We had a massive water loss in December of 2022 due to upstairs pipes freezing. We contacted freedom restoration (at the time, the business was called five-star restoration) to complete the cleanup. They got the job done in a timely manner. We finally were able to move back into our house in the middle of October 2023. The kid's bedrooms are upstairs and they rarely use the bathroom upstairs. Around the beginning of January, we had a cold front come through that required us to turn the faucets on upstairs so the pipes would not freeze. We then had another water leak. I called a plumber who had to tear a hole in the upstairs bathroom floor. He found that there were two cuts on the bottom of a drain pipe that the water leaking from. These cuts were obviously made from a reciprocating saw that they would have used to cut the ceiling out downstairs. I reached out twice to them about them to get this fixed since they are responsible for the damage and they have not called me back. I want them to have someone to come and fix my drain pipe and repair my bathroom floor.Initial Complaint

I like to start off with this company is the worst and I'm not the only one that feels the same! Blows my mind and gives me very little comfort when I see A+ rating for a business that does not deserve it! This company literally put me through the worst experience causing me to lose the house due to the lack of care they have to get customers taken care of. I called in numerous times asking questions about the service and how to get certain things done like the pack out the cleaning of my products which **** completely lied about the process and here I am dealing with it and they could care less. The first time I called in I asked about the address and wanted to speak to **** they asked what it was about, I simply stated well I'm wondering what was taking so long that I was the one living there they started to tell me about the construction and materials and such. I said Well that's good in all but I'm calling about my pack out... So the secretary done told me sensitive information apparently so she decided to lie to her supervisor or boss that I portrayed myself as the landlord which was complete BS!!!! I was asking about my pack out and about my things being cleaned because **** said he was going to get on it and he did not It sat for weeks, months...I just want my things back which I'm sure they're going to destroy most of it mishandle or could care less on how it's treated. I really have no faith in this company considering when I have called I have been belittled yelled at accused of the most ridiculous things such as portraying myself as the landlord. Wow what BS! Every time I have called I have dealt with a very rude secretary for the most part asking questions which never was answered out of the numerous times I have called I've only got a return call just a couple times with no answers at all. I believe this company is extremely dishonest and gouges insurance companies taking the money and hardly doing the job they were hire to do.Business Response

We have not received any of this documentation, so its hard for us to be able to validate any of the claims you are making. We have no records of you terminating us from the job until now, when the insurance company has sent our payment to you. We are simply looking to return your items and get paid for the services we completed.
At this point, we have gotten our attorneys involved as well. We feel like you have been slandering our company as well as misleading current and potential consumers. We have records of both your family and friends pretending to be unhappy customers of ours on ************ and other platforms. First Off I have made numerous attempts to contact the office and ask questions never have I gotten any of those questions answered I have asked for certain items to be returned I have not had anything been returned I can't answer to the people that you **** off or your company screws over I have had no friends or family other than my daughter and girlfriend write a review of what they see as theft You guys took their products and personal items from the house and at numerous requests to get the items back have been declined or ignored.
I do not have control of what others say anything I have said has been 100% truthful to what is been going on You guys have removed and taken my items which I consider theft of my personal belongings.
I have not requested anyone to leave any type of reviews on my behalf so I have no idea on how or why you can even try to bring that up considering your business that you're working for is completely unprofessional to say the least.
My belongings have been destroyed you guys have lied multiple times You yourself told me that my landlord requested for you guys to remove my belongings!
When I called to ask how much it was going to cost the secretary told me that's not how it works didn't give me any options or answers I asked her over 10 times How do I get my belongings How much is it going to cost simply told that's not how it works!
And I attached some of the messages from **** I have it in the last email I sent they're in there.
And I'm not going to roll over and have you guys take advantage of the insurance company you'll literally scammed them You packed out empty boxes You're representative told me that's a pack out was only for the affected area of the living room and kitchen area! I called first team You mentioned they were just referred That's funny in their notes It says they were hired by five star to meet with **** at the residence where they were told to pack out even the trash pretty much everything in the house must go That's not with the job was considering **** told me it was that team only them five star no one else since I made it clear not to have *************** taken out of the house. The job was quoted a price and was exceeded well over that price I am disputing this price I have asked numerous times for an itemized list What was taken from the house and also asked for a breakdown seeing though you guys hired a third party that was not supposed to happen.
So don't sit here and blame me for your negative reviews that you get from other people You guys do a fine job of s******* quite a few people over in the area.
I'd like to know why you guys packed out so many empty boxes and charged my insurance company I like to know how a $13,000 estimate turned into over $30,000 In all the numerous times I called asking questions none of them not one of them have ever been answered! You guys just want me to blindly pay you for something that I don't even know if you did or not never received any invoice at all considering I'm the one at hired you guys under your false pretenses and promises. I am disputing the charge and not just going to blindly pay you for a job you guys did not do for months when I messaged **** to terminate the job and called the office and verbally terminated the job You guys took it upon yourself to remove everything from the house.
I hope it does go to court! I'll have so many people subpoenaed in that you guys have also done this too multiple times quite a few times as a matter of fact it's quite surprising you're still in business. Or maybe that's why they changed names a few times.

So what was said that wasn't true The theft the apparent scamming that you guys were trying to and did do to the insurance company, seriously charged my insurance company for packing empty boxes and trash. The bait and switch tactics in order to get the job in the first place. All of that stuff is accurate and true. You guys did do this. Your backpedaling to try to get out of it I'm not going to let it stand! And you guys think it's completely legal to hold my personal belongings as a bargaining chip when you guys have already dropped the ball and screwed up borderline criminal activity maybe you think you're in the right I don't know All I know is as soon as I terminated the job didn't give you guys the right to run out to the house to remove everything and take it to your warehouse not giving me any idea of what you were doing because you knew I terminated the job That's why I get took and stole my personal belongings my daughters and girlfriends things have been removed taken and not given any opportunity for access.

We are not backpedaling from anything. We understand your frustrations and concerns. But, we provided a service for you that you agreed to by signing our work authorization form. We were waiting for your insurance company to approve our estimate to schedule a delivery date. Once we spoke to your Adjuster and she confirmed payment had been sent to you, we reached out to you to schedule a return date. You declined that. You insisted that you were not going to pay us. You are the one that is holding this process up, and delaying getting your items returned, because you feel our estimate is too high. Our prices are dictated to us in a program that your insurance company requires us to use. While you may think these prices are high, they are what is set for us as our industries standard. All estimates must be approved by the insurance company before they will pay out the claim. Your Adjuster found nothing in our estimate that is out of line and asked for no revisions, because our estimate is fair. We would like to schedule a date to return your contents and collect the payment your insurance company agreed to. We understand your frustrations with not being able to stay in the home you rented for so many years, but that was a result from your Landlords deciding to sell the property. Not anything we did. Your Adjuster, for the new insurance claim that you have filed over your contents, has reached out to us to see what the issue is. We let him know we needed to receive payment and we would deliver your contents. He understood as again this is industry standards and said he would reach out to you to explain the process. This can all be resolved by you allowing us to deliver your contents and collect payment.

I wouldn't expect you guys to take any type of responsibility for the ball being dropped with my pack out. I am disputing many things such as.
The entire job was botched. You guys literally just put my things in boxes and put it in the basement.
You didn't clean anything, I have got pictures and images showing everything you guys packed out including empty boxes. You literally packed out trash in empty boxes, charging my insurance company and I am requesting an itemized breakdown on how in the world you guys got to your number.
The insurance company was going by what **** and the Five Star team that he was representing for doing a job.
I was bait and switched. I'm not sure who took advantage of the situation if it was **** or Five Star.
I get **** no longer works for the company, I was told that multiple times. I'm telling you there was things that was told to me in order to have me hire five-star, which I was told was a TPA of Liberty Mutual.
Come to find out that is not true so my insurance company could not pay you guys for whatever reason.
Also I was very clear on to have no one touch my electronics.
First team stated that Five Star hired them. So five star informed me that **** hired first team not "referred" but hired them and told them to pack out the entire house even trash, everything which was not a part of the job I was sold on. I was told the immediate area of the kitchen and living room nothing else was going to be messed with. Just moved out of the way and put in the basement, nothing would come out of that house unless I was called and I would have the opportunity to meet someone to go over anything that was trash or removed from the house. He also stated I was going to get an itemized list of anything removed from the house if they were to have to!!!!
**** also told me.
"why get another crew and have all types of people going through the house when we do this and just one crew, just us so you don't have so many people going through your things"
I told myself after hearing that "You know that makes sense". So I try to get my insurance company to okay it.
**** came to my work, And the only thing I signed was paperwork stating that it was okay for five star to do the estimate and speak to my insurance!
I made it very clear. Don't touch my electronics. I will come and get them if they get in the way. He said that's fine we'll give you a call.
So let's fast forward months, I called in to ask about it a few times. The very first time I called in, I said this is *******************. Just wondering what was taking so long.
The secretary must have assumed that I was the landlord *********************. I never presented myself as *********************, I said this is ************************** I told her my name was *** and I lived there.
I clarified, but only after she already told me information pertaining to the construction and such I said no that's not while I'm calling.
She put me on hold because I was getting a little anxious and I wanted to talk to **** because this process was taking quite some time.
She got back on the phone and said I needed to contact my landlord, If I needed to know any other information.
I replied to her "What did that have to do with my contents that you guys were supposed to be getting me an estimate for and turn it into my insurance", because by that time I had no news of anything in multiple attempts of getting a hold of **** by the only number I knew that existed.
All I know is I'm calling in to try to figure out what's taking so long, with this content cleaning and removing or whatever. At this point I had no idea because all they did was literally box everything up and put it in the basement and move some things into the bedroom. How does that translates to $13k is beyond me.
So that's why I'm trying to understand and want an itemized breakdown because it's not making sense.
On top of that five star hired first team, I had no idea that happened until I walked in literally as they were finishing packing out the electronics. I got upset about it tried to get answers I had no choice but to say okay how much is this going to cost. I was told a couple thousand dollars more.... Lol as if I believe it's almost $20k more Plus the ridiculous $13k for just packing very little mostly empty boxes. You bubble wrapped empty boxes, I would like to know how much you charged for that?
So, once again I'm going to request an itemized breakdown of the cost and items you removed from my property without my consent or knowledge.
How last time we spoke, You indicated the landlord told you guys to remove everything from the house that was in the middle of May or in the beginning. All I know is 2 days before I called and verbally terminated five star from anything else going on because you just started to clean the contents after 6 months of just sitting in the house.

We have already went over all these concerns with you. The claim was paid out by your insurance company for the services we provided. Although you may feel the pricing is too high, it is valid through the industry standard pricing lists (Xactimate). In order for the insurance company to approve our bill, we provided photos of everything that was packed out. The empty boxes you keep referring to, are boxes that is a part of your personal possessions (Designer Brand shoe boxes, electronics boxes). If these items or any others werent physically in the trash, then we cannot assume they are trash. We are still seeking a copy of the evidence you have of terminating us from this project, as well as the conversations. First off I love how this business cannot take any responsibility for the mistakes that were clearly made how argumentative at times and poorly I have been treated when I called into the office.I had many concerns because how the job was presented to me and how it was going to go was not how it went I tried to voice the concerns and it went nowhere You can clearly see the poor practices of this business by just reviewing past customers experiences as well. I verbally called and fired and terminated the job I also attached and sent all of the messages to the owner through email on some of the concerns I was relaying to **** at one point I told him that I didn't trust the company and that I was contacting the insurance to let them know to move forward with their clean out team. If the calls were recorded on your end you'll be able to hear me clearly tell the owner's son which I recently found out who that was I was speaking to by the owner telling me that was his son. I verbally told him that you guys were done touching my things and leave them alone in which I called and talked to ***************************** and told her the same!!!
Literally 2 days later apparently all of my stuff was removed from a house I legally possessed I have no knowledge of it and when I talk to ****** which I'm sure he won't admit to any of this considering you guys do not admit to your faults or anything you say a bait and switch is what I call it from the beginning that's all I've been witnessing! Bait and switch **** baited me in order to get the job told me certain things were going to go a certain way and that was completely not true I was told I was going to get a call to meet you guys out there to go through the things that never happened I was told that nothing would be removed from the house because it was such a small job and fire they were only going to be focusing on the living room and kitchen area nothing else in the house would be touched!!!!!!!!
**** also mentioned that he would jack up the price a little bit in order to get some more material for the job because we talked about hiring him or the company to replace the carpet instead of just wash it I said well I don't know about that I would have to talk to the landlord I don't own the house So I did I had a lengthy conversation with ********************* which I have no problem to subpoena into court if it goes there also I would subpoena a discovery for all recordings left at Liberty Mutual about this job in the concerns I had and also with that said the call I made letting ******************************* know that I terminated you guys from the job.
And let me elaborate on empty boxes when I went down in the basement You literally packed out just a couple items per box I even seen a box with a solo cup that was trash What did you think that was a collector's item?
This company five star has shown me nothing but excuses and cannot take responsibility for one of their employees mistakes who obviously has quit or been terminated for whatever reasons I know he left a mess He left a mess for me and you guys expect me to clean it up and to deal with it He overcharged the insurance company and of course the insurance company is not going to sit there and argue about it It's not worth their time apparently.
You guys are obviously keeping my personal belongings and took them from the house because from what ********************* told me that ********************* the owner of the house requested them to do so of course he's probably not going to admit to it now because that is the pattern right You guys tell someone one thing and then oh we didn't say that or prove it.
Either way I just got a letter from the consumer protection division at the Attorney general's office that they picked up this case for review finally.

They literally cleaned out a bag of clothes that was setting off to the side to get cleaned let me rephrase that they said they cleaned this bag of clothes but to rest assure it wasn't and there was so many other things that weren't done The electronics for instance that I told no one to touch got taken and broken whose answering to that they're not The only thing they are doing is giving me the lowest ball offer of settlement when they clearly ***** the insurance company tens of thousands of dollars to do hardly nothing at all I asked them for a itemized pricing list which they will not produce because I want to know how much this carpet that was in the living room supposedly that was cleaned costed the insurance policy! Right in front of the employee I told him to come smell this carpet and these blankets right away I noticed things wrong with this job and voiced my concerns. You should have seen their employees face as he took a smell of that carpet I'm *** he literally almost threw up in his mouth and they restored it and cleaned it!!! No they didn't they didn't even touch it they rolled it up wrapped it in plastic and stuck a sticker on it that said restored charged the insurance company a premium for it and that's just one thing after another I found wrong with their clean out. I had signed nothing about a third party until the day I went in there and they were already working on their second load which is about finished up is when they presented me with paperwork then I asked at that time with the charges were going to be they said a couple thousand more try $20,000 more for what much of the items weren't even touched they just wrapped them up in a box or bubble wrap and charged 20K since this is a company that was hired by **** that represented five star this kind of throws that in the mix now. I'm really seeing no resolution here from the message you just sent me completely contradicts what the owner was telling me about trying to resolve this and doing it in-house audit because I noticed so many duplications of items **** over exaggerated this job overcharged this job then went off and did other things that added to the complete train wreck that was happening that no one was listening to me about. I understand your company motto is we're always right the customer's full of c*** no matter what because that's what you're showing me I'm telling you my concerns and you guys argue I'm asking questions which never get answered. You guys want to keep my personal belongings in court documents pictures of my daughter when she was little achievements of hers, My father's military ***************** booklet from when he served my girlfriend's court documents my daughters belongings My girlfriend's personal belongings It took them because I mentioned that we were done and not to touch anything get literally two days later go do it and remove everything from the house without so much as a call when I was told that I would have had the opportunity to be there before anything got thrown away or moved from the house.. It doesn't get more of a bait and switch than that.
But You see I realize it doesn't matter what I say or my concerns they never went answered anyways so I'm sure this wind up going to court and I will have a discovery pulled on a lot of this stuff to make Five Star answer to their poor business practices. **** calls the mess and you guys want me to clean it up That's clear You guys cannot take responsibility for the ball being dropped so I will probably more than likely lose my personal belongings because you guys will not return it so I'm sure you will eventually just destroy these items.

Because of bait and switch telling a customer one thing and then ****** charging them where they were surprised themselves because it seems to be a pattern.
Just I am reaching out by email because I do not have access to my phone or text messaging I let you guys know I would not have access to voicemail or my phone until September 5th but I do check my emails I'm asking for fairness and you guys are just trying to continue ripping me off of my personal belongings and also ripping off the insurance policy and I will prove it we have came in contact with multiple past customers If we gather enough you best believe this will turn into a class action lawsuit where we will have an audit done of all these jobs I'm willing to bet we're going to find a heck of a pattern of dishonest billing.
Considering **** did say that he would mark the carpet to be cleaned and then put that money towards replacing it I found that somewhat questionable and voiced my concerns to the landlord and said hey this is what they're saying if I give them the job as a referral and that he would replace the carpet in the house instead of just clean it that they had some extra materials at the warehouse that they could use I know my landlord remembers that conversation well.
And of course if anyone conveniently forgets these conversations it's okay because I have documented and recorded every conversation and took pictures of the job videos that I will hold on to and keep safe.
I know why you guys want me to produce the pictures and evidence I have to support what I'm saying so you know how to proceed and take care of this You're hoping I have nothing so you can do nothing You may be afraid that I literally got **** or ****** talking about the things I said they were saying we'll just see if ****** is going to be honest and say yeah I did tell him that the landlord requested me or requested us to remove his items blaming that on the landlord because I pointed out it looked a little suspicious when I called to verbally terminate the job and then a couple days later everything gets removed his reply was the landlord requested us to is he going to be honest and say yes I said that or is he going to be like Oh I didn't say that Well if this goes to court I'm going to make five star become transparent as a deceptive company want to continue to pretend you guys didn't say this or that or not Fess up to clear mistakes that were made they'll be a time and place for me to produce the pictures and recordings and documentation that I have and that would be in a courtroom where you will have no other option of recourse but to make it right considering this company's doing everything they can to ignore a customer telling them hey this took place instead of saying oh okay well let's check into it we're sorry we apologize All I get was argumentative conversations.
I have had no opportunity to sit with the owner yet because of his health conditions but he seems like he is more willing to try to work this out then whoever I'm speaking to that's making more of a mess by basically saying that I'm a liar in dishonest or whatever else of course it's not any mistakes that were made by five star The customer is always wrong that's the motto of business five-star runs on That's clear by the fact that how I was treated when I called in with concerns called in being upset called in wondering why multiple texts left not answered I'm on vacation I won't be back until September 5th I'm hoping the owner has more business sense than the people obviously hired that could care less about his business and how he they treat the customers hopefully he will correct it but until then I'm obviously talking to someone that could care less about fixing obvious mistakes that were made on Five Stars Part.

We'll just have to take it to court absolutely sick of this company and so is a lot of other people we've reached out to quite a few people and they are willing to go to court as well we are seeking a class action if possible you guys are absolutely deceptive I don't know how many times I have to say that I have attached and sent the messages to the owner himself I am on vacation checking my email periodically when I can.
You And use the excuse that you posted above one of the worst businesses I've ever had to experience I wish 100 million times over I could have used a different company I will my entire life make it a point to let people know not to come to Five Star as a social media influencer with millions of views I will make sure I let people know locally My experience that will be 100% truthful and not embellished in any way because this is absolutely the worst.
You guys clearly ripped off the insurance company and I believe you continue to do this to many many people judging from the people that we have reached out to This is an ongoing thing this company does You guys never seem to want to answer the part where you hired first team to basically ***** and destroy my things. I've lost faith in the better Business bureau because it seems that you have paid for your A+ status. I just love how you avoid answering the concerns I've had from the moment I called in the offices I'm not talking about the boxes I'm talking about literally A lot of the boxes were clearly barely packed you guys exaggerated the amount of boxes that was needed You don't need a pack one or two things in a box and wrap it with a ton of bubble wrap just so you can add more boxes to the count! We went and did a review of what you submitted to the insurance company we have noticed multiplications of items that I know I didn't have but yet you added it in the pack out multiple times that is quite dishonest if you ask me some people would even consider it fraudulent I guess we'll have to see considering this does not seem like it will be resolved. Furthermore it's awesome that you guys literally stole all of my personal belongings after I verbally called in and told you guys not to touch my stuff where we're done I took the pictures of what you guys did do called the insurance company and told them to go ahead and do the clean out pay five star for the pack out because at that time things seem to be prepared to be what was explained what was going to happen All the items were placed in the basement as described on two pallets my couch was upstairs wrapped up in the living room and the other larger furniture like the beds and dressers were in the second bedroom.
Months went by and nothing was being cleaned so at that point in time the landlord and I both was asking why it was taking so long I went to the house and that's when I noticed only a couple items which I did take pictures of said clean with a post-it note meaning that nothing was touched yet on the cleaning side on five stars part.
At that point while standing in the house that is when I called Five Star where I learned the gentleman that answered the phone was the owner's son seemed polite enough as I told him not to have anyone else touch my things we were done at that moment I considered it to be done and over with and I have made preparations with the insurance company to finish the clean out! But we know what happened next don't we You guys hurried up and took and stole everything from the house and I mean everything even garden tools really! And you think I'm going to pay you guys for destroying hiring a third party having them destroy much of my personal belongings and electronics and I'm just going to hand you guys over $13,000 which you scammed from my insurance company in the first place. Absolutely not!
I spoke to the owner and he seemed like he wanted to resolve this but apparently by these emails he may be a part of this as well so I did not really seeing any other resolution but this going to court. And I love to see you guys stutter as I produce what I have captured proving my point about this company.
I will gladly pay my attorney The money that the insurance company gave me to settle with you but they knew that's why they suggested that I take this to court because an in-service was done by you guys.
And I quote unquote *******************************
We Paid the claim even though I disputed it

I already came to terms that I probably will never see the personal belongings and I told my girlfriend and daughter they may have to seek small claims in order to get their belongings back that they took from them from the house.
I was told to repurchase my things that were stolen by 5star to just used the money that was allotted for you guys for the job that clearly wasn't done as I was told it was going to be done.
So You guys got me..... and stole my personal belongings keeping them from me and having no access to any personal belongings at all sending me nothing telling me nothing so that's what I'll end up doing is repurchasing some of the things that I can considering I probably will never see my things again so what makes you think I'm going to sit here and pay you guys I would call first team and ask them for some of that money because you didn't answer any concerns I had there either. Seeing that **** hired them telling them to take everything even though I made it clear not to touch my electronics and he assured me over and over again after I kept asking him questions He said no we're not taking anything from the house without us calling you... That didn't happen. You guys did the opposite and made sure you took everything from my house and didn't Tell me especially after I verbally called in the beginning of May stating you are just now cleaning my products You have three things marked as clean in the living room I said nope we're done Do not have anyone touch my personal belongings! Guess what You guys ran over to the house as quick as you could and removed everything! But you're not going to answer to that are you. What a dishonest company I'm hoping the owner isn't a part of this and does a cleanup of the crew that's responsible for this. I don't know how you guys sleep at night but probably well considering this something that continuously happens over and over again overcharging customers It's clear as day You can just see the feedback of others and it doesn't take much to have people eager to have something done and I am the one that will get something done and have transparently shown of this company's ridiculous overcharging and insurance gouging! I don't feel like I was overcharged I was 100% taking advantage of and my insurance company as well.
