When I moved in 2 years ago we have had nothing but problems and I have just pushed it off. But all I want is to know why I've been charged property taxes one year but not the next and I want to be reimbursed for a late fee I was un aware of. They falsify documents saying lit rent, trash, and water is posted on the first when those are intact posted after the first in most cases. Their ***** period on late payment is 6 days. On the 6th if rent isn't paid they charge $35. I was told when I moved in that we could pay lot rent when ever water was posted. And have never been charged a late fee. Now that things have changed they refused to remove another $35. It is my job to pay the bills. It is not my job to check a bunch of times through the month to finish paying my bill. Either remove the late fee, don't charge a late fee or post all the bills on time.Business Response

In February ******************************************* Biltmore estates. The manager of the park insisted I use her to sell it ( as an acting realitor) I had agreed to her fee of $1000 and signed the commission note. On February 24th I personally ended up finding a buyer for the house but followed through with using their manager (*****) as agreed. The title to the mobile home was clear and in my name. But ***** wanted to hold the title since she was realtor. I did have back lot rent due in addition to back taxes due. Per agreement when house was sold through *****, the buyer paid ****** cash. In writing was supposed to take care of the back rent due, back property tax and title transfer. The buyer had moved in and signed his own lease. Some time later the buyer had informed me that he never received a title. I kept reaching out to ***** over and over trying to get her to resolve the issue. She had never paid the back taxes and I still have roughly $800 in back taxes in collections that was never settled either. Later to find out ***** was terminated. Since then I have tried calling the company endlessly, left voice-mails and sent emails to get all this resolved. No response.The huntington county treasure states the title for the house is still in my name and that I'm collecting new taxes on it along with penalties from the collections agency. The buyer I found ended up just giving up and never signing a new lot rent lease and walking away from it all giving it all back to Biltmore estates. Later I found out they sold or rented the house out because there are new people living in there. The title is still in my name and I'm still obligated to pay the new tax. In addition to I'm liable for these new tenants if something major happens (ex.fire). I just want Biltmore to pay all of current and back taxes and transfer the title as agreed. This is been ongoing for nearly 3 years. They illegally took money and now illegally sold the house. I will be getting an attorneyInitial Complaint

We moved into this home in October of 2023. We were told these homes were redone and move in ready, since then we have found a bunch of black mold in our home, I have 2 kids, 1 being autistic, and myself who are very sick from this! We can't live like this.Initial Complaint

We have been living in this mobile home for 3-4 months. The office lady ****** was supposed to let us know when everything was finalized because she didn't have time to do her part that day we went into the office around November. Since she failed to tell us everything, we are behind in our mortgage, lot rent, sewer, and water. We have to come up with $2,634.02 to catch up on our lot rent. I tried to explain to corporate why we didn't pay because their employee didn't do their job and I can't get in contact with anyone unless its Christian *** who works at the office here, we just want to keep our home and make sure we aren't drowning in bills when it's hard to come up with that amount. The management of this place is horrible. Honestly needs shut down.Business Response

I understand that this complaint is in regard to not pay, or for late payments. As I look at the tenants file, they have had their lot lease as well as their original lease also several notes on their file corresponding back and forth. in the lease it states when to pay their monthly charges, they were contacted multiple times throughout that month regarding payment and payment plans. Even made a payment plan to pay on 1/19/2024 after contacting them for the payment they agreed on to get caught up they refused to pay.Customer Answer

I am rejecting this response because: We did not have copies of anything until we got them right before the 19th of January, we were not contacted about payment until the beginning of January. We did receive a 10-day notice to quit and that's when we found out all of this information, we also didn't know that 2 bills were attached to that. We paid $1,700 to ****** towards our lot rent. On April 10, 2023 I was accepted to live in the biltmore estates community. On April 17,2023 I purchased a trailer in the community through private sale with owner. Since that time I have not been able to get a lease signed, get utilities turned on or move into my trailer. I was told by property manager that I was required to pay $1180 for the dumpster I used or remove my items and she told me I had to clean the empty lot next to me before she would allow me to sign lease. She also made the comment to a few residents that she does not want a mixed couple in the community. I have called the corporate office and they seemed helpful at first but have now made excuses for the property manager and are ignoring my calls and emails and I have filed a discrimination complaint with the civil board about the behaviors of the management team. Biltmore estates community ******** page is flooded with complaints about poor management and being ignored and its absolutely horrible. I have not been able to move into my trailer that I have had ownership of for almost a month now and it is just ridiculous. The management team is extremely unprofessional.
