    We have experienced numerous problems with our home built by Drippe Homes. The home was advertised to come with a 1-year builder's warranty. However, since I have publicly announced the discrepancies with my home, Drippe Homes is now claiming that our home did not come with a warranty and is refusing to make the appropriate repairs unless I sign an NDA. I am now having to hire an attorney to take legal action against them. We are currently awaiting confirmation form an expert, but we suspect that the monoslab foundation they utilize was done incorrectly as well.
    I have attached a couple of pictures to show a few of the issues with our home that we have experienced.
    -Incorrectly installed flooring
    -cracks in the granite countertops
    -dents in the garage door
    -bathroom flooring peeling up
    -snow coming into our house through a bathroom exhaust vent
    -chunk of cement missing in the foundation and the flooring guys just installed the carpet right over it
    -poor paint throughout the house
    -nail pops throughout the house
    -incorrect flashing used on the outside of the house
    -frost buildup inside the walls
    Drippe Homes did not complete a pre-closing walkthrough as per our contract. We were told by Cathy Lutz that this would occur after closing due to us closing so close to Christmas. Drippe Homes is no longer willing to correct any of the builder deficiencies and will no longer talk to me. They have left no choice but to take legal action against them.

    Drippe Homes is committed to quality construction and customer satisfaction. However, the claims made in this complaint are misleading and misrepresent the facts of the situation.

    Builder’s Warranty – The home was purchased without a contractual builder’s warranty. Despite this, Drippe Homes has voluntarily provided warranty service as a goodwill gesture. The assertion that we have denied a warranty only after public complaints is inaccurate.

    Repairs and NDA Claim – Drippe Homes has addressed concerns within reason, even though no formal warranty was included with this home purchase. Any request for an NDA was made solely to protect the integrity of the company from continued public misrepresentation and was not a refusal to address concerns.

    Alleged Structural Issues – The claim regarding an improperly installed mono slab foundation is entirely speculative. No professional assessment has confirmed any defect, and Drippe Homes asserts that the mono slab is completed correctly.

    Construction Quality Concerns – The issues listed, including nail pops, minor paint imperfections, and flooring concerns, are typical of new homes as materials settle. These items often fall under routine homeowner maintenance rather than warrantable deficiencies.

    Pre-Closing Walkthrough – The claim that a pre-closing walkthrough was not conducted in violation of the contract is misleading. The homeowner was informed that, due to the holiday season, the walkthrough would occur post-closing, and they accepted this arrangement. This was an accommodation, not a failure on Drippe Homes' part.

    Refusal to Communicate – Drippe Homes has made multiple attempts to address the homeowner’s concerns. However, when discussions become adversarial and claims are misrepresented publicly, it is sometimes necessary to take a structured legal approach.

    Drippe Homes has gone above and beyond by providing warranty service on a home that was purchased without a warranty. We remain committed to resolving valid concerns within reason but cannot be held responsible for issues outside of our contractual obligations or for responding to unverified accusations.

    There is nothing misleading or misrepresented. Every homeowner, besides my wife and I, received a walkthrough prior to closing. At this walkthrough is when they received the paperwork and contract for the 1-year builders' warranty. We were mentioning deficiencies with the home prior to closing that we wanted addressed. Cathy Lutz (the realtor for D***** Homes) instructed our realtor that we would be able to bring everything up during our walkthrough. A couple days prior to closing, we inquired about when our walkthrough was going to be. Cathy Lutz informed us that a representative from D***** Homes was not available to perform the walkthrough and it would be completed after we moved in.
    We were in the home for just over a week when we had snow coming in through our bathroom vent. We had not heard anything from D***** yet, so I reached out to my realtor to find out how to get the matter addressed. He gave me a link to go file a warranty claim, the next day Steve came out to our house to assess the problem. I asked Steve about the walkthrough and when that would occur, even he made a comment that we should've already done that and things should've been addressed. At our home, we still have a folding that says "return to office" with a walkthrough inspection form. D***** Homes is merely claiming that our home did not come with a home warranty out of spite. They have attempted to coerce us into a warranty by giving us ultimatums however we do not comply with their demands. This has angered them greatly that we are not willing to participate in their antics and are getting inspections to prepare for legal action against them.
    As for the Monoslab foundation.... a professional assessment has been completed and D***** is aware of this. A representative from Monoslab has personally reached out to Chad Slaven (the general manager of D*****) to instruct him on the deficiencies and (as displayed in their reply) Dripp still refusing to admit that they did not install the system correctly. When Steve (the warranty administrator) was at my house and I brought this to his attention, his reply was "I'll have to discuss this with Chad because this is how we have always installed this system so we would have A LOT of houses to fix if this is incorrect." Consequently, D***** is smartly refusing to admit that they have installed these foundations incorrectly in efforts to save themselves from fixing a bunch of homes. D***** instructed one of our neighbors to just install a flower bed or rock bed around their house and that should help the issue with the foundation....really?! Who in their right mind wants to spend money on a BRAND-NEW home and be told that in order to correct an incompetent builder that they need to install a flower bed around their foundation? The new homes that they are preparing to build actually contains they correct flashing in their supply bundle. It's amazing how a dumb homeowner can educate a home builder on how to correctly install their foundation system.
    We have only been in our house since December 27th, 2024. Their claim that builder defects should fall under "homeowner maintenance" is asinine. The issues that have been mentioned were defective upon installation. Our kitchen granite countertop has multiple cracks in it. One of the cracks was clearly sealed over prior to us moving in. That tells us that the countertop was broken upon installation, and they still left it there rather than removing it and installing a proper granite countertop. D***** is claiming that the flooring throughout the house has a manufacturer defect. The three other houses around us are getting new flooring but we aren't. If the flooring is a manufacturer defect, then the manufacturer would be paying for the replacement of the flooring, not D*****. However, we are not getting new flooring because it's a "warranty" item and they claim that we don't have a standard advertised warranty.
    "We remain committed to resolving valid concerns within reason but cannot be held responsible for issues outside of our contractual obligations or for responding to unverified accusations." They want to keep claiming that my accusations are unverified, but every other home has the same defects that our house has, and every other home is getting them fixed. It's foolish of them to say that defects are unverified when they are having to correct the same defects in all the other houses.
    This entire time, the owner of the company, Mike D*****, has not taken the time of day to reach out to address any of the issues with my home or how his employees and contractors have handled the situation. Chad Slaven has done all the talking and has frankly ruined the name and reputation for D***** Homes in many people's eyes. I have spoken to some of the sub-contractors for these homes in Carbondale. The sub-contractors even have made statements that they wouldn't buy one of the homes because of how poorly they are built. The homes they are building in Carbondale is a disgrace to the construction community and they should be embarrassed to have their signs posted anywhere in sight.

    We recently won a judgement against this company after almost 3 years of litigation. All experts involved in the case (including Drippe's experts) agreed that the construction did not meet local codes for residential construction. We live in Shawnee County and the only thing that has to pass inspections is the septic system. As part of the case Drippe sued his own framer and this framer is still building houses for Drippe. The only reason Drippe gets 1 star is because I can't give them no stars.
