I pay a lot of money to live in a house owned by Varsity properties, but the house is basically falling apart and they do not fix the issues. There have been leaks, it has been 50 degrees in the house during the winter, and the dishwasher is broken. They do not fix issues until you confront them directly, and even then they do not fix issues fast. I have lived in a cold broken house without terrible issues fixed and the business claiming to fix the issues when they have not.Business Response

Tenants put in a work order regarding no heat on January 15, ****, Maintenance had to order a part for their hvac system to be repaired. It was repaired on January 21, ****. During this time maintenance provided tenants with 5 heaters to help with the cold during the delay. The dishwasher was replaced in November 2023.Initial Complaint

As my roommates moved back into our house on 01/03/2023, they found our water turned off, drywall torn off the walls, and parts of our ceiling ripped apart. Upon contacting Varsity Properties (who ******** from), we were told pipes were leaking but they should be fixed soon. I called ** and asked to speak with a manager on the morning of 01/06/2023. During the call, the ** manager told me our heat had gone out on 12/24/2022 causing pipes to freeze and then burst. I expressed our disappointment in them not communicating any of this to us. I also expressed I was upset with the ** maintenance team leaving a mess on the floors including leaving our towels/clothes in the sink which they found and used to wipe up water messes on the floor. As of the afternoon of 01/06/2023, the ** maintenance team "gave up" and told us they would call a plumber. They gave us the keys to an empty **************** apartment which is a several minute drive away to "pee and shower", in their words. We were told a plumber would be working at our house on 01/10/2023. I sent an email to ** on 01/08/2023 laying out the situation and our concerns in order to have our conversation be documented, but they refuse to respond via email. The plumber never showed up on 01/10/2023. On 01/10/2023, a pipe began leaking through the wide open ceiling so the ** emergency maintenance team came to the house per my request. They fixed only one pipe, then left old pipes and a water mess on the floor.Previously, we have complained to ** about our furnace, windows, and insulation because of our high energy costs. I asked the ** maintenance team to come to our house to review the heating and they said it "should be fine". Now, our heat goes out, pipes burst, and we are forced to deal with the mess. We have been out of water for 18 days as of writing this on 01/10/2023 and unable to cook, clean, shower, or use the restroom in our own house in which we are paying rent toward this entire period because it is unlivable.Business Response

**** N ******* is located at ******* University in ***********, *******. The weather during the time frame of December 23, 24, 25, 2022 ranged between negative 9 degrees to 16 degrees, with wind chills to -30. In fact, Monroe County was under a weather advisory during this time due to dangerously cold winds. This severe weather also fell during the Christmas holidays when the tenants were away. Our security service reported the leak to the emergency maintenance line at 11:10 pm. Our maintenance staff arrived within 30 minutes, at 11:40pm. Maintenance reported water coming from the main level ceiling, flooding the living room and garage. Bathroom toilets were frozen, front door and deck were covered in ice as well as the parking lot. The main water was turned off and maintenance began cleaning up water with a shop vac. Clothing was taken from the floor and placed in the sink. The maintenance supervisor arrived on site at 1:05 am on 12.25.22. The maintenance team turned on the baseboard heat located on the main level. They then began to work on the hvac and replaced a heat pack wire. The hvac began working, and heat was restored. A contract carpet company was dispatched to help extract water. Dehumidifiers were placed in the unit from 12.25.22-12.30.22. Service tickets record maintenance began checking for more leaks almost daily on 12/27, 12/28, 01/03, 01/04. Each day a new leak would appear in the lines. Maintenance would repair a leak, and another would pop after the water was restored. After 5 days of trying to fix the issue in-house, management decided to outsource to a professional plumbing company. During this time, Management talked with the units on 01.04.23 to let them know the situation in their unit. Management also gave them keys to a vacant unit for them to use water, shower, kitchen, etc. On Thursday, 01.05.23, ***************** was called but could not respond until Tuesday 01.10.23. The plumbing tech came out and accessed the situation and decided that the water lines needed to be replaced and thus is having a 4-man crew return on 01.05.23. Management met with the tenants on 01.11.23 to explain the situation again. The complainant did not attend the meeting. Once ***************** has replaced the water lines, our maintenance staff or outside contractor will begin drywall repair. We could not, in good faith, repair or replace drywall until all leaks have been identified and sealed.
Although we realize it is inconvenient for the tenants to deal with these kinds of issues, especially while being a student, our maintenance staff have worked diligently over the past two weeks to get the numerous leaks under control. Our management has been attentive and responsive to the tenants. It was indeed a series of unfortunate events with the severe cold, hvac wire burning out, the holiday season and frozen pipes. It is unfortunate that all the water lines will need to be replaced, and rarely happens, but the bitter cold wreaked havoc on many properties in this area during this time frame.

Ever since we have moved into Varsity Court we have had nothing but issues with the place. The wood on our porch in front of our door is broken when we moved in it came like that. Someone could easily hurt themselves and fall through or trip on it. Our ceiling has been leaking since the moment we moved in and I've put in a maintenance request and they never fixed it. They put spackle over it before we moved in to try and hide the water damage but our ceiling still leaks onto our floor and on our chair in the living room. At one point, our dishwasher, and my shower were not working and it took me sending 3 emails and threatening to not pay rent since most of our utilities weren't working for them to mostly fix it. I now have put in my third maintenance request since living here for 3 months, and am still awaiting for them to fix our ceiling.Business Response

Sorry for delay in responding. This is my first time responding to a complaint and I was not aware of the process.
I have attached the 3 workorders that ***************************** mentions in her complaint and also our maintenance staff's notes on the work they completed.
28528-1 08.29.22 screen door off, laundry room shelf broken. Repaired 09.21.22 put door on track, rehung laundry room shelf (see maintenance notes 28528-1)
28867-1 09.21.22 shower isnt working, dishwasher will not start. Repaired 09.21.22 new spigot on shower, repaired loose wire on dishwasher (see maintenance notes 28867-1)
29199-1 10.18.22 ceiling is leaking. Repaired 10.26.22-10.27.22 new ******, ceiling patch, replaced lower level bathroom cabinet (see maintenance notes 29199-1)
I am being told the leak was difficult to find as it was coming from a rusted ****** from the upstairs toilet. Originally, we believed the leak was coming from the shower and the ***** was replaced on 09.21.22. The ****** has now been replaced, the ceiling has been repaired, patched and textured. No new leaks have been detected and ******** was notified of us checking again on 11.22.22 via text.
The front deck was replaced on 11.22.22. This was not included in any of her work orders originally, but was noticed by our maintenance staff and addressed in house. Notification was given to ******** on 11.22.22 via text.
We believe we have addressed all of ********'s concerns and she is satisfied. Please let me know if you need further clarification on any of the work orders or need any futher information from us.
