      Empire Management Company was asked to provide receipts for all the funds they have taken from our condo association. Per laws 183A the management company is required to provide receipts. On December 21st Empire informed me that they do not provide receipts for the extra funds (on top of their monthly fees) they are taking from our condo association. An Empire employee stated that checks were ordered from the funds in question. When I responded that no checks were listed on the bank statements as ordered I received no response from Empire. They have chosen to ignore me. As a homeowner of a condo we have rights to review these receipts and Empire is refusing to provide these receipts that total $472.25 for 3 months.

      Good morning, we told this owner (not a Board member) we do not provide receipts for postage. We are not required to do so. We manage 73 other associations and to go to the post office and ask for a receipt for each property stamps separately would be absolutely unreasonable. We have broken down the charges beyond what is necessary but that has not appeased **************. She has asked other owner to cut and past the same email to us, which we answered and is attached. The charges she is questioning are listed below:

      To give you some additional information:
      September $44.80, this is postage and mailings.
      October $265.70, $180 for preparation and recording of the certificate of trustee, $50 for payable checks, and the remainder (*****) is postage and mailings.
      November $116.95, $67 for your PO BOX you have had before our management and the remainder (*****) is postage and mailings.

      The Board has approved putting bank statements on the website for owners, which we are working on. ************** feels she should see on the bank statement a charge for checks, that is not possible and doesn't make sense. The checks are purchased from our software company, **** **, and our associations do not have credit cards, so we purchase on our master account and bill back. I must also add, this owner started the first day of our management with complaints and accusing the trustees of not doing things she felt they should. We would love to have a better relationship with ************** and answer questions she has within reason. She has already been to our office to review the records from the trustees even though we just took over management 9/1/22. I hope this answer's the questions you need to see we have responded to ************** and our records are adequate.
