I entered into a contract with the above contractor. contractor began work on my kitchen in November 2022, subsequently began working on the additions in April 2023 at which the contractor left a pile of dirt on my property for 8 months instead of putting in a dump truck, resulting in damage to my soil. In addition, my house was inhabitable for 5 months d/t the fact there were no bathroom facilities and the contractor did not delegate anyone to do any work so I had to stay in a hotel. The inside work is still not complete, half bath not done, walls that have been separated have not been repaired properly. Since I have been dealing with the contractor for a number of years, I have noticed his regimen, this is the time of the year when the contractor goes on his 3 month vacation to ****** without completing the job or delegating someone to complete the job, although . The work was supposed to be completed by the end of the Summer, the contractor is just stalling, saying doesn't have funds to complete the job, but has funds to go to ****** for 3 month, I guess he's hoping I'll forget and never completing the job. .

When I started this job I had to deal with the zoning department because the department denied the project. Her house was too close to the property line. She knew that because she had hidden another contractor who denied the job because of that. She didn't tell me that. I figured this out when I applied for the permit after we signed the contract. We had to go through a 5 months process, ending up in a public hearing process without getting paid for this job. I never dropped the contract.I did everything I was supposed to do and more.
We had to face a lot of challenges because that was an old house. She knew that she would be without the bathroom for a while because we would renovate the existing bathroom and install two new ones. She made me pay $14,000.00 for the hotel and more for expenses that she took out of the payments. She took advantage of the situation and made me do more than 20% of the work that we were supposed to do based on the contract without getting paid. I paid more than $5,000.00 to pay for the removal of the debris in her yard, so I don't know why she is saying that.
About traveling, I won't have a lot to say, I won't talk about my private life, it is separate from my company. WS Builders never stops working, we have people to handle all the situations with or without me there. We are professionals. We never left anything behind.
And after I had done everything that she asked for, much more than the contract we had. She said she would remove this complaint but she never did. She just disappeared and didn't answer my calls anymore.

    Thank you,

Our first home to upgrade our kitchen, bathroom, and basement. Even though ******** got all installments in advance, work was not completed to our satisfaction. We paid him $56,625. Contract signed and 1st payment was made on 08/29/2022. Final payment was around mid-October even though work was yet to finish, and contract said final payment at the end. Inspection done on November 01 and permit for kitchen hood failed. He did whatever he wanted to do. He chose a lower quality material to save money. We wanted an embedded pull-out trash can which he agreed to but never did. His team forgot many other small things in the kitchen like a missed cabinet, missed paint, missed bolts without proper finishing that we had to fix. He later charged us extra $500 for the cabinet. For the bathroom, we reminded him repeatedly, but still no bath towel or hand towel handles. We are left with a substandard shower with no good water flow, closed outlet of our Jacuzzi so shows ignorance of work. Our contract mentioned selected doors and all inside house paint. His team forgot to change one door and paint 3 doors and other places in the house. Final product clearly shows that starting work was delayed then rushed to finish in the last days. After much back and forth, his team came back but it was still left incomplete and not done perfectly. Entrance door is still unpainted from inside. Always in a hurry and no quality check post work. Inspector said can't use low-quality material used for the kitchen hood/chimney. He also picked a cheaper model than what we selected. It does not **** anything, and our fire alarms are always blowing up. We are tired of texting and wasting our time while getting different dates in future or no response at all.Poor workmanship, professionalism overall. I can provide contract/pictures if needed. We are left with paint stains on our hardwood floors, unfilled holes and work that needs to be redone and now will cost us dearly after paying so much already.

Re: I have not heard from the business in response to my complaint.

    Dear BBB Team,

I wanted to update you that we tried to reach the business several times and have not heard from them so far. I appreciate that you tried to reach the business and thank you for your response.

I would also like to apologize if there were any identifiable details in the complaint as I was not aware while submitting the complaint that I have to hide the name of the person or company in this feedback. Usually, while leaving a review, we post the name of the business to make others aware of the situation. Therefore, I tried to be as honest as possible in giving all the details. Feel free to update the complaint as needed as per the BBB policy or terms and conditions if it will be posted on your website or online.

    Good afternoon,

Responding to your complaint. Firstly, I do not have a signed contract with this person who is making the complaint, the work was negotiated and the contract was signed by the client *************************. Secondly, we did all the work in accordance with the contract signed by both parties, all the material used was consistent with it. Over so many years my company has never received a complaint on BBB, it is not our fault if the customer wanted more expensive materials than agreed, if they wanted different materials they would have to pay the difference. About the extra amount paid mentioned, it was to an extra cabinet, and like every company we charge for any work and material that is not included on the contract.
Every time they requested we came back and fixed it, and we went there a few times, around 3 to 4 after the work was completed, because I always give warranty of my work done and want to let me customer satisfied.
The last time the client contacted me was when I was out of the country and I said that I would send my workers there to fix what they wanted, which they still did, and that as soon as I got back I would get in touch, and when I got back I tried calling and texting but never heard back, which it seems to me that they didn't intend to solve anything, but to make this complaint.
As I value the quality of my work and always want to make my customers happy, we are available and willing to review and fix any problems you may have.

    Thank you,
    *****************************.

Better Business Bureau:I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # ********. Please add your rejection comments below; if you do not provide any details, your complaint will be closed as Answered.

Thanks, team for getting back to me. At least by making this online complaint, the contractor replied to you :) As you can see from the screenshots from my husband ********************************* phone (thanks to him for providing those), we tried reaching out to the contractor in Dec, then in Jan, but he never messaged back. We had to send the contract screenshot to him to remind him that front door paint was included in the contract, but he never responded. Therefore, it is completely false information that he tried to reach us several times. He only reached out in March, after the BBB Team probably reached out to him.

My first observation on his response is that he has not answered any of the queries or concerns in his response FYI - my husband and I are co-owners of our house. Just because my husband signed the contract with the business (attached before), doesn't mean that I can not provide feedback for the work done by the contractor in our house. I was present with my husband at all times. This is akin to saying that: For instance my husband and I went to have a pizza and my husband paid the bill, so only he can provide the online review for the pizza and not me :)

Secondly, till date we have a failed inspection on our house (print of the email attached) and the contractor never really got that corrected. I am not sure what more proof we need to provide that he did not do his job, even when the town authorities are also validating our stance.

Also, for the record, they did NOT come to our house 3-4 times after the work was completed. His workers came 2 times. The plumber came in once for leakage below the kitchen sink to fix it. Second time 2 painters had come to paint the porch door but they never painted the main door. You can see that in screenshots as well.

And don't even get me started on the quality of materials and quality of work done by the contractor. We have leakage in our living room under/through the master bathroom shower which the contractor had completely upgraded. We also have leakage in our living room likely through the Jacuzzi in our master bathroom whose inspection point has been closed ignorantly by covering that with tiles by the contractor's team. Both leakage issues are a major concern for us. There are so many paint marks on our carpets / stairs / floors. There are multiple spots left on the roof and so many walls with previous holes, which were not finished before the paint. It was such a bad job on our first home in the US. Anyways, I think we are beyond those smaller issues now, but our stance remains the same that we won't recommend this contractor to anyone.

The work was definitely not done in accordance with the contract and what we discussed. As you can also see from our contract sent earlier, the measurement of the countertop which we calculated after the work was completed is even different from what was mentioned in the contract. The contractor never consulted with us or discussed with us the material options. We even asked him a few times and had selected some reasonable price options for the work, but he would just choose whatever material he felt comfortable with. If the contractor feels he had the right to decide for us as his clients, that clearly does not imply he is free to pick poor quality material like what he did for the chimney and hood. He should have discussed it with us. We have several other screenshots to prove where we are trying to reach him for the material and options, but he clearly was not interested to hear us.

We are simple and straightforward people who do not find happiness in maligning the image of a contractor or business or anyone for that matter. We are hard working educated people who appreciate good work and maintain relationships with businesses we trust. Therefore, if the contractor would have completed the work to even our basic requirements and satisfaction, we would have definitely seen it and would not just make a complaint without reason. It seems the contractor is not interested in fixing the problem but rather trying to get away with it. Hence, we do not accept his response.

We hope we were able to anyway clarify the issue and respond appropriately with utmost honesty.

    Regards,

    ***************************************** and *************************

    Good evening,

Im going to end this conversation, I gave the option to solte the problems but she doesnt seem to be interested in that, just to affect the image of our business. As I said, If they are wiling to show me all the problems and prove that they were caused by us, I'm more than happy to fix everything.
Thank you for your feedback, which will help us to improve, but will never break our principle of always doing our job according to the contract and making our costumers happy.

    Thank you,
