In October 2024, this company was bought out by different management. For the months from February to June 2024, they were under a different management. This new management caused the app to crash and residents had to pay monthly rent via check/money order for three months. During this time we were not billed electric like normal, so once the new app started running we could see the electric charges and had to pay that amount upfront. My roommate and I got a charge for $125 for electricity- the charge was labeled "electric - 08/23/2024." We go into the office, ask what it is about, and ask for document proof of that charge. We were then told for the months of February-June 2024, we were billed wrong. She went on to say the old management undercharged people throughout these months but there was no proof. My roommate and I say we are not paying it without proof. Next months rent is due. We pay it but you cannot specify what bill the money goes to so of course our rent money went towards the $125 bill which left a remainder of the rent. We both now got a late fee $50 charge to our account and if we do not pay it by January 12th we are evicted. We have also gotten this letter the previous month to vacate the premises if we don't pay that amount in a certain amount of time. We go to the office about that and they say "it is worded wrong" and that it is the law to offer 30 days notice before threatening eviction.
They do not abide by their lease at all. They are getting away with random charges with no penalty. We have been to the office multiple times because of problems with our upstairs neighbors and nothing has been resolved. This company is poorly owned and very poorly managed. Not to mention the trash compactor doesn't work and piles upon piles of trash is piling up. Looks trashy and is most definitely a fire hazard.Initial Complaint

There has been a hole in my ceiling since July 9th when I first reported the issue to maintenance. I have been repeatedly told that they have been waiting on lifts at the owners approval. The owner has not approved it and I served them with notice of need of repairs on December 20th. I have repeatedly reported and requested maintenance. Due to my ceiling leaking and falling apart in chunks. It has grown in the last few months to the point I no longer feel safe in my room. I have paid rent and utilities on time every month since I moved in August 2023 and I feel as though their end has not done their due diligence on the owners side.Initial Complaint

I signed a lease with them and I was promised that they would help me sign it over to another person. This was in August. The moment they filled up all of their rooms, their computer systems went down and it hasn’t been brought back up. I recently found out that the owner of the business is shrugging off renewing the computer system and it’s now December. They’re also trying to make me pay utilities to a place I haven’t even picked up the keys to move in to. I’ve never set foot in the apartment. I’ve had multiple people who have wanted to take the lease since the end of August. They keep telling me that it will be fixed next month. They’ve been saying that since August, it’s now December, and they’re saying maybe January. Like I said before, the owner is refusing to renew the system and is just shrugging it off and lying about renewing it. They seem to have absolutely no plan to let me out of this lease. They’ve had a full lack of communication, and the guy I was originally talking to about the lease isn’t there anymore and nobody told me when I was emailing him for information. I’ve been at the top of the list to get rid of my lease, but they decided to fill up the empty slots and then shut down their computers. I’m just trying to get rid of the lease, especially because I’m living somewhere else and moving in the summer and they are taking all of my extra money. I had a friend who was living there, moved out and signed their lease over, and then Cev was still charging them money after they moved out.Initial Complaint

I have lived at CEV Murray since the end of 2023. Throughout our lease, we have encountered major problems. The first red flag was when we went to sign our lease, they were unable to show it to us due to "technical issues." These issues lasted for 2 months, where we had to go in person and pay cash for our lease due to their system. We were unable to sign a lease until we had been ln the apartment for 3 months. We were told when we signed that our rent would be at a locked in price, even when we resigned the lease in July. We have gone to resign the lease and were told it was increasing by $250 a month, then by $300 a month, and now it has increased by $500 a month. We have not resigned because for the accommodations provided, that price increase is horrendous. Just over the past 6 months of us living here we have had a room inspection at least twice a month. This is fine with us other than the fact that they don't even knock when they come in. They walked in my roommates room while he was in the shower and when we stopped them, they stated they didn't know they weren't allowed in his bedroom. During this same encounter, they let his dog out the front door and didn't even tell anyone until we found the dog outside on the sidewalk. They also haven't come to fix the multiple repair requests we have put in, even though they let themselves in our apartment whenever they please. When we told them they could come back to inspect after my roommate was out of the shower, they let themselves in my bedroom and went through my clothes and items, throwing them out of my closet. They were supposed to be inspecting the sprinkler, which is on the other side of the room. Overall, CEV is a terrible business. The residences are unsafe, mold growing everywhere and balconies about to fall in. Put this on top of the fact that they have incompetent staff and terrible business practices. I would never recommend anyone to live here.Business Response

Hello,In regard to the complaint, I would first like to say that as soon as we received it, I gave the resident, ******* *********, a call asking to set up a meeting and left a voicemail. I followed up with an email asking when he was available to come in and meet. We messaged back and forth, I provided my availability and never heard back from him. I will attach that thread to this email.Furthermore, when they were signing their lease to move in, we were in the middle of a management takeover. During this time, we were unable to access any software. As soon as our systems were backed up, we had trouble getting in contact with the residents to sign their lease. This process was prolonged on their behalf. Once the lease was signed, we sent them a renewal. We operate on a tiered pricing system. This means we only have a certain number of spots at each given rate. Once we are full, we move onto the next tier. The resident was informed of this system several times by phone and email. As far as entering a unit, we always provide residents with a 24 hour notice prior and knock before entering the unit and/or bedroom. There would not be any reason we would tamper with a resident's personal items under any circumstance. The only reason we enter a unit is for quarterly inspections, work orders, and vendors as needed. I went back to the account to look into their maintenance request, they were all marked as complete, and nothing was left as incomplete.Since this complaint was made, Darrying and all of his roommates have resigned a lease with CEV. Issues we have experienced while living in this apartment include:
-apartment was filthy when we moved in
-no hot water for a week/had to find other places to shower
-have not had a working furnace/heat for weeks while temperatures were in single digits outside
-thermostat was in the 50s while it was set on 75
-one resident has asthma and was struggling to breathe because the apartment was so cold
-two other residents got sick because they were so cold in the apartment
-the apartment complex did not salt the park and they were completely iced over so we could not leave
-dryer has not worked properly for months and we have had a work order in for 4 months
-reeks of smoke
-kitchen floors where black with dirt
-there were nails left in the carpet that we have stepped on
-hole in closet door, missing track
-broken light fixtures and missing light bulbs
-missing bathroom vent cover
-kitchen door racks broken and missing
-water damage on the ceiling in the closet
-we have called numerous times for them to fix issues and maintenance does not come
-front desk worker does not do anything and gives attitude when you try to explain issues to her
