I completed a notice to vacate 30 days prior to my move out date and no one responded until I had already moved asking if I had moved out. I replied yes and that I had notified them via their notice to vacate form as I was advised to do. The communication after this was letting me know the place "looked good" aside from the gazebo we left on the deck and the need to paint which would be taken from the deposit, but thay otherwise I'd receive the remainder. That was in March and it is now May and I have not received any further communication or my deposit. I've tried contacting the office multiple times but no one answers there phone.Business Response

My ceiling collapsed in my children's play room and when management was contacted about it, Realiant did not ask if there were any injuries and did not put in a work order, told ME to put the work order in (they are finally fixing it now that I left the unit and they're flipping it to rent, they took my money but couldn't fix it for me!) I lived with mice and rats in the unit for the entire 2 years. Realiant did not hold apartment 2 accountable with the lease, all 3 units were to share the yard but Realiant allowed unit 2 to cover the whole yard in dog poop. Entire building is full of mold and need demolished but is still rented out because of GREED. The more properties Realiant gets, the less they keep up the properties. They can raise my rent but the unit isn't even a safe or healthy environment for my children because the mold keep them sick and the ceiling might fall on them! The unit is so old that I had 2 doors fall off. Stephen Bennett would rather rent out to a schizophrenic (unit 2) that destroys the entire apartment and breaks his front doors down than to keep the unit liveable. Also unit 2 never showers so my whole apartment always smelled like his standing ass ?? I actually tried to keep the unit nice and clean inside and out but Realiant doesn't care of the quality, they just want your money!!!! I was supposed to have payment returned to my account from Realiant (this was stated in court) but no payment has been given back.Business Response

Realiant is a third party property management company. Realiant addresses any and all work orders that come through the system. The expenses are not Realiant expenses, so we have no reason not to do the work required. Regarding the other tenant, Realiant is aware of the issue and is currently proceeding with legal requirements with the tenant causing the mess. Realiant also has made multiple trips to the property to clean up the messes made. We can provide invoices for all of this work.Customer Answer

Constant roach problem since living here . Even after having to basically HARASS the landlord to spray . I had to text and call him repeatedly , to the point he BLOCKED MY NUMBER. JUST TO GET HIM TO SPRAY . I HAVE CHILDREN DO YOU PEOPLE NOT CARE THAT I COULD LOSE MY CHILDREN FROM THIS ? If cps or anyone from my child’s school found out about us having ROACHES AND RATS and contacts cps , I could 100% loose my children or at the very least be back homeless , after trying so hard for almost a year just to get us a place . Only to move to this DUMP . There is a RAT NOT A MOUSE A RAT IN MY CEILING . You can hear it scratching every night ! My sons dad tapped the ceiling w a broom and it started screeching and running around the ceiling , it wakes me up almost every night . I’m already sleep deprived having a newborn baby but the RAT doesn’t help at all it wakes me up from the little bit of sleep I do get ! I have contacted the landlord multiple times and he just ignores me , should I just skip contacting him and call the health department? because that is going to be my next step . I keep my unlt it clean . Scrub w bleach almost daily and keep all food sealed and put away just to constantly see roaches . I’m pretty much over it atp . The people next to me . They opened their door and the horrendous SMELL nearly knocked me over it smelled like poop and urine ! With trash bags laying everywhere ! Maybe do unit inspections and the people who can’t keep it clean and keep up on their hygiene EVICT THEM . That would solve a good portion of the d**n roach infestation! I was happy to finally have a place to have my family back together. Now my hair is literally falling out from STRESS . I have A newborn and I have to keep all his things sealed up to ensure he doesn’t get sick from roaches getting near his stuff . DO BETTER SLUMLORDSBusiness Response

Realiant is a third party property management company who does not own this property. We do not have anyone that works for us that has the ability to block tenants text messages. The only tenant we have in our system with the name similar to ******** ******** resides at *** ******* **** *. We do not have any work orders submitted in our system from this tenant. However, if this is the correct property, please see attached invoice for a recent pest treatment. Also, please see notes attached to the invoice where the pest control company noted that the tenant in unit 7 did not prep their unit to be treated. In order for pest control treatments to work, tenants must prep their units as instructed by the pest control company. Again, Realiant is a third party management company who are literally hired to handle these situations. If at tenant has signs of pests, we will have the property treated, as is evident by the attached invoice. Realiant has no incentive not to treat this property.Initial Complaint

I was given my keys at the property on my move in date. Once there, it was explained to me that the back bedroom window was busted out but there was already an order in to fix it and should be fixed within the week. We are now 2 months out and I have put in 3 additional maintenance orders to get the window fixed and it is not fixed. I left a message for them to call me today to discuss and a lady called me and immediately told me I have no right to be mad, they boarded up the window and to them that means it is fixed. As she kept over talking me and getting louder with me I kept getting louder with her and it ended in me hanging up because you are not going to tell me I have no right to be mad when I have already forked out $4000 to your company in 2 months and still can't get a busted window fixed in my home!!!!!!!! Last month when it was hot out, it made it extremely hot in my house and my cooling bill was outrageous. Now it is getting in the 30's at night and I can't keep my house warm without running up my heating bill. This is unacceptable!!!!Business Response

We are very sorry for the window issue. Realiant approved this window install with the vendor on August 25, 2023. There was a clear miscommunication with the vendor, as they did not order the window at the time. After the tenant reached out again, it was clarified with the vendor and ordered. We are just waiting for the window to come in so the vendor can install. Please see attachment where the business owner approved the order on August 25, 2023. i recently moved to flnc (dec 9, 2022)
i was told by the realiant landlord on Pike st. covington to expect a Security Deposit refund check in the mail nlt Jan 9, 2023 (pike street -new Realiant address)
Its now Feb 27th & i STILL Havent gotten my $ !!
realiant owes me my sec deposit $
i was a faithful tenant paying the rent ON TIME since Jan 2020
i had to deal with many Very delayed maintenance issues - atleast 2 that Werent resolved while i lived there
The apt bldg is very Old; i had to deal with MICE, ROACHES, BED BUGS
& YES we cleaned the apt prior to moving out - i DESERVE A Sec Deposit Refund check & almost March & i havent received a Penny!! (slumlords)
i dont want to take this to court BUT, i want & deserve My $ that's Due to me - IF I RECALL RIGHT THE SEC DEPOSIT AMNT WAS $600 OR 650.00

My apologies as this was just found in my "junk" folder.
This unit required over $1200 of expenses to turn. An itemized report was sent to the tenants forwarding address as well. See attached invoice. We also had to replace the stove and fridge (not attached).

They are slumlords, the itemized list they sent is crap - all those things were Substandard at the time of Move-in - I stated all the FACTS in my email - I owe them nothing but they owe me the Sec Deposit Refund; the stove, the cabinets, the floor, the bathroom, the walls, the windows were All dirty upon Move- in + it had mice & roaches at the time of Move in + everything I wrote in my email about the apt and reliant.
