I am writing to file a formal complaint against LG Properties, LLC regarding their failure to address multiple issues after an addition was put on my home and their lack of communication over an extended period.Siding has blown off my house since construction concluded. It has been several months since I was assured that the siding would be fixed, but I am still waiting. My attempts to reach out via email, text and phone calls have gone unanswered, which has been incredibly frustrating.This pattern of neglect has been ongoing since our initial meetings in January, February, and March of 2022, where we discussed several other unresolved issues, including:The pipes in the upstairs bathrooms frequently freezing. The covers for the side and front porches that remain unaddressed. A leaky front door that has not been repaired. Despite scheduling multiple appointments, LG Properties has consistently failed to show up. As a result, two years have passed, and I am still left with these unresolved issues.Additionally, I was informed that the project manager would blow in more insulation between the floors since a significant amount was removed during the roof removal. It was also stated that he would fix the front door during the same visit, however, there is still a gap of more than 1/4 inch between the door and frame. Furthermore, during our discussions for the front porch plans, you advised against installing the other overhangs due to their appearance. I was promised custom built, as no manufactured awnings would work.Business Response

LG Properties signed a Construction Agreement with ****** **** of ************************************* in October of 2019. We completed that project and submitted for the final draw on July 8 2020. We provided Ms **** with a warranty of one year on workmanship and the manufacturers warranty on materials.
Ms **** is correct in stating that she began calling ** for additional work to be done on her house in 2022, which was beyond the warranty period. In each conversation, we explained that we "can" do the work on her house, but that there would be a cost associated with the work, as we were well beyond the warranty period.
Ms ****** home is on top of one of the seven *************** near the *****************, one of the highest elevations in the City. In that area, homes are subject to gustier winds than in the surrounding areas. Siding and roofing materials being blown off homes, at that elevation, are not uncommon, but when repairs are going to be made, the contractor should not be expected (in my opinion) to do the work at no cost.
Ms **** did tell us about a single event of pipes freezing, during the coldest spells we had in the winter of 2022. I believe the temperatures were in the single digits for a period of a few days that year. I did tell her we could add additional insulation in between the first and second floor spaces. I also told her that the pipes in my office broke at that time as our heating system could not keep up with maintaining the temperature. I also told Ms **** that we tend to keep the water running, very slightly, in bathroom faucets when the temperatures get to that degree of cold, and that it is pretty typical for this to happen in ***********, especially at that elevation.
Additionally, Ms **** did send us potential customers as "prospects" or "leads". I did tell Ms **** that if any of her referrals produced an actual, signed contract, I would be willing to create a custom front entry for her as a "referral bonus". Unfortunately, neither of the two referrals produced a signed contract for a project. because of the type of style Ms **** selected for the additional second floor of her home, with the second floor extending out 1' beyond the first floor wall, the type of awning she would like installed (as a pre made item) will not work as there is no continuous surface from the first floor exterior wall to the second floor exterior wall......hence, any awning must be custom made. I am happy to custom build her a solution, but i cannot do this at no cost.
Additionally, Ms **** had some water damage in August of 2023, from storm rains that flowed down her driveway and into her basement. I did go out and create an estimate for her to submit to her insurance company for coverage. I understand that when the insurance company denied the claim Ms **** tried to strong arm the City for the money to make the fixes. I also told Ms **** then, that I wish I could do something to help her, but I cannot do the work without getting paid.
I sincerely understand that Ms **** is a single parent and is a teacher in the public school system raising two young children. I do sincerely want to help, but cant do work without getting paid. My concern has also been that.....how long after the warranty expires will Ms **** continue to think we will perform work on her home at no cost?
I am unsure as to how I go about trying to make Ms **** happy without doing work at her home that is just a cost to me. Its not that I am not willing to stand by our work, nor do I want to make a former customer upset. I am happy to discuss what the BBB feels might be a fair solution. Im saddened that Ms **** resorted to a complaint with your organization. Please let me know if you would like to speak with me about this

I have a one bedroom condo where a boiler-induced steam leak from a corroded pipe wreaked havoc on my kitchen and bathroom (water damage, mold, etc.)Six months later, I was given an insurance check and the rebuild portion of this project could begin. I didnt receive a contract from ** for four more months.Finally, once the contract was executed, I paid *********** and installments until I saw no work being done. I understand there are delays with subcontractors and such, but the delays are unlike anything Ive ever seen. Over a month for rough plumbing, weeks for a plasterer, etc.I moved out in May of 2022. It is now September of 2023 and the work is not complete. The workmanship of this project is also severely lacking. There is a significant problem with planning, organization, communication and administrative responsibilities at this service, not to mention the customer service is lacking. I was told the permit was applied for, then I called the city and there was nothing filed for my address. I wait days to hear back regarding my questions and concerns. I have still yet to receive change orders for this project, which *** requested multiple times. My requests and concerns have been forgotten, even when they were in writing.There is no reason this work shouldnt be complete. I have paid almost $20,000 to *********************** and have not received a follow up or completion date. My contract states up to 7 weeks to complete the job. It has now been 7 months and there is no end in sight. I am requesting this job be completed ASAP and for LG Properties to fix the work that was done incorrectly and/or compensate for damages.Business Response

the *************************** condo was flooded just over a year ago. She was unable to find a contractor to perform the work on her unit and was (somehow) directed to **.
******* had limited funds from insurance to rebuild a gutted kitchen and bathroom. ** discounted its normal billing rate from $185/HR to $100/Hr to help *************** afford to replace everything in those two rooms including walls, floors, shower, vanity, toilet, cabinets and counter. ** also provided tile, from its own warehouse to ***************, at no cost, just to try and keep the cost under the settlement that was provided to *************** from insurance.
The timeline of the project was massively impacted by the availability of the plumber as well as the financial constraints to make a kitchen and bathroom build happen under $30,000 including electrician, plumber and all building components and manpower. This is a monetary amount that is typically spent on a minimum kitchen design, never mind a gutted bathroom.
00e *************** expected to be at no cost. Both ** and the plumber had to spend a significant amount of unplanned and uncharged time to construct, reconstruct, and modify cabinets based on the wrong sizes and wrong configuration.
** is not willing to to also refund, take additional discounts or forgive the balance due.
There is a small punch list of items that *************** and i agreed that ** would modify. If the balance is not paid, we will be pursuing a mechanics lien on the condo and will pursue legal action against the Homeowner.

I am rejecting this response because:I did have major difficulties with finding a contractor, and submitted a request for proposal on Angis List. After my submission, Nequel at LG Properties contacted me to schedule a walk-through and subsequently give an estimate. Based on the documents I was given, I was unaware of any discounted rates this work was simply based off of the original contract amounts. In addition, a normal kitchen and bath remodel usually requires demo, but in this case, the demo was completed by a water damage remediation company prior to **s arrival on site.
I also coordinated and paid for the electrician outside of this contract. The electrical work did not have any effect on the timeline of this project. The main issue with this timeline was due to subcontractors provided under ******************** oversight.
****************** did assist me with the insurance portion of the project he said he would hyperbolize his estimate for submitting to insurance to ensure I would have enough to complete the project. It was still not enough due to have being ambushed with additional invoices for items that did not receive my approval through change order. In addition, I am being charged for tasks completed outside of **s scope (including configuration of the sink cabinet, which my cabinet vendor completed.)
As ****************** stated, both ** and the plumber had to spend a significant amount of unplanned and uncharged time to construct, reconstruct, and modify cabinets based on the wrong sizes and wrong configuration. I am just now being charged after-the-fact for changes without approving a change order in the first place. Not to mention, ** employees started installing the cabinets with a completely different companys plans than the cabinets I went with. It is not my responsibility to compensate for wasted time due to this companys administrative error.
During our meeting this week, I was also asked by ****************** to take this complaint offline in an effort to not discredit the reputation of LG Properties. I was also given a breakdown of our transaction history where two payments (totaling $2,238) were not accounted for.
Given the consistent issues Ive faced regarding my dealings with **, I would settle for not receiving any further remediation on **s part, having my keys and parking pass mailed back to me and subsequently receiving no further communication from this business.

As mentioned previously. "If the balance is not paid, we will be pursuing a mechanics lien on the condo and will pursue legal action against the Homeowner." Over the weekend of October 1, She was sent a breach of contract notice and she has until Friday October 6th to reconcile the bill that we discussed or there will be a lien placed on the condo.
