    Business began charging an additional processing fee of $3.17 each month without consent or warning. Previously, residents had the option to provide an ACH payment in order to bypass this fee. Then, without warning, a fee was charged in addition to the regular rent payment. This began Jan 1, 2023 and has reoccurred on the first of each month since then.

    This is the second time the company has charged my account without prior consent or acknowledgment of transaction. The previous time was do to a shed that was purchased from another resident. They claimed that because my shed was on another property that I owed a month’s rent on the lot it was purchased from. After legal advice and including my lawyer on the email conversations, they dropped the charges from my account.

    My concern with this company is that they continue to charge fees for whatever they want without having legal consent of a transaction. A transaction occurs when both parties enter into a contract (or meeting of the minds in legal terms) about what is being purchased and the price of that product or service. To charge someone without prior consent means that the person being charged was unaware of what they are being charged for.

    Furthermore, upon inspection of my account with the company, it seems that they delete the $3.17 transaction after some time as to not show on my account. See included screenshots for proof.

    We at Stanley Communities strive to operate with the greatest amount of transparency as we can.  The processing fee in question is not something that we have control over; it is billed by and paid to the third vendor that handles all of our residents' transactions.  To further aid in that transparency, we have since reached out to said vendor and had a consent clause added that needs to be read and checked by the resident before a payment can be processed.

    We appreciate any and all concerns as it only helps us with continued growth.
