    Requested a appraisal for property tax appeal, was informed that would be done before deadline (scheduled 2 weeks before deadline) I even confirmed the day before the deadline since I still hadn't received it and was informed it would be sent the next day, it wasn't, the deadline has now passed and now I received request for payment for a appraisal I can no longer use, waste of time and money, would not recommend.

    This customer was NOT charged for the appraisal and the appraisal was provided to him per his requested date. Filing of the appeal is the responsibility of the PROPERTY OWNER, not the appraiser. We cannot file the appeal for the owner -this is impossible and not our role. This owner's failure to due so is HIS responsibility. Appraisers must provide credible results in the appraisal and this owner was informed of that (atypical dwelling that required extensive research) but chose to rely and wait on an appraisal instead of filing their appeal and submitting the appraisal after the fact, which is what MOST owners do. We are not "tax consultants", tax advisors or attorneys. This was made very clear to this owner prior to taking this job. We are not responsible to educate homeowners on how to appeal. We were hired to provide a product, which we did and we even did it for free in this case. Primarily we believe this review is retaliation because the value conclusion was not what the owner was hoping for. The owner paid the invoice (which was immediately refunded) on 3/30/2025. If he knew he had not filed the appeal, why would he pay the appraisal invoice? Again, we are sorry the owner was not able to file his appeal but that's not our role or responsibility.
