I parked at a downtown *********** parking lot (Ritz lot) managed by Denison Parking on a weekday for work. This lot charges a flat rate of $18.70 for parking between 8:00am and 5:00pm. After 5:00pm, a flat $5 rate applies until 5:00am the following morning. I paid the full $18.70 day rate.I exited the lot at 5:10pm. Despite paying in full for the day rate and leaving just 10 minutes after 5:00pm, the company issued me a fine, claiming I failed to pay for evening parking. However, this lot has a posted rule at the entrance stating: No free parking any time. You must pay within 10 minutes of entering this facility. This indicates a 10-minute ***** ****** applies, and I was within that window upon exiting after the rate change at 5:00pm. Additionally, I have had to pay this fine in the past and they have stated to me that this 10-minute window applies to exiting as well.Furthermore, there is no signage at the pay station informing drivers that they must pay again if they happen to leave shortly after 5:00pm. I was not parking during the evening hours I was exiting the lot and no reasonable consumer would expect to be fined for departing minutes after a rate change, especially after already paying in full and seeing a stated 10-minute ***** ******* The fine is $92, way more than the $5 they "missed out on".I contacted the company to dispute the charge, and they provided only a photo of my car leaving at 5:10pm. They refused to acknowledge the ***** ****** or rescind the fine.I am seeking for this fine to be dismissed and for the company to revise their enforcement practices and clearly disclose any overlapping charge policies. They use Parking ******************************* to handle fines. The notice number I provide is from them.Customer Answer

This complaint is due to false advertising at a facility managed by the business that is the subject of this complaint. The parking lot they ran advertised a rate of $10, however after paying at their self service machine we were charged double that amount. When I called to let them know about the error, I was transferred to a voicemail that was full and then the call was ended by their voicemail. I also submitted a request for a refund via their website but have not yet heard back from them and concerned they are avoiding refunds by ignoring attempts to reach them.Initial Complaint

On May 10, 2024, I entered the ****************** Parking Garage (Ran by Denison Parking) with my 2021 ***** 2500 truck and passed under their clearance checking pipe that was at the entrance of the mall. While driving through the garage there was one sign that was lower then their clearance checking pipe and it scratched the top of my truck. At around 10:12pm that night I talked to the garage manager ***************** and he said he would write up an incident report so that we could get this taken care of and comped me the parking fee. Mr. **** also gave me *********************** *************) number to call when I got back home. I called him and he stated that he sent the report up the ladder to his management and he would get back to me. Never heard from him until I contacted him again. Once again he stated he would have to check with his management on the status and he would get back to me. Never heard from him and he will not answer my calls now. 10/17/23 Checked into parking lot @ 1:03pm; *********************************************** for 2 hour parking Checked out of parking lot @ 3:27pm****There was a security issue happening in the parking lot that prevented us from leaving within the time frame we paid for/accessing the payment tower to extend the time.A homeless gentleman was aggressively harassing a woman in her car next to our car. He was in her ********** was unable to close her car door. Additionally, the gentleman she was with was in an electric wheelchair waiting to load into the vehicle. The parking lot had no security and is in a neighborhood with a general history of issues over the last several years that the property owners would be aware of (i.e., major homelessness issues, in the neighborhood where the *********************** riots occurred). As a woman, I did not feel safe.The business the parking lot services (*********************) does have paid security at it's entrances, however the security guard was not there at the time we left as we were going to see if he would mind escorting us over. (Although that would not have been his responsibility).Once the situation settled down a little we crossed the street to get into our car and leave, but unfortunately it was after our time had expired.10/27/23 Received letter indicating fine of $82 for ticket expiration and threat of collections 10/30/23 Sent email with explanation & asked for ticket to be waived due to situation.10/31/23 Appeal denied based on "posted rules"; knocked off $20 11/7/23 Called payment collection company to again appeal based on situation and local laws. Was denied any waiver of fines due to rules & when asked how they can uphold these "rules" when they don't abide by city laws in regards to safety responsibility on their property, they laughed and said that's not a law & that I must be looking at city parking. When I read them the law, they said they weren't responsible as their company is not the property owner.Initial Complaint

I parked at ****************************** on 08/28/2023 just long enough to run into the **** store and back to my car in their ramp.The charge was 5 dollars as they advertise 5 dollars for all day parking. I paid with my credit card.when I got home and received my credit card bill I was charged ****** for the parking that day.because I didnt keep the receipt,my credit card company will not work on the dispute that I filed.Denison Parking oversees the parking at this ramp. I have been in contact with the parking ramp manager (***)She says she cant reverse the charge until the credit card company forwards the dispute to her(which again,they told me they will not do)*** claims she has no way to access the charges they have for that day.That is hard to believe since they are the company that charged me. I need help from the BBB as it seems **** of America( the bank for the credit card I used)does not want to help me . I have attached the credit card bill as well as my flight and car rental information showing I was only in ********* 3 days. Sign at entrance of parking lot states "Visitor Parking." the first few parking spots have signs posted to indicate those spots are reserved. The rest of the parking spots in the lot have no signs and are not marked in any way. Only as you EXIT the parking lot are there signs posted indicating payment required for parking, and by the time you are driving out and see those signs, the citation is already on the windshield. There is a waist-high sign on the RIGHT side of the exit/entrance to the parking that states the payments required for parking. However, when you're entering the parking lot, this sign is obscured by vehicles exiting the parking lot. Even if you enter at a time no other cars are exiting, the Visitor Parking sign makes it appear that payment is only required for reserved parking spots. There is no signage posted clearly and obviously stating unmarked parking spots require payment. The citation indicated an email address where you can dispute the charge. I sent the first email at 2:06 pm and did not get a response. I sent a second email at 8:15 pm. The second email was sent after hours, but the Denison website states messages received outside of business hours would be returned the next business day. I've not gotten a response from either email. The citation also states that the fee increases if not paid within two days, and threatens to report unpaid fees to collections (which would obviously affect your credit.) I paid the $20 online today to avoid fraudulent information being reported to the credit reporting agencies while I wait for a reply from Denison. I will update this complaint if and when I receive a reply from Denison.Initial Complaint

As you pull into the parking stall in ***************** in *******, **********, there is a sign which clearly reads "Complimentary parking in sections 1, 2, 3, and 9". I parked in section 1. I returned 4 hours later to a ticket that read "$25 infraction for parking longer than 3 hours". There was no posting on the sign pulling into the lot nor in the stall where I was parked that showed a time limit. I feel this business is unethical and should clearly post a time limit with their "complimentary parking" sign to avoid people being conned into getting parking infractions that aren't clear. It's unethical and seems illegal to me. I'm going to pay the infraction as I don't want my credit affected, but am very frustrated by this shady business practice.Business Response

The ****** parked in an area with clearly placed rate signs at each entrance and Large red Pay Here signs at each exit point. On the day in question over 125 parkers paid in the location that the ****** was issued a violation.

On 07/23/2022, I parked at the Northgate Station. The option to pay for parking is via a phone app, which did not work. On the signage that gives the ** code for parking, there is not instruction about who to contact if the app doesn't work. I had to leave, so I left my car there. When I returned there was a citation on my car for the parking amount of $15.00 plus an additional fee. I contacted the phone number on the citation and the employee ******************* claimed there was no report of the app not working (how would there be when there was no contact information at the parking location) and that he could lower the fee to just the parking amount of $15.00 and that I needed to pay it immediately. I paid on-line that evening 7/25/2022. I received my credit card statement and discovered that a charge had indeed been posted to my account through Park Whiz for $15.35. Therefore, I had paid the amount twice. My complaint is:1) the issue with the app appearing to not post payment 2) the payment went through under another company name 3) the person issuing the citation should have been able to look up if payment had been posted by my license plate number 4) the contact ******************* should have been able to see that I paid via the app when I called.The company has refused to issue a refund to my card. They will only offer a credit for future parking. Given the situation, I don't trust that I will park there again and not be issued another citation.
