Here is a summary of our attached response.

We have reviewed the response from VKB Kitchen and Bath, Inc. to our complaint.

We find the response from VKB Kitchen and Bath to be unsatisfactory. We believe that based on VKB Kitchen and Bath’s and their agents’ actions, the contract should be deemed void and our full deposit returned to us.

However, we would be willing to engage in binding arbitration with a neutral professional arbitrator. But since VKB Kitchen and Bath is unwilling to enter into arbitration, we will seek relief elsewhere.

We believe VKB had an obligation to inform us that the work they were performing without a permit was overloading our circuits by at least 4X the code requirement, and that our circuits would eventually fail completely. In this case, we would have agreed to additional costs to install a new panel and new wiring for each required dedicated circuit. We believe VKB had an obligation to use the correct size wiring in the new work they installed, and therefore not endangering our family with fire arcing at the outlets. We believe VKB had an obligation to follow code required to install a GFCI outlet at our sink.

With all of this being said, we appreciate that VKB is willing to arrive at a certain reasonable agreement with the with respect to reimbursement for the code and safety related issues the work performed by VKB on our kitchen. To correct these issues, we have reached out privately to VKB to come to a financial agreement.

air. Violation 1 -One receptacle found in our kitchen was wired by VKB with 14 gauge wire combined with 12 gauge wires on the same receptacle. Evidence of electrical arcing found which is extremely dangerous, can cause fires. We are very concerned this was done elsewhere too and stopped using many kitchen outlets. Violation 2 - Electrical Code requires major appliances to have dedicated circuits. Kitchen receptacle outlets were wired with multiple appliances per circuit - the dishwasher, disposal, refrigerator, and three countertop outlet one one. Lighting, countertop outlets, microwave, coffee maker on another, lights are constantly flickering. Violation 3 - The three receptacles within 6’-0” of our sink were not installed to be GFCI outlets by VKB. Code violation 4 - Electrical Code requires one receptacle outlet be installed within 2 feet of outer end of peninsula counter. This was not done. We are seeking to be paid by VKB the full amount of repairs to fix electrical wiring.

      To Whom It May Concern:

      re: Case # ********: ******* ********

We appreciate you sharing the customer’s concerns about the recent kitchen renovation. We understand that the safety and compliance of the electrical setup are paramount, and we take these matters seriously.

After reviewing the customer’s statements, our records, and conducting a thorough internal discussion, we know there were complexities involved in the project due to pre-existing electrical work by prior owners. We understand that the property already had several outdated configurations that were not up to current code, which presented certain challenges during therenovation. Here’s our understanding of the situation:

      1. Code Compliance and Permits: While we modified existing wiring, we know that
necessary permits needed to be pulled but the customer refused to make required
payments for the permits, which prevented us from fully completing the job. If the
customer allowed us to fix the issue with necessary permits, we would have done so.
      2. Pre-existing Wiring and Dedicated Lines: During our initial consultation, we discussed
potential limitations posed by the full panel, which made adding dedicated circuits
difficult without installing a sub-panel. This decision was made to respect the budgetary
considerations at that time by the customer. We understand that additional circuits are
essential for the current setup, and we’re willing to address this to meet code
requirements as long as the customer is willing to be reasonable on making payments
accordingly since this was not part of the contract to begin with.
      3. Corrective Actions and Solutions: Our priority is to ensure the customer’s home’s
electrical system meets safety standards. Although the customer prefers to work with
their electrician, we have licensed professionals on our team who can bring everything
up to code, including adding a sub-panel as needed for dedicated lines and addressing
the noted issues with wiring gauge, GFCI outlets, and receptacle spacing. Again, we
have reached out to the customer multiple times to come to a reasonable resolution and
even visited the job site as well.

It is our understanding that the customer prefers to fix the problems with their own electricians. If
that is the case, we’re open to discussing to arrive at a certain reasonable agreement with the
      customer with respect to reimbursement.

Please let us know if the customer likes to proceed with this plan.
