    I signed a contract with Smith Brothers Ultimate Builders **** on 9/10/2021 to have a garage build for me. *************************** was the individual I have been dealing with on this effort.The price of the construction was $52,800. Payment of ? was due at signing, ? when the garage was standing, and ? when it was completed. I have paid Smith Brothers ? to date. $35,200. *** has stood the garage but has not put in the cement floor. Which should have been done. The second payment was made even though the garage floor was not poured.Since 9/10/2021 *** has made numerous statements of when he was going to do the work. Many times he said he would be on site to do work and never showed up or called and did not return text messages.On April 19, 2022 approval was given by the ************ ******************************** for the garage. From this time until I went down and personally obtained the building permits *** said over and over that he could not get them. I paid $94 for the Wrecking permit and was able to obtain them all. On 7/28/2022 the building permits were issued by the city.On May 11,2022 I sent a text to *** asking him when we could line up the painters, he replied with @t 4 weeks.On Nov 16 th I sent a text to *** stating I would like an update on your schedule for completing the garage. I am paying $150 a month for storage so I want this to be finished, really tired of dealing with you on this. Please respond and let me know what your plan is. He responded that he was buying the siding tomorrow. Have not seen the siding.Dec 1 or 2,2022 *** was here and did some prep work, hauled in gravel and told me he would be back the next day to finish and pour cement on Friday. He never showed or contacted me.On 5/9/2023 *** sent a text that he was scheduled to do the concrete this week. He did not show up or contact **** told him I wanted to go into arbitration on May 9th and again on the 12th, as of May 21st he has not communicated with me. *** has 4 unanswered complaints that have been filed with the BBB, on 8/27/22, 9/18/22, 10/31/22, and 12/30/22. Amounts ranging from $29,000 to $50,000. The story on these other complaints are very similar to mine.

    I paid ******** on 8/19/22 and demolition of current slab was on 2/28/23 and foundation started on 3/2/23. I let them know my concerns within a week afterwards and still haven't heard anything. Dream garage has turned into a nightmare!

    I signed a contract with the owner to build a 30 x 24 garage in Feb 2022 and it's only half complete. I'm not getting a response on when the roof siding or concrete will be finished I've made to good faith payments 2/3. I am afraid he will never complete the work.

    My wife and I signed a contract with Smith Brothers Ultimate Builders in April of 2022 to build a 24 x40 foot detached garage on our property. *** came to our home, gave us a quote on the project and we signed the contract and gave him the initial third down payment. We were told that it would take two months to get a variance approved as we needed to build within 5 feet of the property line. Two weeks later we requested a change to the height of the structure and siding, signed and paid for the change. I stayed in contact every two weeks looking for updates, and each time was told things were progressing as planned. Come to find out the variance wasnt even applied for until June of 2022, meaning the approval wouldnt happen until July 2022. Ok things happen. The day the variance was approved, I called *** and asked when we could get started on the job, he said it would be a week or two before the permits were issued. I called back two weeks later, the start of august and was told it would be 5 weeks before they could start. Again I stayed in contact every two weeks checking for updates and was told the permits were in process and that everything was on track. The first week of Sept. I contacted *** to find out when they would be starting the following week, and was told they were still waiting on permits. At this point I called the county and was told that they county had been waiting on them for weeks to provide information and to pay various fees to get the permits. I called *** and told him this and he tells me they never said anything to him. Again I called the county and they tell me they have contacted *** multiple times. Another week go by and I attemted to call and text *** every day with not response. At this point we have zero confidence that *** had any intention of ever completing the project, so we contacted a lawyer to attempt to recoup some of the $29,000 that was paid to Smith Brothers. It is currently Oct 31 and ZERO work has been completed.

    On July 6 2021 I signed a contract with smith ***** I gave them $15,000 as a deposit. Our agreement was that my garage would be finished by December of 2021. It was not. In Jan 2022 I had an attorney look at the contract and it looked to her that I was stuck with it. They came and hooked up sewer/water lines charged me another $14,000 which was to include a finished bathroom and poured footers in April ******************************* my yard. There was a citation issued for not having visible permits. Six weeks later with no further work having been done another citation arrived. This time a footer was unfit and had to be redone it has not been fixed. There was also a citation for pouring the footers smaller than the plans permitted. When the inspector asked why they did that he was told, so they could cut costs. They then re-submitted plans for a smaller garage. They tried to continue and frame the garage without fixing the footer and I called the inspector who put a stop work order on the project. I contacted an attorney and thus far she has not been able to have contact with their attorney. She has contacted them weekly for 8 weeks now. I want out of the contract as it has been breached and I would like all of my $29,000 returned as they can not be trusted to complete the job and for the to come and retrieve the materials theyve abandoned on my property.

    My husband and I have paid approximately $50,000 thus far to have our garage built with a room over it. We contracted Smith Brothers in 2019, and since then, they have only gotten about half of the project done. We text and call *** on his cell phone (which he provided to us) and have also called the main office, but no one answers or returns our calls. *** has told us countless times that he plans to come out to complete work at our property, but then never shows up when he says he will. He has done this dozens and dozens of times over the past 3 years. He doesn't even have the decency to call or text us when he knows that he is not going to be able to make it or to reschedule. I have had to chase him down through text and email (on average, it takes about 5 different texts/emails from my husband and I to get even a minimal response from him) to get him to tell me when he plans to complete work. The process has been exceptionally slow. Moreover, because of the lengthy time between the framing and the siding being put on, the structure has weathered and cracked. He and his crew (who did the framing) failed to place nails in studs and used cheap construction material that ripped and tore. Nails fell out of the siding and all over the yard and ally road that runs in the back of our garage. Honestly, I am surprised a strong wind didn't blow the structure down. This created further delays because we have had to ensure that *** fix these issues prior to applying siding. Just this last week, *** said he would come Monday to finish the siding, but didn't show up (no call, no text, no notification), and then he said he would come on Thursday, and also didn't show up (no call, no text--still haven't heard back from him). I have never dealt with anyone more incompetent, incommunicative, or unreliable. We have expressed our discontent to *** on several occasions, including in person when he came to start the framing process. He keeps saying he will do better and he never does.
