      We built our home in ****, until you have to start replacing things on your home is when you find out the quality of work. 5 years in our A/C outdoor unit stopped working, when we got it fixed found out that what was installed was a refurbished unit not the new unit that was on our plans that we paid for. I did contact Hallmark homes at the time and only got that it was out of warranty and that we should have check when it was getting built. Who checks inside of an outdoor A/C unit. Next thing that happened was that the pipes froze in one of our bathrooms, when we took out the surround tub behind the tub were the duct work for the furnace was, actual trash was left inside the walls of our house. And we found no insulation between wall and the attic part of the garage, no wonder the pipes froze.This year we unfortunately got hit by a tornado with wind and hail damage to the outside of our house, yesterday they started pulling off the original siding and found there is no house wrap on our house! Not only that the *** board have 1" to 2" gaps in them, you can see the inner drywall from between the gaps, meaning there is no insulation in the wall!! It now makes since over the past 19 years why our home has had so many drafts. We are now going to have to pay out of our pockets for the water damage caused by not having house wrap under the siding and fixing all the *** board that are gapped. Unless you have time to be at you home while it is being built 24/7 do not contract with Hallmark Homes.

      We have not even broken ground yet and I am already sorry for signing. There was a big push to get the contract signed. Even though we still had questions, we were told well if you don't sign by the end of the month then we can't guarantee a rate lock. My biggest problem here is the salesperson. She was not very knowledgeable and did not answer the question I asked. To date, I still have unanswered questions. I gave specifics for our site evaluation. They came back with a 32k site improvement cost. I questioned this as other builders were double the cost. I was told that while these were estimated they were confident on their pricing. They were given the sewer was 300+ ft and the land is flat. Fast forward to a few days before they are supposed to order our appraisal, we are "surprised" with a 27k addition for sewer costs. I was given some BS reasons. On top of that, we have to pay a 16% hallmark fee. To say the least, I am not happy. A little bit of research would have told them a gravity sewer would not work. I feel the attitude is instead, let's put some numbers on paper and we will deal with it afterwards. If we would have known the amount at the time of signing the contract, we would have NOT signed. Now that we are outside of our budget, their attitude is so what. Either we continue or lose 16k because of stupidity. Think long and hard before signing with this company. Make sure their numbers are real and not just historic averages. One would think that a company that has built **** homes would evaluate each home on their own merits instead of historic averages. Because I showed my disgust, they want to communicate through my wife only. If that was not agreed to, then we would have not had a house built and lost 16k. Great Builder. Run fast and run far.
