    On August 21, 2024, I signed a 12-month lease agreement with Rental Management Solutions (RMS) for the property at **** ** **** **** in Topeka, commencing on September 1, 2024, and ending on August 31, 2025, as we work to assist international teachers new to the district with housing. I gained access to the property at that time to prepare for teachers to move in and noticed exposed insulation hanging in a closet, signs of leakage, and poor maintenance, also causing a foul smell, despite cleaning with bleach and other household cleaners. I contacted RMS regarding this issue on August 27 and provided photos; I was told it would be addressed on Thursday, August 29. I returned to the home following this date, and the foul odor remained despite plugged-in air fresheners, as well as multiple health code violations, including the appearance of mouse droppings, potential mold, etc. The home is not habitable and is a significant health and safety hazard. Photos of all of these issues were shared with RMS by email on September 1, including photos of many mouse droppings throughout cabinets and other spaces, exposed insulation, visible entry points into the home for mice from the outdoors, added mouse traps (these were added by RMS or the owner of the property between August 27 - 29). All of these issues reflect a health hazard and “noncompliance with K.S.A. 58-2553 materially affecting health and safety." I contacted them again on September 3 and September 4, and this issue has still not been remedied. RMS has not responded to my requests to remedy this issue, so I am requesting that I be released from the leasing agreement or that my lease be moved to another RMS-managed property that does not have health hazards to the occupants.

    This issue has been resolved thru our office, see email below.

    I did get a chance to speak with my supervisors in regard to
    the house on **** **** this morning.  The house is livable, but
    we do understand that it is not up to your standards.  The owner and
    management here have agreed to refund your deposit and pro-rated August rent
    provided the keys are returned before 5pm Friday, September 6th. 
    On Monday, we will send someone out to the property to verify that everything
    is good.  A check for the refund should go out next week.

    First of all there's a big hole in the roof causing tons of water to come into the bedroom damaging clothing and other property personal property also I had to take off work for 14-day leave due to this Roofing situation changing our buckets mopping up the floors in the hallway in the bedroom second of all I can't take no baths only can take showers as you can see bugs come through the plumbing system as you get ready to get into the shower the perimeter of the property floods doing bad weather which is the driveway garage in front of the house walking into your house through the front door real bad flooding situation the water is yellow I had to call out to the city to have a water treatment come through here numerous of times there's no air conditioner system in his house they said that it can't be one repaired but there's other properties in this area that have air systems which is privately owners houses that i have rental out in the same area. Gutters clogged up I don't even think the gutters are being used for any weather use they're just there I have to use a kickstand on the back door so no one won't kick in the back door due to not having proper locks on the doors front and back of the house easy access for anyone to break into your house and this is not a good area where this house is located, *** ** **** ********** *** *** ***** ****** ****** ****** ** *** *** ** ***** ****** I had to keep this house up to be able to not have a bug problem roaches or whatever you call it never lived in this type of environment in my life the pipes freezes up during the winter they put hay on top of the pipe system instead of getting it properly prepared when request they had insurance companies coming out looking at the roof sand at the roof is still in good condition but this is twice that this roof had a situation being attended here inside the bedrooms there are Vines growing from the outside to the inside due to bad Foundation gas bill tremendously High I will saying 2 months. $*** so basically in the winter you got a high gas bill in the summer you have a high electricity bill that's looking about 4 or *** due to no air system they charged me $*** and rent it's not worth it but what can you do you have no choice I have numerous of Maintenance requests the only maintenance request they fulfilled was putting hay outside also they use me through assistant programs for assisting money but never repairs the property they told me I had to repair the property

    We spoke with the owner of the home, who handles all repairs for his properties. He states the day you reported the tree limb in your roof he went over and removed and patched the hole. He gave you his number to call when you had everything moved in the bedroom so he could finish interior repairs. As for the other repairs you mentioned, for example plumbing issues and flooding the owner is stating he has made all necessary repairs. If you are still having issues you have to call and report so we know to send him back out.

    I am rejecting this response, Yes a person Deadpool the tree stump out of the roof but left the hole there basically put a piece of plywood there to cover it and the guy said he will be returning back to completely fully do the roofing work after the weather the weather has been cleared and the guy never returned back so this week this past week I've been facing more rain coming into the house due to the bedroom area in the hallways putting down buckets the same routine that I had when I reported the situation so he pretty much did a half job and haven't came back I did leave a message with the mortgage company this morning March the 6th 2023 required a situation of the roofing in the water coming in from the rain due to the guy doing a half job so I am following proper procedures due to my email messages and my letter of contacting their department they Management Department to leave a message for their maintenance crew to come back out to finish your job I have took a personal leave to be at home for these maintenance people to come and repair this roof because the guy said he was going to come back within that following week and he didn't come back and it was more rain that came

    After your initial dispute, we reached out to the owner and we were told the roof had been repaired and all that needed to be done was interior repairs. After reviewing response we sent someone over to look at the roof and it is clear it was not repaired correctly. The owner of RMS reached out to the owner of the home and explained this is unacceptable and we were assured it would be repaired correctly today March 7, 2023. If for some reason he does not complete this repair please reach out to me directly at *****************.
