    This complaint has been resolved; although we are disappointed this persons relationship issue has left us with unpaid rent and we do not have possession of our home. He signed a rental agreement with his girlfriend in Oct 2023, then apparently moved out 2 months later. He notified us by text, but we were not sure if he moved back in. So, in April 2024, when the rent was not paid, we reached out to both tenants. Once we were convinced the boyfriend did actually move out, and the girlfriend was still in the home, we had to proceed with filing an eviction on the girlfriend only.

    Main line in Plumbing has been in issue since shortly I moved in back in April 2022. I don't flush the toilet paper down the toilet unless I need to so there is no reason I should still have this issue nor should I have to keep paying a fee every time they come out to u clog it. They dug up the yard once and the main line is still clogging and no licensed professionals have been out to fix it, just the landlord himself. They've been out at least four times. Also, I understand the eviction process but I'm not sure if it's legal for my landlord to charge a 250.00 fee if an eviction is filed. Also, the house has major termite damage, the floors that I were told were epoxy are just coated with a paint, and there is mold in the house in several places, plus crevices and unsealed doors and cracks in the walls. I pay 1170.00 a month plus utilities. I'm simply fed up with the fees that make it harder on me financially than it already is just to keep a house in unfit shape over mine and my kids heads.

    Yes, we had problems with the main sewer line at the tenant occupied home. As she stated, we came out several times to address the problem. We put an outside cleanout in the yard and fixed the problem. A couple months later more problems occurred so we replaced the entire sewer line on Nov 21, 2022. The problem has been completely resolved.

    Regarding complaints to the condition of the home, this is the first-time hearing of such problems. The tenant knows the process for requesting a repair; she has contacted us in the past about the ac not working and the oven not getting hot. We responded each time she reported a legitimate problem and we made the necessary repairs.

    Before the tenant moved in we installed new vinyl flooring in the kitchen, new vinyl plank flooring in the living room and painted epoxy coating on the bedroom floors. The tenant performed a walk thru prior to moving in and there was no problem with the epoxy painted floors at that time. Also, there was no mold when she moved in; and no evidence of termite damage. Regarding crevices and cracks in the walls, most homes, with age, develop cracks and crevices. She is only renting the house, not buying, and can move out at the end of the lease. 

    The real problem is her not paying rent. We have had a lot of problems getting her to pay rent; she received rental assistance for several months. And at the time she submitted this complaint she was late again.

    In accordance with the Kentucky Landlord – Tenant law, we provide written 7-day notice prior to filing an eviction. The notice advises there will be a $250 fee if necessary to file an eviction.  On July 13, 2022 and again this month, we filed an eviction against this tenant for non-payment of rent and charged the $250 eviction filing fee. This fee, charged to all tenants whom we have to file an eviction, pays for the court fee, sheriff service and attorney costs. 

    The tenant is advised to contact the landlord to schedule an inspection. In the meantime, the tenant should pay the rent.
