    I have ask them to come get there trailer several times know. It’s a rent to own trailer. They want me to take it a few hours from my residence during my work hours. I’ve asked if they could maybe stay a little later for me to drop it off and they refuse. Over the last couple months I’ve called several times and they have changed their phone number or went out of business.

    My thoughts for a future potential customer, perhaps heartland/bli simply doesn't take payment arrangements if an account becomes 60 days past due. If they do, my attempts at doing so have been unsuccessful and now I'm threatened with repossession. I understand the importance of paying your bills on time, and do accept fault in this matter. I just wish there was an alternative to the situation when the person who entered into the contract is trying to get there account current to avoid losing the buildings they're renting to own from the company. Anytime I call the 1800 number I'm told I have to make both payments in full and then they will work with me on the current due obligations. If anyone has any idea of a person to contact to discuss this situation I would be extremely grateful.

    This customer called into our office shortly after submitting this complaint to the BBB. Our representative was able to assist in resolving this issue. Please note the payments that were required were not full payments and we worked with the customer as best as we could to resolve the issue. We will continue to work with her.     Dear BBB,

    I hope this message finds you well. I am writing to express my deep dissatisfaction and frustration regarding a contract I entered into with ******* ******** /red dirt buildings/stormor/ heartland capital investments. I believe that I have been misled and provided false information regarding the terms and conditions of the agreement.

    During the initial discussion, it was explained to me that if I were to opt for an early payoff, there would be no interest applied to the remaining future payments. This proposition greatly influenced my decision to enter into the contract, as it seemed like a fair and beneficial arrangement.

    However, upon further examination of the contract and subsequent communication with the company, I discovered that the actual terms were significantly different from what I was initially led to believe. Contrary to the initial explanation, I am now being required to make payment terms that I were told would be negotiated as a result of the delivery driver damaging the building during the delivery and not coming back to do the repairs as promised and the initial overall experience trying to just receive the building. Initially I contacted the company many times based on this being communicated but then after so many attempts for over a year now have been told that they will not honor this, and I am expected to keep all agreement terms and that there isn’t negotiation and when trying to escalate it the call center cs transferred me to her supervisor who told me she was the highest up that I would be speaking with and there were no other contacts or numbers that she would give me to escalate this to or try to resolve in a satisfactory manner.

    This unexpected revelation has left me feeling deceived and misinformed. It is particularly distressing as I made financial arrangements based on the understanding initially provided in true messages I will be providing.

    I firmly believe that Heartland Capital Investments should be held accountable for their misleading practices and the resulting consequences. This breach of trust has caused not only financial strain but also emotional distress. I expected transparency and honesty throughout this process, which unfortunately has not been upheld.

    I kindly request that immediate action be taken to rectify this situation. I urge Heartland Capital Investments to honor the broken promises discussed and outlined during our communications. It is crucial that they provide me with a revised contract that aligns with the initial representation made to me about the early payoff conditions and renegotiating the cost of the damaged building.

    Additionally, I would appreciate transparent communication going forward to prevent any further misunderstandings or discrepancies. Clarity and honesty are paramount in ensuring a mutually beneficial relationship between a company and its customers.

    I sincerely hope that you will take this matter seriously and address it promptly. I trust that you will conduct a thorough investigation into my complaint and take appropriate measures to resolve it in a fair and just manner.

    On 4/21/22, this customer entered
    into a contract with Heartland Capital Investments. In this contract, the
    customer signed in agreeance that “if the Renter wishes to purchase the leased
    property, Renter may do so at any time by making the payment of any unpaid
    rental payments due plus 45% of the remaining Total Cost calculated at the time
    plus sales tax and any other applicable fees. Renter must be current on
    all Agreement obligations to exercise the Early Purchase Option.” This information
    is stated in #6 on the signed contract. HCI does not charge interest and
    clearly states the early pay off options to all parties, including the customer
    who is the “Renter.”
    There is no indication in
    our notes or contracts that the customer would be negotiating pricing. If a negotiation
    of pricing was discussed between the customer and the independently contracted
    driver, that would be outside of HCI as these drivers are independent contractors.
    It is documented that the payment due date was set over the phone for exactly
    45 days after the delivery date.
    We certainly have not
    mislead the customer considering all agreements have been completed in the form
    of a legally binding contract which spell out the rental agreement between the
    customer and HCI.

    I’m paying $299.72 plus $17.98 tax for 5 years should be $17,983.20 but after each payment they are adding a renters fee of $100 an something it says no where in the contract about a renters fee each month only if you pay off early plus a convenience fee of $200 if I pay over the phone I’ve paid for the last 7 months an my payment hasn’t went down only went up payoff last month was $7,700 some odd change an payoff for august is $7,900 an some odd change

    It is correct that this customer is on a 60 month lease agreement with Heartland Capital Investments, with a monthly payment of  $317.70 ($299.72
    payment plus $17.98 tax), for a total contract amount of $19,062.20. Currently, they have made six monthly payments, totaling $1,906.22. The rental fee is incorporated into the $317.70 monthly
    payment and is not an additional $100. Also, the convenience fee for making a payment over the phone is only
    3% of the payment amount being processed. Furthermore, in case this customer is
    unaware, they can make their payments online, or by using the automated phone
    system, and pay a convenience fee of only $3.00. Even further, they can send
    their payment by mail and pay no convenience fee.

    Customer has signed a rent to own contract with Heartland Capital Investments. There are rental fees included in the monthly payment in order for customer to rent the unit from us for 60 months. This is explained in the signed contract that the customer has a copy of. If another copy is requested, we can provide that to them.

    I signed an agreement with Heartland Capital Investments LLC/1st Choice Rentals Store on 05/25/2021 in hopes of creating my own salon. The total amount agreed, including 10% tax and two additional add-ons in full, $8,140.00. I did however add insurance to the unit, an additional $31 to the monthly payment of $274.07, now making each payment $331 not including taxes, roughly $334. Over time I did experience financial hardship due to Covid-19. I did communicate consistently to create arrangements with my unit payments and have been paid on time for over a year now, or so I thought. They sent numerous texts, emails and left voicemails stating my payments are delinquent every first week of each month. My contract states every 21st of each month is when my monthly payment is owed. Calls/messages would come 2 weeks prior. The first call I was hung up on after explaining my reasoning for the call. Second time, I received an extremely long hold time. The third attempt I had a friend call from their personal number and received an answer. They stated no one had spoken to me at all that day and did not disconnect the call while I was speaking and deflected for 2-3 minutes on what number I called from. She then repeated my personal number aloud which is providing confidential information to an unknown caller without proper authentication. I had not yet confirmed any information. I then directed the conversation back to my original concern. Emily then relayed they had altered my payment due date to the first of each month due to my previous late payments the prior year. Done without acknowledging me then relayed a different amount that what was not communicated to me or listed in my contract, $12,585.50. I asked for the interest amount, the young lady relayed there was no interest. I have paid a total of $8,937, well over the agreed total. I never agreed to pay what they just now sent to me 3 years later only after I had to ask and it took her a while to send.

    Customer has not completed the contract agreements agreed upon
    on 5/25/21. In her complaint, the customer is referring to the cash price of
    the unit rather than the contract price. Customer opted not to pay the cash price
    of the unit at time of sale. Instead, customer opted to enter into a contract
    with Heartland Capital Investments to rent to own the unit. As stated in #5 on
    the signed contract, “60 CONSECUTIVE MONTHS @ $274.07 FOR A TOTAL COST OF (NOT
    INCLUDING SALES TAX) $16,444.20.” Signed invoice and contract are attached for
    customer to review.

    I am rejecting this response because:


    I did not opted out of anything. They have relayed only 40% of my monthly payment goes towards my payment and 60% to rent. Listed NO WHERE in my contract. The form signed was sent to me digitally with the newly given amount much larger than anything communicated with me. I never agreed to pay this amount. They even listed it in grey once emailed to me but the communicated amount is I’m bright blue. They never show the balance after each payment purposely. They are scamming me and after 3 years I still have yet to receive anything confirming this lie about percentages only covering a portion on the shed. I never received any paperwork proof over than a digital form that could be forged with my signature.  I need to be released from this fraudulent company. They have gotten well over the cash amount asked and are attempting to scam me out of more. I haven’t even used the shed. Given me my money back or consider my account closed and shed fully purchased. I’ve paid $8,577 total, cash out amount says $8,140. This is not right. How can you do innocent people like this?

    Customer had the option to
    pay for the unit in full at the time of the sale as a “cash sale.” Instead,
    customer opted for the rent to own option offered by Heartland Capital
    Investments. Customer then signed the legally binding agreement with HCI to pay
    for the unit over the course of 60 months. With the rent to own contract, the
    customer agreed to pay not only the principal of the unit, but rent + taxes on a monthly
    basis. This information has been explained to the customer multiple times.
    Copies of the contract have also been provided to the customer multiple times.
    This seems to be an issue of the customer not fully understanding the HCI rent
    to own agreement. Customer is welcome to call to speak with an HCI
    representative to explain the contract again or seek assistance from her legal representative.

    I received a payoff amount of just over $21000 good till 5 September 2022 and received check for them at a settlement title company on Friday the 2 September 2022 and called company to very address to send it to them and was told Monday was holiday and she told me to add another check for a payoff good till 12 September 2022 to insure it will be paid I asked if I would be penalized them not receiving till after the 5th that being the date payment was due for September and she said no you have a grace period so I put an additional check in envelope to cover up to the 12th just in case it took longer being mailed. They received and posted payoff on the 6th September and now refusing to refund me the difference saying it’s a rental contract we don’t refund over payments. Which was not told to me when I called on the 2 September. I want a refund of over payment
