    They're slumlords. If you're a good tenant who is clean, quiet and always pays on time they'll still treat you like garbage. They're mean, rude, and they do NOT maintain their properties which are filthy, bug ridden and disgusting. You'll be too embarrassed to tell anyone where you live. And even if you pay off your lease and leave the place better than you found it they will still steal your damage deposit. Want pics?

    I was approved for an apartment through PML, and waited two weeks to receive an inspection through the Jefferson County Housing Authority. I was told in person that the delay was a zoning issue with the property, and that was the reason for the delay. I attempted to contact PML, and they stated that they had done everything on their end. The principal broker in particular tried to pass the buck onto the HA. Another employee with PML was able to resolve the zoning within a few hours, after I waited for over two weeks for the inspection. The apt was inspected within a few days and failed miserably. The electricity wasn't turned on so the inspector could not check the outlets, no access to the water heater, windows did not open, and other obvious violations that PML obviously knew would prevent the apartment from passing the inspection. I was told they were experienced with Section 8 inspections as well. PML would not make any repairs or allow another inspection, which left me with no where to go as I was out of my previous apartment. PML did not act in good faith from the beginning, and I believe that was treated with disregard and discriminated against due to the fact that I had a Housing Choice Voucher.

    I am not a customer of Property Management Louisville, however I am a neighbor to two of the properties that they manage. My home's property is adjacent to their property. Starting in October of 2021, I began complaining about garbage around the perimeter of one of the PML properties. I contacted the owner who connected me with the operations director. He said that he would address this issue. However the issues with the garbage continued. In the spring of 2022, it was evident that these tenants were allowing transients to stay in the house and garage. The garbage issue increased and often there were individuals under the influence passed out in the alleyway. During this period I contacted city codes and the police department as well. In May, I was notified that the individuals at this residence were to be evicted in two weeks. However that did not happen - and they and several others continued to live at this residence until early August. However, with the departure of these tenants, squatters have assumed control of the property and the area continues to be scattered with garbage and there are several broken windows. In total, I have contacted PML around 10 times with my complaints over the past 10 months, and I am always assured that the issue will be resolved, however it never it and continues to this moment. In fact, the property looks worse now than at any time in the past 10 months. I would be weary of having this organization manage any properties, as it seems they are negligent in their care.

    As stated in my original review, I am not a customer of PML. PML manages the properties adjacent to my home. However, their response is not accurate. They do supervise the properties I am complaining about and have documentation that they do. The owner is a client that has employed them to manage his properties. I initially corresponded with the owner and he connected me with the Operations Director at PML. We have been emailing since at least May 2022, and as recently as August 21st 2022 when I notified them that I submitted this review. I have a record of these communications. I am not surprised that the organization does not seem to be aware they are responsible for the property as that seems to be one of the issues. Tenants are responsible for upkeep of their rental, however if they fail to do so, this falls to the property management company. Currently the property I'm concerned about does not have tenants, and hasn't for several weeks. In their absence, the incredible amount of garbage in and around the property is certainly their responsibility to clean. Squatters have been staying in the property and the garbage continues to increase. My grievance with this organization is that their business - managing the property adjacent to mine - is negligent. They were aware. I notified them several times and other neighbors have disclosed they sent complaints as well. They allowed problematic tenants to let the space that proceeded to trash the property. There were multiple visits by the police. There are times I did not feel comfortable in my own home due to the events at the property they manage. I am surprised that they would allow the property to fall into the state it is in so quickly. As a landlord myself, and someone that could be a potential customer, I would be incredibly upset to know this organization is making a profit exploiting something I own.
