      I am filing a complaint regarding the unfulfilled 6-week move-in incentive I was promised as part of a lease promotion at a property managed by Thompson Thrift Residential. According to the advertising on their website, any lease signed by 12/31/24 would qualify for this incentive. I signed my lease on 12/11/24 and was specifically assured by the property management staff that I would receive the incentive by mid-January ******* of today, 2/11/25, I have still not received the incentive, despite multiple follow-ups via email and text with the property management team. Each time I followed up, I was told the incentive would be provided shortly and that I should check back after 1/31/25 if I had not received it. I contacted them again yesterday, only to be informed that there have been complications with obtaining the gift cards from Thompson Thrift due to the propertys recent sale and there is not an *** after I have *** consistently told I would have the middle of January via email. I was notified of this sale on the same day I signed my lease, through an email that evening.Had I been made aware of this situation prior to signing my lease, I would have considered other properties that were offering move-in specials. This experience has raised concerns regarding poor communication, misleading advertising, and failure to honor a promised incentive. The lack of transparency, follow-through, and timely resolution has caused significant inconvenience and financial strain.If this issue is not resolved promptly, I will seek legal counsel and explore further avenues for recourse. I am requesting immediate clarification on when I can expect to receive the incentive and a resolution to this ongoing issue.

      Company said they would refund me $200, cancelled the dispute on my credit card for the check to bounce. Told me they issued another check, has not showed up now almost 10 weeks later. Would like a resolution here.

      Hello,

      This message is response to the dispute that ******* ******** ("Potential Resident") filed against "Thompson Thrift" related to a residential lease application for an apartment community in ******, ***

      Potential Resident submitted an application for lease/rental at ********** in ******, ** on or about 5/9/24.  The Landlord of the apartment community charged the resident $380.92 for two lease application fees and lease administration fees.  Potential Resident paid the amount via credit card on 5/9/24.  The rental application was denied on 5/12/24. The $200.00 lease administration fee is refundable if a rental application is denied, so a check was issued for this amount on or about 6/4/24.  Potential Resident then opened a dispute with the credit card company for an unspecified reason, and the payment was pulled from Landlord's account.  A stop payment was issued on the refund check, as due to the dispute, there were no funds to refund to Potential Resident.  The credit card dispute was resolved in Landlord's favor and the funds were re-deposited into Landlord's account.  As a result, a new $200.00 refund check is being issued on or about 11/14/24 and will be mailed to Potential Resident.

      I would request we keep this open please. They told me on August 15th they were sending a check, I never received. When I inquired they said they would check into it and get back to me. Then my inquires got ignored. I do not consider this resolved or closed.

      As resident that selected one communities to reside based on various reasons including fulfilling needs as some one a disability.Recently there was water coming into my master bathroom at 5:15a when I woke up and I contacted the emergency maintenance in attempt of preventing additional damage, but I told they do anything until 8:00a. This felt very wrong since there was water running somewhere and the building water could have been turned off, based on emergency situation, to prevent further damage or waste of water. I turned on my cameras to monitor arrival/return of maintenance to my unit, but motion by 10:00a so I contacted maintenance again and they informed me they needed to order a company with an infrared scanner. With in approximately an hour I received a call from the main office in forming me that they needed to cut a 2 x 2 hole in a wall and impact to me would minimal. Since I believed I needed to attend to anything I continued with previous plans arriving home by approximately 7:15p and walked in my with work still be done and the bathroom completely disassembled and my main bed moved. Photos can be provided upon request. My lease is coming up for renewal and I would like to I am residing in community with their residences best interest in mind. I understand impact of damages, but poor communication impacts a residents reaction and decision making process. Contact by Thompson Thift not community or regional team,

      Im not completely surprised that as a company you elected not to communicate with me directly. The point of this complaint is that as a tenant you will hold me accountable for damages, but as a company you will not hold your self, staff, and contractors accountable for proper repairs which degrades the appearance of your advertised status of Luxury.  A simple phone call is a professional request.

      Without explanation, I received only $43.50 of my $200 security depositdespite leaving my Thompson Thrift, Urban Blu apartmentin excellent condition and paying my rent every month a couple of days in advance. My lease expired on November 30, 2023 and I received the partial refund at the beginning of January 2024. I emailed requests for an explanation and accounting on January 5, February 5, and March 5 to both the ******************** and their Thompson Thrift corporate office. I never received a response. That indicates to me that they don't have an explanation and they just want to dishonestly keep the money. Two other problems with Urban Blu. There's no sound insulation or carpeting between floors and even footsteps above are loud if you are on one of the two lower floors. Also, the rent is not the only thing you'll pay, although that's the amount they advertise. There is also more than $160 of excessive charges for internet, trash, sewer, and water.
