I am a resident of the ******************* in ****** *******. We had a fire back in April of 2023. Michaelis was hired by our condo association to tear down and rebuild the building. They originally gave us a completion date of August 2024. It has been delayed several times. The newest delay has put it back to May of 2025. Some of the early delays were caused by insurance, but since then I'm not sure. They have given us very poor communication. There were 36 units affected, and it had caused us an enormous financial burden as I believe everyone's insurance has run out by now, and we are all paying rent and our mortgages. It seems that we are just powerless to do anything about this, because they technically work for the **** Is there any recourse for our situation? We seem to just be at their mercy. I personally am going to be out at least $17,000 because of these delays.Thank you.

We understand how difficult and frustrating this situation has been for you and the other residents, and we truly sympathize with the challenges these delays have caused. Rebuilding after a loss of this magnitude involves navigating a highly complex process, including coordination with insurance carriers, the **** and subcontractors. Unfortunately, certain stages of the project, such as the initial approvals and scope negotiations, took longer than anticipated due to circumstances beyond our direct control.

We have remained committed to moving the project forward as quickly and efficiently as possible. Our team will continue to work diligently with all parties to minimize further impact on the timeline and bring this project to completion. We deeply appreciate your patience and understanding throughout this process.

    Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and have determined the response would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

I asked ****** if the $4000 proposal was still an option. ****** said "NO" (witnessed by myself, **********************, ***** A & ***************** Michaelis himself). Now seeing Michaelis's response of being STILL willing to offer $4000 settlement amount.??? On June 2, 2023 I proposed 50/50....Noah & I would pay $2000 in addition to the $5600 already paid to Michaelis.

Noah & I are prepared to pay an additional $2000 add $5600....totaling $7600. ( only area completed in our home is our $7600 beautiful carpet). If this proposal can't be accepted we will have Representation going forward with Arbitration.

Thank you & we look forward to hearing from you & hopefully putting Michaelis corp behind us.

We can't act on any Estimates we've received (correcting all Michaelis's mistakes/workmanship) until this matter is resolved.

    Regards,

    *********************

put up primed pine 5 1/4" 1 pc (ONE) which is approx $1134.52 OVERAGE??? On May 22 **************** emailed me a TODAY ONLY proposal at $4000. ****** with Michaelis declined Arbitration at our intial sit down meeting as well as stating "the Lein rights were up the next week she would file a Lein against our home....with my explaining to her it was up to 60 days to file a Residential Lein from date of COMPLETION (Michaelis employee, ******* came to our home the week of April 24th to replace a FALLEN vent cover (drywall opening for vent cut 2" to long, nothing for the screws to adhere to).....these are only a few issues I have pics, ************** providing more proof of Michaelis's ********************** you for your patience in reading my rant. On 1/30/2023, Michaelis Corporation entered into a contract with **** and ********************* for water damage repairs to their property. At the time of signing, we did not yet have the insurance company approved Itel material cost allowance amount for the carpet and pad, so Change Order # 1 was signed to include this material cost allowance amount. Our scope of work was approved by insurance, and all pricing was per the estimating software, Xactimate, where prices are dictated by the insurance industry and updated monthly.

Once production began, the customer was unhappy with two of our project managers, so our Production Manager ended up finishing the project. While there were some issues in the beginning, our carpenters and Production Manager finished the scope of work, as well as some additional items like painting the trim in the living room and performing a final clean, free of charge. When all the work was completed, our Production Manager walked through the home to review the finished product. The customer had mentioned one area on the ceiling where there appeared to be a shadow but made mention of no other concerns.

Because of the issues on the job and changes in the original scope of work, we put together a final/revised scope for all items completed. When this revised scope was presented to the customer, there did not appear to be an issue with the items in the scope, just a dispute of the pricing. We did not charge the customer for plaster where drywall was hung, etc. The pricing on the final scope was put together using the same estimating software as the original contract.

At this time, we are only asking to be paid for the work we performed.

    Original Contract = $11,203.21
    Change Order # 1 = $1,935.84
    Agreed Total = $13,139.05
Credits for Work Not performed = ($1,422.95)
Total Scope of work = $11,716.10
    Less Previous Payments ($5,600.00)
    Balance = $6,116.10.

Michaelis is still willing to offer the $4,000 settlement amount for final payment, but as the customer has declined this offer, we would like the next step to meet with an arbitrator. Michaelis employees have already had two meetings at our office trying to seek a resolution. A third party is needed now to help close out this matter. Thank you for your time. We look forward to hearing from someone.
