    On February 9th I had my first communication via email and phone call with her. Then via an emails on the 16th and 18th I communicated that I wanted to purchase a condo. she was committed to help me purchase the condo at the price indicated in the email. this did not occur and as the result of her miscommunication I was then homeless and had no other opportunities. because of our previous communications I was intending to stay in SC but when I saw an ad for her condo I then switched my focus on moving to Indiana. Had this not occurred I would of stayed in SC. She never tried t resolve the issues after numerus attempt to rectify the situation from phone calls, text and the first email on February 9th to my last phone call on April 23.She indicated that I lost the due to not not receiving the deposit. I told her I wasn't going to give a deposit without speaking with a builder. She sated that she was representing the builder and everything went thru her. I stated I have built a few homes and my communication was with them more than an agent. when I asked her why she let me lose the condo, when in two emails I indicted I want to purchase a home, her reply was I have people tell me that all the time and end up buying in 6 months and I assumed you were like them. I said my email says I want to purchase the condo, not in six months. I said you should never assume. During the entire time with her during this process was horrible. I keep asking to speak with the builder and she keep saying he would call but he is busy traveling to Florida. I said why doesn't he call when he is driving to the airport or when he is getting ready to board. In fact he never did call. Because of this I had to spend money for hotels and food for 6 weeks. I was also very limited in my option of available property ant my price points. She also didn't have me sign a letter stating she represented mer. With talks with agents they said she sounded like she was more working for his behave not mine.

    Since 2016 all of *** ******* ** ********* condos have been custom builds.   We do not do spec units.

    We meet personally, sometimes several times, to go over the Buyer’s wants, needs and budget.

    The builder then prepares a proposal, it is generally revised after Buyer’s review, possibly several more times.

    Once a final proposal (estimate) is established, there is a $25,000 deposit taken.

     

    Being a condo community, I see potential Buyers typically several times, possibly several years before

    They decide to move forward.    It is a big change in their life, typically downsizing, for them.

    The base price has changed over the years and until they sit down with us and we execute a proposal the

    Base price could go up.    Today it is $299,900.00.

     

    As stated in one of the emails, our build time, once we break ground, is typically about 8 months.

    Just because we take the deposit doesn’t mean we may commence building immediately.

    If we have a 3-plex, we need to have two of the three under contract before we break ground.

     

    In the email of 4-19-2022 two lots were mentioned, lots 623 and 625, would be available of a 3 plex.

    Ground was broken on this 3 plex this month (January, 2023).    This 3 plex will not be complete until at least “September, 2023”.

    VOW also had nine homes to build out ahead of this 3 plex also mentioned in email of  April 19, 2022.

    *** ********** contracted for a home on **** ***** *** on May 2, 2022 and closed May 31, 2022, obviously

    He wanted to be in a home quickly, which was never possible at *** ******* ** *********.

    There is no way either of these units would have been available as was indicated also in email of 3-29-2022.

     

    In checking with the builder, yes, he did try to call *** ********** personally on several occasions and if necessary

    He can retrieve phone records to confirm.
