      Condo owners of 2-bedroom, 2-bath units pay $864 per quarter ($3456 per year). In October 2023, unit owners were assured the deteriorating front decks would be repaired. They have not been. As the pictures show, the deck pulls away from the structure and risks collapsing on my head. Structural repairs are needed. Changing a few boards is not a repair.

      Hello,

      First of all, this issue is not with Pegasus Properties. **** ********* has paid Pegasus Properties no monies. Her complaint is with Pointe Retreats **** for which Pegasus Properties does assist the Board in managing.

      Pointe Retreats did indeed begin refurbishing front decks earlier this year. We had contracted with two different companies ******* Maintenance and T&**************) which we have worked with for years, with the intention of each company starting at opposite ends of the **** which has eight buildings. For perspective, KG's unit is in building 7. All the buildings need work but the first five buildings are three stories tall and include fire escapes.

      The owner of T&************** is a recent cancer survivor and earlier this year the owner of ****** Maintenance was diagnosed with cancer. MM was delayed but did get started on (and completed) building 1. We found building 2 was in the worst condition and were actually able to convince a third company (***) that does all our work at a different village to handle that one. Sadly, they have no more time available on their schedule.

      We worked with CertaPro in another location for the first time this year. They are painters but also do maintenance and in fact did repairs on a small building there for us. The Pointe Retreats president had met with them at ** earlier in the year to see if they were interested in working on the buildings so we asked if they could repair building 3.

      T&J had done some work earlier in the year but after repeated delays was unable to return to building 8 due to a staggering workload. We had MM go to building 8 to finish that job. As KG got more upset we decided not to wait for them to finish 8 and asked CertaPro to move to her building 7. They reported the building completed but we found issues with their work. We have asked MM to make corrections to the building 7. ***** S of MM actually spoke with KG when he was assessing the job, and told her it was their next project, after they finish the repair of the fire escape on building 3. They told her it would be by the end of this week (the week of the 16th).

      We know this has been frustrating and hope this information helps to clarify.
