We are not receiving service from vendor ******* ***********. Have submitted many requests for *********** repairs to Glen Riddle assoc for the past one month. Phoned in requests as well as wrote to Rhonda ********* several times. She promised me she would write to me to lmk when service would be performed. After 30 days of sending her photos of damaged lawn, still no repairs! We pay monthly HOA dues. ******* is destroying our lawn! Even contacted board members. Have communication as proof. No help there either. Posted photos on Glen Riddle Town Square forum and submitted requests there too. Hoping to get a reply from anyone. Nobody replies ever! Management no help at all. Requests are ignored completely! Management needs to be held accountable and repairs need to occur ASAP. Randomly happened to see ******* foreman Matteo a week ago. He admitted to me that management never told him about our *********** issues. He said he would repair the lawn but only after he gets the ok from Glen riddle management namely Kristine ******, Maureen *********, Tracy ********, Rhonda *********, ******* owner Freddy ******* etc. All the above persons need to be held accountable. Ignoring our requests is not only wrong but highly disrespectful and rude. Attached are some photos/communication requests. Sod/grass needs to be replaced in several areas around front and backyard. ******* *********** and Glen Riddle management/ board of directors are to be held liable.Initial Complaint

On Feb 28, 2024 I notified Tracy ******** in the Glen Riddle Management office that there were issues on my property. I wrote to her. Although she tells me she has emailed the vendor, none of the issues have been resolved. I currently have crab grass and lots of weeds on my lawn. Mulch was put down and not spread out, being left in a big lump in front of the house. The gardeners chopped my rose bushes down to stubs. I want them all replaced. This is all ******* ***********. Freddy ******* the owner of the landscaping company was made aware of this supposedly by Tracy but nothing has been done to correct the problems. Additionally, the landscapers cut a power line in my garden. I currently have no power going to two of my garden lights in the front yard. Frick Electric came to my home and told me this. They saw the cut line. I need a new line put in and power restored to the gardens lights that have no power. It is the HOA’s responsibility and their vendor’s to replace and correct these items at their expense. Again, I notified Glen Riddle management on Feb 28. I have called twice since then. Tracy said she would have everything taken care of. Unfortunately nothing has been done. I need everything fixed ASAP.Initial Complaint

I have experienced many problems mainly with employee Maureen Schroeder. When we need service, we are told to email her. She ignores my service requests. Service is not delivered. I pay monthly dues. Deserve service. We are also told to email complaints to her. When I do, they are ignored. Examples: 1. Hedges were not trimmed. 2. A commercial bus is parked on my street daily. I complained. No resolution. 3. My Mother requested a trash bin. After writing several emails, it was never delivered. 4. I asked where to pick up a form so I could apply to build a patio. I had to ask 4 times. 5. A neighbor always keeps a basketball hoop out. Not allowed. When I complained the association and board let them keep it up for months. 6. My Mother also owns home here. Mother wrote letter to board members requesting a dumpster be moved away from her home as well as requesting a privacy fence. Board never responded to her letter. Ignored it. 7. My mother applied to build a deck. Initially denied because they said rail type she wanted was not allowed. We then saw another home in community already had one like it! They approved for another person but denied her. Eventually they approved her but wasted months. Deck still not built. 8. I emailed board members plus Maureen many times to have $ late fees waived. I made all my HOA payments on time. *Bank proof attached. They keep billing me almost $350 in late fees. I was NEVER late and never missed a payment. They are attempting to take money from me that does not belong to them. Overcharging me. *********! 9. They send me harassing letters and emails. Threatening to fine me $200 or more sanctions. Claiming I “disrespect” staff. This is absurd. They don’t do their job properly. The association is being run very poorly. They need to hire competent people. I am being bullied and harassed by Glen Riddle. 10. I have emailed board and management staff requesting that they never contact me or bother me/ harass me again in any way.Business Response

Thank you for your email. I have not received any communications prior to this email and phone call. This resident has a long history with the GlenRiddle Board, Management staff, Legum and Norman Ocean City office and contractors. The Board of Director’s have sent her two certified letters requesting that she not harass staff or any of the aforementioned. This homeowner has sent 21 emails in one day to the Assistant General Manager, Maureen Schroeder, who is mentioned in the complaint. She refuses to comply with their request to stop sending threatening emails and letters. As instructed in the last communication, if the behavior did not stop, she would be sent to the Covenants Committee. Per our governing documents, the Committee fined Ms. ** ******* $200, as she has continued her behavior even prior to this complaint with BBB.
In closing, the Board has addressed Ms. ** ******* and her Mother on all of the issues raised in her complaint.Customer Answer

I am sorry but I feel it’s necessary to say this… please note that they just added a $200 fine called “noncompliance fine” to my original invoice. Basically whenever a homeowner complains of lack of service or general incompetence of the management, we get fined $200 for voicing our complaints! This is crazy! I am a very well educated person. I have reviewed the response made by the business in reference to complaint ID .********, , and find that Mediation is necessary. I prefer not to meet with any Glen Riddle representative in person though I have supplied you with all attachments in many previous emails I am traveling now and will be available again mid May, not prior. My mail is currently being forwarded and takes a few extra weeks to reach me . plz do not close this case .
