      My property taxes were paid 4 times resulting in an overpayment of almost $8000.00. I have been trying to get this rectified since 12/30/24. Finally got refunded back to my account in mid April 2025. Now fighting to get my escrow analysis corrected because they have raised my payments by $1200.00 a month do to their error. I have called and emailed every other week and just get some BS form letter with no resolution. If someone would take the time to actually read my account history instead of pushing it off. That would be great. I also had to file for an extension for my taxes because it took over three months to fix 1 of the issues caused by GMFS. I would not recommend. I’ve asked for a supervisor or manager but customer service never allows that. Don’t ask for tax or escrow department because you are transferred to someone out of the USA and they really aren’t helpful.

      GMFS has reviewed the account and has found that ******' comments are accurate and the taxes were withdrawn 4 times.  GMFS has returned all of the overpayment to the borrowers escrow account and we are rebalancing the escrow payment statement for the borrowers.   We expect this process to be done in the next couple of days.  Once it is completed, the borrowers will receive a corrected payment statement showing their correct monthly payment.  GMFS has reached out to the borrowers via phone and spoken with them.  The borrowers are aware of our corrective actions and we apologize for the inconvenience and frustration this has caused the borrower.

      I have called, faxed, emailed, chatted over 50 times regarding a wired payment that was sent but never applied. There is no leadership at this company. You ask for a manager and they don't exist. You email 20 people and no-one responds.

      GMFS ARE FRAUDULENT LENDERS! Lied about HOMETOWN HEROES PROGRAM! Used name to reel my husband in using this program name they don’t even offer in their state. We closed on Oct 2023 in December we get notified we now need additional Wind and Storm Policy which now made our ESCROW IN A DEFICIT! I Spoke to VICE PRESIDENT OF GMFS HE STATED HE WOULD RECTIFY THEIR WRONG HE STARTED WITH A SMALL JESTER AND NEVER RETURNED MY CALLS AGAIN!!! My husband is A RETIRED VETERAN 100 disabled!!!! GMFS AND NOW ***** ***** IS ROBBING US DRY! ***** ***** TOOK OUR AUG 2024 MORTGAGE PAYMENT FROM CHECKING ACCOUNT YET DID NOT APPLY IT AND SENT EMAILS THAT WE ARE DELINQUENT!!! NEW HOMEOWNERS GOING THROUGH A NIGHTMARE!!! STILL WAITING FOR SOMEONE HONEST TO STEP FORTH AND DO WHATS RIGHT!!!!

      In speaking with the manager whom we believe the borrower spoke with as mentioned in the comments above, he did concur that a "small jester" of $1000 credit was offered and was supposed to be applied to the account to help with the situation.   He did also mention this credit was supposed to be applied a few months ago but was not properly done.   We have reached out to ********** to find out if this credit has now been applied but at the time of this response, we have not gotten a final answer.   The manager also did state the home did indeed need wind and hail coverage which was not on the original policy at the time of closing.   This was apparently the cause of the escrow shortage mentioned above as well.  GMFS is working to make sure the $1000 credit has been applied to the account to offset some of the escrow shortage caused by the need for wind and hail coverage.  Hopefully this effort will help cure some of the concerns the borrower has mentioned in their complaint

      They were fine until they suddenly sold our loans to a **** company called Mr. ******* Now we are immediately having issues with the new company and it's squarely on GMFS's shoulders.

      GMFS sends notices every week stating that we don't have insurance and they are going to charge an extra ungodly amount for their insurance. We keep showing the insurance policy and the escrow statements. They are a headache to deal with. Do not recommend at all!
