On 03/01/2023 I had ***** ***** (Lic.#: HI01900055) inspector perform the following services - Premium Package $792.32 - Septic & Well Combination $230.90 and - Termite Inspection $80.75 on a house that my wife, my father, and I were interested in purchasing. We have been in our new home for seventeen months now and we are finding issues that should have been caught on the inspection, but were missed entirely. These are incredibly expensive repairs that as a result has caused our family to exceed $60,000 in expenses with even more about to come up. Issues that were present consists of a leaking roof, completely rotten floor joists, band boards, sub flooring, siding on the house that has no sheathing and house wrap which is visible from the attic, which ***** ***** visited as she indicated that the bathroom exhaust fans vented just into the attic space, rotten wood siding throughout the homes exterior, and floor vents not functioning at all, which is evident from the crawlspace in which ***** ***** also visited as she noted that the sump pump down there was non functional. I called and spoke with a *** Carrothers and explained my frustrations with the blatantly missed items and he said "what the **** do you want me to do about it?" and then proceeded to hang up on me. My family would not be in this house had we knew of all the issues we have discovered since moving in had ***** ***** made a thorough report for which we could then base our decision to make an offer on.

There is no active lawsuit regarding myself, my attorney, and Pillar ********* *** Carrothers Team. If you do not believe me, feel free to search public records on IN ******. Therefor, the BBB must proceed with following through with this complaint.

At first you denied the complaint because it was supposedly under litigation, now you say you're not pursuing it because of the twelve month rule, which is it? Sounds to me like you just don't want to follow through with this complaint for some reason. As far as a home inspection goes, is it not a guarantee that what was provided to me as the home buyer is a guarantee of the integrity of the house condition? Since that's the case, this complaint needs to be accepted and the BBB needs to follow through regardless if it is past the twelve months, it even states that in your policy.

Thank you for sending this over. To keep my response simple. I dispute the claims made but unfortunately will not be addressing any of the customers concerns here since they are threatening legal action.

      Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and have determined the response would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

As you can see, this business has had multiple opportunities to try to due right in this situation but refuses every chance they get. Clearly they acknowledge the issue at hand but believe that they did nothing wrong and are unwilling to cooperate on any level. You mentioned that I am threatening with litigation, however there is no active case, or anything filed with the court for that matter. Don't believe me, check for yourself. It's not illegal to retain representation for advice, this is still a civil matter yet you still choose to fight instead of trying to resolve the problem. You know what you've done is wrong, that's pretty obvious by now, you still have time to work with me for an amicable solution which is why I am here with the BBB.

      Regards,

      **** *********
