    I recently had my second home inspection, and unfortunately, this experience did not compare to my first. The inspector provided minimal coverage, leaving me with more questions than answers about the home’s condition. While other inspectors assess critical components like the roof, HVAC system, major appliances, and attic, this inspector did not thoroughly review these areas, stating the state doesn’t require it.

    Though the business advertises roof and AC inspections, the inspector failed to inspect either. The report did not include the age or condition of the roof or attic, as he claimed he couldn’t access them. However, my previous inspector assessed the roof and attic directly, so I was surprised this wasn’t done. Similarly, the HVAC system was not tested, with the inspector stating the AC couldn’t be checked due to temperature, despite the company advertising AC inspections. My last inspection was in colder January weather, yet the AC was tested then. Not even an air pressure test was done. When I asked if he could return once temperatures rose above 60 degrees, he refused, saying he was too busy.

    Another issue was the lack of appliance testing. The inspector said checking appliances was a "courtesy" but only examined the dishwasher and washing machine. Critical appliances like the stove, refrigerator, and microwave were ignored. Additionally, the report did not include the expected lifespan of key systems such as the roof, AC unit, and appliances, leaving me uncertain whether major failures could happen soon after moving in.

    This inspection lacked detail compared to my previous experience. A home inspection should help buyers make informed decisions, yet this report left out crucial information. I now have to move forward with my purchase without knowing if these systems are in working condition, which is incredibly frustrating.

    This inspection was pointless and did not align with what the business advertises.

    I am rejecting this response because:

    The level of professionalism I experienced with your service was deeply disappointing. My intent for the home inspection was never to secure loan approval, as this is not an FHA loan. I sought your service for peace of mind—to identify potential repair costs, assist with home insurance and warranty decisions, and ensure I was fully informed about my home’s condition. Unfortunately, the inspection failed to provide any real value.
    I repeatedly had to contact the seller to obtain critical information about the home's condition, including the age and functionality of essential components. In the end, I was forced to rely on their written verification rather than the inspection report for confirmation that basic appliances, the AC unit, and the roof were in good condition. The inspection itself did not provide this assurance.
    Additionally, the roof inspection was missing at the time of the initial visit. When I followed up to have it completed, the inspector dismissed my request, stating that he was too busy and advising me to consult my realtor for guidance on what a home inspection should include. This was especially frustrating, as I—not my realtor—was the one paying for the service.
    To make matters worse, a second representative from your company later reached out, offered to inspect the roof, but then pressured me into removing my review. My review was an honest reflection of my experience, and instead of addressing the valid issues I raised, your team attempted to silence my feedback.
    The lack of thoroughness, responsiveness, and professionalism I encountered was unacceptable, and I stand by my review as a truthful account of my experience with your company.
