I rented from PMI NWI from 3/24-3/25 with my two kids. When I initially moved in I got a weird feeling that there was something sketchy about this company when they charged me 3x the rent for a deposit when I moved in. However *** staff informed me of a a surety bond to cover the cost of the deposit and since I needed a place for me and my children I proceeded. Sadly when I moved in I noticed the high charges for utilities and that I was being charged for a water service even though I was already paying a water bill through the local water company. Then there was the time that the water was leaking in the kitchen and was told if they came out and damages were due to tenants fault I would be charged for the repair. Fortunately it was due to them not tightening the dishwasher hose and over time it began leaking under the sink. Then there was the $150 charge that I was told I would have to pay for a required inspection that they were asking for. I had to get out of there and when I began looking elsewhere to move I was told there was a $50 fee for a rental reference. Never in my rental history have I ever paid for a landlord to provide a rental reference. Fortunately I was able to find a new place but sadly I was charged $3200 in fees at move out and $2000 of those fees were in painting alone. In addition to broken stove k*** that was broke when I moved in, $10 to tighten a towel rack and carpet cleaning although I cleaned the carpet myself when I moved out and although they said it was so bad it would possibly need to be replaced it was Not replaced but they charged $1000 to clean the carpet throughout the home. In addition to $400 for cleaning when I spent a whole day cleaning the home after all of my belongings were removed!! Im not sure how a landlord can charge you for repainting their property for move in ready for the next tenant and things that are considered to be regular wear and tear such as a towel bar loosening over time.Initial Complaint

In short, in our email exchange, PMI NWI states in the move out report, "********************************* (4)_Move Out_2023-06-02.pdf," in Rows 3-5 and 7-8 that they will be taking $555 out of my security deposit for flooring condition/measurements in the bedroom for a dirty carpet, smoke detector repairs in the bedroom for a new battery installation, cabinets/drawers needing a hinge tightened in the kitchen, flooring condition/measurements in the living room for carpet cleaning, and entire unit cleaning in "other room." I said that these charges do not abide by ******* State Law IC 32-31-3-13, use of deposits. Sec. 13. states that a "security deposit may be used only for the following purposes," the first being "to reimburse the landlord for actual damages to the rental unit or any ancillary facility that are not the result of ordinary wear and tear," and that all of these charges are for wear and tear. I then cite various sources supporting my claim and ask them to consider, which they do not. PMI NWI didn't address any of what was written in my email, and the one time I called, a man from maintenence cut me off, raised his voice, and said they wouldn't do anything unless I went to court. I really feel like they're taking advantage of me as a poor college student; I need this money and feel that this is unjust, as I cleaned the unit upon moving out and treated the unit, building, other tenants, and PMI NWI with the utmost respect and care. I would really like them to adjust my billing, or at the very least, apologize for the way their staff has talked to and treated me.Initial Complaint

I am disputing the unfair charges that have been assessed to my account in relation to the lease agreement at **********************************************. According to my records and the terms outlined in the lease, I am not liable for these charges and therefore, I am demanding a full security deposit. I worked diligently to clean the house from top to bottom. I didn't renew my lease for the simple fact that I lived there for 3 years. I never caused any problems. ***** bragged about the yard upkeep. My rent increased every year, but I was forced to sign a 6 month lease, so my rent would increase after 6 months instead of a yr... After 3 and 1/2 years of being a great tenant. I called several times for weeks and have been unable to reach anyone.I have consistently paid rent on time, taken diligent care of the property, and fulfilled all obligations outlined in the lease. Therefore, it is unjust for me to be subjected to such absurd fees for issues that are either outside of my control or unfounded. Some pictures are false, such as the dirty tub, dirty floor in kitchen and more. There was never any screens in the windows. My 3 year old was stuck in the bathroom the first day we moved in. When I had my first inspection, that I noticed was removed from the portal... there was pictures of all of the repairs I requested. The ********, my daughter light in her room. Repairs were never completed. I even talked to ***** about it, when he randomly stopped by. I can get written proof from my neighbors that I gifted them the table in the backyard and basketball hoop. ******* waste management removed the debris. I scheduled the appointment. They told me over the phone it was completed and I drove by and checked. It's been constant lies and avoidance. They didn't haul anything. Packages I had sent to the house by mistake were missing, no follow-up. I returned the property clean. This company is unethical. They told me not to show at the inspection. July 1, 2021 My cousin and I rented a duplex from ******* (a property management company). We paid $1250 as a security deposit. $300 of that was a pet deposit. The duplex is not only on stilts because the foundation is falling apart (dont know how safe that was) The floors were all crooked, we were living in mold the whole time (the sump pump stopped working so under the building was just collecting water). Every month we were charged a mandatory fee to use their portal in order to submit repair requests, pay rent, etc. We submitted many requests for repairs throughout the year we stayed there (20+) and maybe 3 or 4 were attended to. Upon move-in we were told we would be doing a move in inspection on some app, we were never sent a link or an app or had anybody come to do said inspection even though i asked at least 4 times (i wanted to cover my own butt). I took a few pictures but mostly uploaded everything that was in need of repair to this web portal for repairs, which I no longer have access to and need access to for legal reasons I will be pursuing. Coming to May 2022, we were required to do a move out inspection taking pictures of every square inch of the duplex, so we could be told what to fix. We did the inspection and were not told anything to fix. Come move out in July 2022, and after their inspection, they claim we owe them our entire deposit, plus $55. We scrubbed that duplex top to bottom, fixed all paint chips, etc. (We were told not to worry about cleaning.) They will not show me an itemized recipt for the repairs of the duplex, they are taking our deposit for absolutely no fault to us, that place was horrible and falling apart, We didnt even have siding on our shed in backyard whole time we lived there? Huge gaps in doors caused fleas to infest my cats, Furnace leaked and caused more mold, ETC! Long story short this company is a horrible place and I will do all I can to make sure they dont take advantage of two young women like my cousin and I
