Amazon delivered our package to our neighbors duplex when we went to retrieve it they said that it wasn't there but we had proof because Amazon took a picture that it was on their porch two weeks later Amazon was at our duplex and we had a conversation with him our neighbors arrived the neighbor got out and started yelling about how he needed to talk to Amazon because he didn't steal a package my boyfriend said I don't understand why grown adults have to act like kids my neighbor then got really mad and aggressive and came towards my boyfriend and said who are you calling a kid charging at him I said I have protection his wife then stated you have a *** over as she proceeded to come at me while Im on my porch her husband was holding her back the moment I grab my phone to record he grabbed her and pushed her in the house not too long later there son showed up with his girlfriend the son approached my boyfriend who is standing on our porch and tried to fight him another neighbor came out and was holding him back the other two neighbors who started the altercation were also yelling the neighbor kept asking do you have a *** do you I said I am grown woman I want to carry I can he then said well I've got one too I'll shoot you in your head so after the altercation we all went in the police were called a week later we get a lease termination letter saying we need to be out by January 24th for lease violation it stated enticing of altercation and a threat of a weapon when I talk to the regional manager he said they read the police report plus the statement the neighbors made thats why we are evicting you Ive called the Police department and there is no report made on that day I was lied to about them reading a police report and they took someones word and didnt even investigate or ask us for a statement they are basing our eviction off of what our neighbors said I have evidence that I did not threaten or entice a altercation and still they want us gone we have no priorsInitial Complaint

My name is ******** ********* and I have been living at ***** ***** ***** for 2 years and I have never had a problem with the other company we had until Orion Property Group LLC took over and now I'm having problems with the new company ever since I have noticed that they have been charging me late fees when I have been paying my rent on time on the 1st of every month and when I called the landlord on October 19, 2022 and complained about the late fees, I was told it was an error and that it was being worked on and to this day nothing has been fixed in the portal and I'm still being charged late fees and I'm not going to pay for something that I'm being charged with and since they are screwing me over for their stupidity, now it makes me wander how many people this company has screwed other people over and I did send an email to my landlord giving him a 60 day notice because I will be moving out when my lease is up in December 2022Business Response

I rent a house for $990 a month from Orion Property Group. For 3 months they neglected to fix a plumbing issue and the kitchen did not have access to running water during this time. They collected rent that entire time and only fixed the issue after I acquired an attorney. After 4 months the issue has now resurfaced and the bathroom does not have access to working plumbing. When I shower sewage backs up on me through the tub. When I flush sewage backs up on me from under the toilet. Instead of fixing the issue in a timely manner they are trying to find a way for the owner to fix it at no cost and have left me without a bathroom for a week now. This is a health hazard. This needs fixed, I need refunded my rent, refunded my deposit, and the lease canceled. The first time, this cost me most of my dishes and cookware as I had to throw them out due to them attracting bugs. This time it has cost me money in gas to drive out of town. A house with access to running water is a reasonable expectation and if that or alternative lodgings are no longer being provided, they should not be collecting any rent.Business Response

The resident does not rent from Orion Property Group. Orion Property Group is only the managing agent and not the owner.
All work orders that the resident has entered into her portal have been responded to and taken care of. There has been no work orders submitted nor has there been any communication in regards to not having running water for 3 months. No attorney has ever reached out to OPG as well. All communication has been between the resident and OPG employees. I have attached 3 different email threads between OPG, owner and plumbing company who went to the house. One incident was in April, one in July and now the current one. Each time the issue has been repaired. With the incident that was just reported 10/10/22; we had different plumbers come to assess the situation and then the repair was scheduled with vendor. OPG does not dictate any schedules for the insurance company or vendor. Each plumbing company said the resident could use water and this was relayed to the resident. An OPG employee tried to access the home to determine the issue and look at any damage and the resident has refused access.
No expenses have ever been brought up by resident to OPG until now. We have upheld our lease agreement by fixing any complaints each time. We will not be refunding rent or canceling the lease. When the resident moves out the deposit will be refunded if the lease is upheld and the condition is same as move-in.

I am rejecting this response because: The same plumbing issue occurred for 3 months and was not resolved for 3 months. There were multiple work orders because the issue went unresolved. Also, while you may have told me I could run the water, I let you know that sewage backed up on me when I tried. I couldn't use my bathroom for a week due to this which is unacceptable.

I live in an Orion property, ****** **** *********** in Lawrence, KS. In the late afternoon or evening of 10-12-2022, the building I live in lost hot water. We are unsure if maintenance turned it off, the pilot light went out, or something else happened. The emergency maintenance phone number we were given by Orion is not registered, so we cannot reach out that way. The tenant portal is almost useless because maintenance requests take multiple weeks, sometimes more than a month to be fulfilled. The two office workers are no help right now, as I and other tenants have left multiple messages on the answering machine and have gotten no reply. They have also not been in the office during the times they are supposed to be, so there seems to be no way to seek any help from the company who owns the building.Business Response

As for no one being in the office, we are aware this has been an ongoing issue. We have a new manager starting this week (in training) and will be on-site next week. *****, the assistant, is in the office however.

Orion property group issued me a move out statement of $518.70. This was paid via teller check #***** for the amount of $518.70 on 4/11/2022. This check was cashed on 4/18/2022. I gave the check to *** who works as a property manager for Orion Property Group. Since our correspondence in April I have been harassed by debt collectors seeking $518.70 for Orion Property Group. All attempts to reach the property manager as well as corporate have been unsuccessful. I have left countless voicemails and emails to Orion property group. These emails contain a letter from my bank proving check #64111 for $518.70 was cashed and a copy of the teller check transaction. This company has cashed my check and reported me to credit bureaus which is now affecting my credit. They are now avoiding all attempts to reach them. I have also contacted Consumer Collection Management about this issue.Business Response

I placed a maintenance request at the start of July because I was having problems with my AC. The maintenance guy came and looked at the unit, but then my work order was placed on hold because I have to get a new unit. Its been a month now and my request is still on hold, and I've heard nothing about when the unit should come in let alone be installed. I've talked to my landlord about it but she seems just as out of the loop as I am. The only way I can contact maintenance outside of placing another work order is through calling their emergency maintenance line. AC units should only take a week or so at most to ship and only a day to install and it has been over a month. I wouldn't be nearly as upset about it if I didn't have to deal with struggling to keep my apartment cool through literal heat waves and if my electric bill hadn't shot up because of it.Business Response

I am having many issues with my landlord she is Not respecting my rights as a resident of the apartments. She comes into the apartment without 24 hour notice or even letting me know maintenance is coming. They just comes into the apartment without even informing me that they will be doing work or changing my door handle for example and other items. A few months back I put in over 3 work orders in a 2 week time span to get my toilet fixed because it was running. During the time that the toilet was running and broken, because maintenance still has not came to fix it at the time, my son went to use the restroom and the toilet overflowed because maintenance did not fix the broken toilet/running toilet yet so it flooded the apartment and got a it of water in the neighbor's apartment next door. She is now trying to make make me pay almost $3000 for something that could have been prevented If maintenance would have shown up 2 weeks prior and fixed the issue. If the toilet was not running uh running then when my son flushes the toilet it would have just been clogged since the toilet was still running/broken it just kept going. Like I said, if maintenance would havr fixed the toilet then none if the overflow would of happened. She is constantly walking around the building/through my hallway she likes to knock on the door around 6 or 6:30 in the evening and when I open the door she just pushes her way in and always has a random excuse just to do a walk through. I thought she had to give 24 hour notice before entering my apartment. I am not the only person in ***** ***** ********** who is having major issues with her. Please help.Business Response

Good morning. Because of the back up, which caused flooding in other units, this was deemed an emergency. We are not required to provide a 24 hour notice when it comes to emergencies. The manager did in fact call you to let you know they needed to get in there. We apologize for any inconvenience this caused but we must protect your property as well as your neighbors.
