The property management company used my power service after I vacated the property. I was left homeless because the owner of the property was upset having to pay his bills and did not like that he was called out when bills were received in the mail. I would like reimbursement for the power bill used by the company.

Any management service should have the service switched to their account when cleaning, etc. This is rude and unprofessional.

It is the tenant's responsibility to call the electric company and cancel their service. We were not aware that this had not been done and turned the electric on to do necessary repairs to the unit.

I would also like to include that this company did not have any evidence to evict my family from the property. A 5 day notice was given, yes they gave us a little grace for getting out, but we were never legally evicted. We were also in a state of emergency with power outages from storms. This company has threatened me and also claimed it is okay for them to use a previous tenants electricity account.

    Business Response

    Date: 06/30/2023

Leeson Real Estate Investment Firm was contacted by the owner of this property, a 6 plex that currently housed only one family which is the complainant, at this time. We were employed to manage effective May 17th, 2023. On May 18th 2023 we issued new tenant letter stating that our firm requires all tenants to sign our lease agreement as well as make all rental payments to our office. This individual refused to comply with our company's protocol.

At the request of the owner he allowed tenants to reside in property initially until May 29th 2023. They were to be out on that date. Inspection revealed they had not moved. Our findings were they had no intention of vacating the property at the owner's request in the time allotment given. After notifying owner of our findings the owner requested for our office to begin eviction proceedings. Eviction notice was issued on June 12, 2023 for *** ******* ** **** * *********** ** ***** where **** ****** *** ***** ***** were residing rent free for over a year and utilizing the complex as their own utopia. This was considered unacceptable by all standards of owner and our management firm. Rules are made to be followed and not to be broken.

All other units utilities, electric and water, are being paid by the owner. Our firm was not made aware that the electric for Unit C was in prior tenant's name. Again, we reiterate it is the prior tenant's responsibility to call utility companies to turn off any and all services out of their name upon vacating the premises. Their has been no threat made to the prior tenant but they have been informed should they choose to continue trespassing onto the property that our office will have them arrested and charges for trespassing will be pressed against them. This is in efforts to protect the owner's property from the prior tenants and possible damages they may commit to. We have no responsibility to the prior tenants as they were never a client of Leeson Real Estate Investment Firm, LLC. Our only responsibility is to our owner who has employed us for our services and our future tenants.

    Regards,

Leeson Real Estate Investment Firm, LLC
