I found out the builder put a ****** BTU and a 2 1/2 ton air conditioning unit on a house that is almost ***** square ft. The ** unit on our house needs to be 3 to 3 1/2 ton and the heating unit should have been ****** + BTUs. The air conditioning unit was not placed on a concrete slab, it sank in the ground, I had to complain until someone came and put on brackets onto the house. This house has a full basement with 1500 square ft finished and another 1000 unfinished. Main floor is approximately ***** square ft. This builder cheated us in so many ways, cut corners, etc. I agreed to take out the linen closet in the master bath so they could make the water room larger. They did not honor that request either. I am fed up with their practices, their contractors are not to be trusted, they put mortar in my flower bed with 12 inches of dirt on top. I was planting flowers and had to pull out multiple 10 to 15 lbs of mortar droppings and had someone tow it away. Their contractors did a poor job laying sod in the front yard, urinated in my toilet and left it in the toilet when they had a port-o-potty outside. They left the roofing shingles on the roof undone for months, windows left opened multiple times, rain got into the house on the flooring. Peanut shells all over the kitchen floor, soda spilled in the kitchen drawer, and left cup sitting in the drawer. They switched my built in for the foyer and I had to demand to have it removed. Bricks left on top of the house, mortar from brick wrapped home in yard, sod in front yard, the backyard they put straw and seed in back yard on the windiest day, all of it blew into the street, and in neighbor's yard. This is not half of the problems incurred with our house. It feels terrible when you put confidence in a company and experience all of this. Of course it is nothing they could do because of the time lapse. We just found out about the heating and ** unit. Weve had nothing but disappointments building a house with Pyatt. Weve been in the house for 3 weeks and a slew of problems. You can no longer reach out to Pyatt, you have to go through the warranty company.Toilet leaking in the bathroom, leaking through the pipes into the basement. Turns out the toilet is cracked. Not sure why no one noticed this. So were still waiting on a new toilet.Light post in front yard has NEVER worked. No response from Pyatt.Gutters have no drainage trays and when it rains we now have holes in the ground.Flooring is so cheap that you cant move anything across it without it tearing. Not heavy stuff, basic furniture. Multiple tears in the flooring.We asked for the drainage pipe that was laying across our backyard to be buried. They did it right under the surface of the soil, because we can see it and random wood and concrete pieces where our grass is supposed to be growing. The pipe can freeze b/c it shouldve been deeper.The sod needs to be pulled up and redone because the ground underneath is not even. Gaps everywhere because it wasnt installed properly. Called an exterminator today because we have ********* ants. They are attracted to decaying woodI wonder where that is??This experience with Pyatt has been beyond disappointing. The lack of communication, follow through, and professionalism is dismal. Pyatt make this right. No telling what else is wrong with this house.Business Response

I hired Pyatt Builders to build our family home from ground up in 2019 and closed on 5/23/2019. Total cost of home was approx $220k. We had issues with the dry wall splitting in several areas of the home approx 6 months after closing, in which we contacted the builder and was told it was "normal" and the home needed to sit throug all 4 seasons before we should be concerned but they would go ahead and come out to "repair" the issues just to make me happy. At the 1-year Anniversary walk of our home the same issues had occured again into which they "repaired" again. Since then, Pyatt has been out to "repair" the same issues on 10/3/2020, 3/30/2021, 4/15/2021, and again on 8/29/2022. The cracks in the dry wall keep occuring in the same areas time after time and have gotten worse as each year passes. I reached out to them yet again in January 2023 and provided video and pictures of the wall cracks and was provided a letter that refuses any more "repairs" on our home. I paid a reputable structural engineer out of my own pocket in April 2022 (will attach report) that i provided to Pyatt stating he recommends the ceiling joints be repaired and the cracks are likely due to truss uplift or truss arching and or downward movement of the second floor framing relative to the roof framing. We love our home otherwise and trusted Pyatt Builders to build a home for my family. We are not asking for monetary gain, i just want the issues with the drywall repaired and not just a bandaid applied as they have done the many other times they have been to our home to "repair" the same issues over and over again. Dissapointed is an understatement. The warranty field manager ********************************* was the one that came to our home every single time to look at the issues and made us feel like he was doing us a favor every time they came to "repair" the cracks. We are very sorry to hear this, as we work hard to ensure our customers are satisfied and greatly appreciate you having chosen Pyatt Builders to build your home. Occasionally, and unfortunately in this case, it appears you dont agree with our position.
As has been previously communicated on January 31, 2023, you do have the option of following the **** Home Buyers Warranty structural warranty process for a third-party assessment of any structural deficiencies you may believe exist. It is our understanding that you have not proceeded with the process outlined and sent to you. If you have any additional questions regarding that process, please reach out directly to ************ or ******************************* .
In an additional review of all of our related information and records, BAGI Quality Standards, builders responsibilities, and industry standards, our conclusion is that no further action will be taken by Pyatt Builders.

I have reviewed the response made by the business in reference to complaint ID ********, and have determined the response would not resolve my complaint. For your reference, details of the offer I reviewed appear below.
Extremely disappointed and let down that such a reputable builder would not make more of an effort to stand behind their work. We are left with more than a dry wall issue. We have horrible cracks in almost every corner of our home. If we wanted to sell our home today there is no way we would be able to cover up these issues as they have done many times in the past just for them to resurface time and time again and pass that trouble onto another home owner. This problem was first reported to pyatt 6 months after the house was built! This is not homeowner maintenance, this is poor workmanship and poor quality building. We hired our own structural engineer and provided a copy of that report. It clearly states there are issues. We will follow proper protocol and pay them to have their structural engineer come, and then based off of that report we will more than likely get Attorneys involved. We just want it fixed correctly!

I used Pyatt to build a home for me. I closed on the home and moved in May 2022. Once the house was built my walls were painted white. After moving in I noticed yellow spotting coming through the white. I have reached out to Pyatt several times. They passed me off to the warranty company. I have sent up appointments to repaint and still the same issue. I have been told by my contact at the **************** that I'm not the only one with this problem. I feel that i'm getting the run around. They have yet to repaint my home or outline a plan to fix the issue. They have spot painted more than once and the yellow still bleeds through. When they came out they didn't lay anything down to protect my carpet. I now have paint on the carpet. Their solution to this is to cut spots out with scissors! The carpet is new! I have been in contact with a lady named *** from the warranty company. Again, no communication or plan to resolve this issue. I have been in the home since May and still yet to be able to hang anything on my walls! i would like to get this resolved asap so that I can enjoy decorating my new home. Eight months is entirely too long. It tells me nothing is being done to rectify this problem. My home warranty expires in March 2023!!Business Response

He didnt give me a definite answer. He also told me when coming to my home that repainting my house grey could be a possibility. When I asked he about that he stated that Pyatt refused. He said he would reach out to ***** to verify. He stated it would cost them quite a bit to repaint my house. I told him I would agree to grey. I havent heard anything back regarding that. I told him I was frustrated, because I have waited month after month to get something done. I cant hang anything on my walls since I moved in my house in April. *** had to reach out month after month for a resolution. ***** also stated on the call that the tent they used was under patent. They cant get any information on the chemicals in it. I asked him why I have to keep waiting for my paint to be fixed when they could repaint it another color. I also asked him why they sent someone to repaint my house, and they only spot painted. Which he knew wouldnt work. I also stated that they didnt lay anything down to protect my carpet. So now there is paint spots on my new carpet. I am just requesting my house be repainted and fixed. Also, I feel my carpet should be replaced, but be stated they can come in and clip it. I told him I wasnt comfortable with that. I told him I have reached out month after month without any resolution. I even asked if I could have another painting company come in, and tell me what they think/repaint. I asked Pyatt if they would pay for that, and they refused.
