded ZP of a replacement often. The 1st attempt was an open box. The dishwasher was replaced after 33 mos. In 10/22 I saw urine flowing down in the gap. Instead of ZP handling that night, I was told to. The washing machine was repaired twice & down for multiple mos. Not reimbursed for making alternative accommodations, sec 6 states that is not an option. Leniency was expected of me because of Covid. I was told in 8/23 that parts were ordered to fix a door. It was fixed after I moved out. Charged for known issue. I typed my 60-day notice. The deposit return denial was 2 pages by hand, by multiple people. No actual costs were itemized, only listed what was “done.” The letter contained numerous errors: the date to remit additional funds by: 02/15/20, a date over 3 yrs past, the address & the date work was “done,” 1 year prior to moving. I called to discuss. When ZP thought I disconnected I was called a derogatory name to a 3rd party. A move out inspection is to be done by lessor & lessee before the contract ends, not done. Only sec 2 has that an agent of the lessor can do so, sec 5 & others do not. Letter received stated that all full leases are identical, they are not. Parts changed: sec 2, Term of Lease 2 areas added wording & changes to sec 4 Visitors-Extended Stays of the attached Apartment Rules started in 2014 & sec 7 Repairs added wording in 2018. The 2012 lease shows 0 increase paying mo-to-mo, later leases do. The landlord stated extensive work was done. Before & after pics never provided. If you rent from Zerla Properties, you do so at your own risk.

    I thought I had found the right 1 bedroom apartment and I was wrong. The landlord fails to mention it was mold in the property and the walls. Other tenants was having problems too. I had told him that it was an odor and he sent his maintenance guy out. After that I change my number and I notified him of the new number because I paid my rent. He claims I didn’t let him know about my new number and he didn’t tell the maintenance man either. The house was getting an odor like a musty smell. By the time it was a year and the wall was peeling. He said he couldn’t do anything because of the roof and the bad storm that we had. It had gotten so bad to the point I had to throw everything away that includes all my clothes, furniture and I had to start over. I even had to call in to work due to me getting sick. I told him this. When I decided I was moving out, I gave him a sixty day notice but I couldn’t stay there so I move out in thirty days. When I talk to him he said he will get my security deposit back but then he said that he said he used it for last month rent and after a year and a half of dealing with a wall that was starting to peel and then mold, he refused to give it back. He claims he followed the rules and the stuff that I thew away was not his problem. He refused to reimbursed me for the new bed set that I had brought when I moved there and and other furniture that was damage. Don’t move here. Run. The apartment look nice but I was the longest tenant there. I see people come and move all the time. He just half fix the apartments and rent it out again.He only came around when the rent is due. The hallway stayed dirty for a long time until I clean it up one time. He said he had people clean it up every week. I just want my security deposit back because it is not fair how I have to buy brand new everything. I am not writing this to bash him. I am letting people know something I should have known before I moved in. I want people to be aware especially.
