The property manager, Andrea Vitarelli, is not helpful. 316 property management "maintenance men" do not fix anything but rather do low quality botch jobs for repair after **multiple** phone calls, texts and emails. Rodents frequently would come into the wall from holes on the outside of the home. Andrea and 316 property management refused to address or correct the issue where the rodents were getting in stating it was the tenants responsibility to contact and pay for extermination even thought the problem was due to issues regarding the foundation/materials with which the home was built. I contacted the exterminator and they agreed the issues were due to repairs needed to the home by the property owner. Any maintenance requests I would enter were days before responses and, only after many attempts, would someone who was unqualified show up to do the "repair". It is important to note that the home I rented was in a nice neighborhood in which burglary was not an issue someone should be concerned about. Despite this fact police came to my door once to inquire about the "maintenance men" that were responsible for the sections of homes in our neighborhood. Later we were notified that it was one of the maintenance men that was responsible for a burglary in the neighborhood homes using a key to walk into the home and steal property. Multiple requests to repair carpet that was old and in need of replacing were never fixed and we had to lay rugs down over entry ways to keep from stepping on the tacks from the carpet tack strips. Andrea also "inspected" the home after move out and created charges for items that were not damaged or broken. She refused to make adjustments to the false charges and kept unnecessary portion of the deposit. I expect some charges at a move out but Andrea's assessment was inaccurate and an attempt to collect more of the deposit. I would spare yourself and keep looking for rentals with another more reputable company!
