    I was disappointed with them from the beginning. My apartment wasn’t fully finished, you know, those finishing cleaning details that are so welcoming. I cleaned my apartment before moving in. And I maintained a spotless home throughout. So I’m expecting to receive my deposit- a depending on this. They kept it. -the reason???? Not about the condition of my apartment-NO. I gave them over a 30 day notice verbally, that I was moving. Because my notice wasn’t submitted online, they kept my deposit claiming I broke my termination agreement. AND in their lease agreement it states that a verbal Notice CAN BE RECEIVED DEPENDING UPON THE MANAGERS DECISION. Just a50/50 toss in the air. Of course they’ll do anything to keep that deposit, but so did I and they very easily could have given me my deposit within their regulated options. But NOPE. And I was a very good tenant. But I’m sorely disappointed in their customer service through my entire stay.
    This is not characteristic of me, to write reviews. Whether it’s exceptional or excruciating it does need to be reviewed in my opinion so I’m sharing with you- give a30 day notice online, just saying.

    I will like to file a complaint with this abusive corrupt apartment company
    I’ve been without air conditioner since 9 days , have requested several maintenance request and they have not complied to have an adequate , habitable place to live with this heat warning for the entire country they don’t provide decent AC units that work , I’m a disabled veteran and a Senior citizen and they careless about their responsabillities as Landlord , they must be protected by KY laws that nobody cares , OMG , this is abusive an unacceptable , here and in any place , apartments in Gibson Lane in Richmond are decrepit and the Manager : Rachel is the more insensitive , unprofessional person I have ever met :(

    They shouldn't even get one star but only option. They don't follow kentucky renter laws at all. Make the own rules up to be untrusting to renters

    I would recommending avoiding this place like the plague. I will try to keep it all concise, but basically the Winchester, Kentucky Branches bought Katlyn Court Apartments at the end of 2022 on Gibson Lane in Richmond, Kentucky, and was to 'uphold' our previous lease. The management is rarely available or polite. The day of moveout none of the employees showed up to our preset meeting on time or at all, and after finally getting someone on the phone, I was able to head out. A month later my deposit of $300 was kept with ridiculous charges after being told verbatim by multiple employees that since PSPM did not have proof as to what the apartment was like before purchase, it was unlikely that I would have any charges on my account. I have included the charges below. I moved out on the 1st of May 2023.

    As you can see, my deposit was $300, and I was charged a perfect $300 to prevent me from receiving any of it back, with the $185 presented as a fee to me due to their company changing hands.
    I repeat, other charges aside, I was charged $185 in their math as a fee to my account due to their company changing hands.
    The lease upheld did not include anything about drip pans, the apartment was mopped, vacuumed, and cleaned thoroughly, and then PSPM kept my additional $185.00 as an aspect of the business changing hands. I do not leave reviews, but people trying to be honest should not have to put up with this from an apartment complex.
    Professional Solutions Property Management is the example of a company choosing all the worst business decisions regarding customers possible, almost seeming comically intentional in their incompetence and not living up to their company name as possible.
