I joined The Property Challenge Live back in May 2024. It was a virtual and live event that eventually led to a drawn out sales pitch for the Inner Circle Mastermind mentorship by Terrica. Everything from that point on was a disorganized mess with a poorly trained sales team that gave me misinformation about what the program included. After a delay in enrollment, I quickly realized this was nothing more than a virtual coaching with Terrica and her partners for a hefty price tag of 15 k. This organization manipulates prospects with Religion, sob stories and guilt tripping. Terrica is hardly on any calls and the one Zoom she attended had nothing to do with Real Estate but instead her personal affairs. This business seems like a pyramid scheme. You are forced to enroll in courses with coaches you do not resonate with. I was expected to travel at a moment’s notice and miss out on work, hotel and travel fees non refundable. I lost more monies to justify this program and quickly canceled once I realized I was played. I live on the West Coast and although they have clients from all over, this program was more of an inconvenience for me. You are expected to travel last minute to out-of-state events and miss out on networking if you can’t make it, you aren’t getting any prospects let alone value from what they claim the course offers if you do not attend. Steer clear if you don’t have disposable income to keep up with this money grab scheme. Next time I will be sure to vet an organization thoroughly before investing resources I don’t have to make these self proclaimed Multi-millionaire pockets fatter. They chalk it up to a “Mindset” lack however if it were my business I would take the feedback into consideration. In my opinion the program was not worth any of the associated cost and is highly misrepresented no matter how many excuses their team provides. Another great example of puffed up egos using emotional manipulation to hustle hardworking people.

    Hi Mr. ****,
Thanks for sharing your thoughts. I’m sorry to hear you’re feeling this way, but I want to bring truthful and factual statements to the situation. Our program is all about transformation for those who really goes all in. Success doesn’t just happen; it takes commitment and hard work.
I always tell students not to jump into this based on emotions. The excitement of starting something new feels great, but at the end of the day it’s the commitment that counts. If you aren’t ready to invest the time, then I always recommend sitting this one out. Real estate is a contact sport, and you’ve got to be all in. How do you expect results if you’re not putting in the effort?
Before you signed up, we made sure you knew what you were getting into. From the onboarding process to our phone conversation on June 28th, we laid it all out—what the program involves, and the commitment needed from you. You even signed an agreement that outlined our role and your role through the program. You confirmed you understood that.
We’ve got a well-planned combination of virtual and live calls, self-paced modules, and in person networking events. The entire program curriculum is paced to substantially increase your knowledge as a real estate investor over the 6 months you're with us - there's no time to waste. We host over 70 coaching calls throughout the program per cycle—about 2 to 3 calls a week—tailored to fit the different learning styles; real estate investing requires your time and commitment. We’ve always said that success is tied to how much you put in.
We take pride in building and operating our company in the LIGHT. Just for clarification of the LIGHT core values, L is for loyalty, I is for integrity, G is for growth, H is for humility, and T is for transparency. We are very transparent with our students about who this program is meant for and who it is not. While we provide plenty of content — recorded sessions, replays, the Ownership Blueprint course that breaks down fix and flips, multi-family investments, how to underwrite real estate deals, the BRRRR method, cash on cash, and that’s just to name a few, and also access to the Inner Circle Vault — these tools are only useful if you engage with them. Our records show you’ve had limited participation, with less than 20% of the videos viewed and only 9% of the IC Vault content accessed. And while travel opportunities can enhance your learning and networking, they’re totally optional and not required for success, as we made clear during enrollment.
We offered a partial refund on September 6th as you requested, but we haven’t heard back from you on this. We’re still here to find solutions and hope we can move forward positively.
    Best,
    Terrica Lynn Smith
