Looked at rental home three weeks before moving in. Informed the office of animal damage and smell and nothing was done about it. Also the entire house is not up to code with GFCI outlets - there aren't any at all and most of the outlets are two blade ceramic units that are painted over. I paid $1815.00+ to move in here and they did the bare minimum of covering a hole in the floor and wall that I pointed out (twice). The windows are literally chewed up, missing parts of the frame. Their contract states that they certify the home to be pest and vermin free but it smells dirty, not fumigated. If I or my *** becomes ill because of this I expect full recompense as it is part of their contract that they wrote up.Nothing about this house is up to code for an Indiana rental.

All of our properties have to be viewed prior to signing a lease and are "as is" when it comes to cosmetic items (flooring/window frames, paint etc). If there was a smell present when she viewed it, she should not have signed the lease. We have addressed some of the items she brought up, but as long as the house functions, we will not be changing out flooring, windows, etc.

This resident has not entered any work orders for any of the items she is stating is an issue. It was explained during the lease signing that any maintenance issues need to be entered into our maintenance platform.

At this point, unless she enters work orders in for legitimate issues, there isn't anything we will be doing for these issues.

    Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and have determined the response would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

[Provide details of why you are not satisfied with this resolution.]
You were informed multiple times before I signed the lease that the house was not cleaned properly - which is part of Indiana rental laws that a home be safe and clean : "Landlords must provide a safe and clean dwelling that meets all building and health codes. This includes ensuring that the rental unit has working plumbing, electricity, and heat, as well as functional toilets, furnaces, and windows. Landlords must also ensure that the property is weatherproof and has a strong foundation to protect tenants from environmental challenges."

I am making this complaint so you will DO BETTER

The response is skirting the truth. I informed them twice in writing and once verbally when I stopped by their office to talk to them about the property that the house was not clean - ergo the smell. I never asked them to change out the flooring, I said I could tell the floor had been recently replaced.

It is literally in ******* rental laws that a dwelling should be clean and safe under health code standards.

Self-viewing is fine and all, but the homes are not being inspected and cleaned in between those viewings. One home that I looked at had foot and paw prints in the dirt on the floor on top of smelling like a dog kennel.

CRM properties has a monopoly on the small affordable rentals in ******. Their behavior is not going to help keep the city clean and happy.

Lived in this apartment for 2 years. Cleaned the apartment and took pictures had the carpet cleaned . The apartment was rented out less than 2 weeks after move out and I was charged . Had a credit that was given back and they stated I owe ****** in damages and repairs which nothing was wrong except a fresh coat of paint needed.I moved3/4/2023 in 10/2023 was told I owe 645 dollars in repairs that was never given a print out stating what. At this time I was already renting through them in my current location. My complaint is how can you charge someone or notify them months after a move out thats already currently occupied by another tenant with no documentation stating what was wrong.

I have attached the move out packet which shows the charges this resident was billed for. This information was provided to her. In addition, she states we rented the unit within 2 weeks of her vacating. That is not accurate information. The new renter was placed 45 days following her vacating the property. Her balance owed is less than $400 so I'm not sure where she is coming up with the amount on her claim. We would be happy to provide her with our move out inspection which shows pictures of the items she is being billed for in addition to providing her another copy of her move out invoice. We have not heard from this resident since she moved out which was almost a year ago. Had she reached out to us, we would have quickly provided these documents to her again.

We do not have any ability to withdraw funds from someone's bank account without them entering their bank information into our secure system ONCE YOU HAVE BEEN APPROVED AND HAVE AN EXECUTED LEASE. Since neither of these things are true, there is no way we could have taken any money out. After you initially contacted us about this (and disconnected yourself from the call) we have tried multiple times to contact you to discuss this and have not heard back from you. If you would show us documentation on a bank statement what you are claiming, we can investigate it further. But until then, there is nothing we can do nor could we have done this.
