******************** built our home and we have a 11 month warranty with them. We moved in October 2023. So our warranty is still valid. Our front walkway was not properly compacted and is now completely floating off the ground. Several neighbors have had this issues too and some have even collapsed. **** communities has been aware of our issue and that its a safety issue for several months. Weve submitted multiple warranty tickets and keep getting told to wait. Our concern is that it will collapse while we are walking on it and we have a 5 month old and we are concerned our 5 month old may get injured if it collapses. The houses that have been repaired in the past were not properly fixed and the issue has arised again. It feels we are not being taken seriously by the builder and our concerns for safety are being ignored. Our next option is to start looking for an attorney to help but were hoping the BBB can help out first. The front walkway needs to be demolished, the ground needs to be compacted (which was not done when it was built) and the walkway needs to be repoured while using rebar or wiring (which was not used when building it originall)

**** Communities is aware of several reports of  ground settlement at sidewalks in the *************************** We do take this matter seriously as is evidenced by other similar repairs in this community. Unfortunately, repairs and/or replacement such as these, tend to not take place as quickly as we, the builder or the homeowner would prefer. We would also like to note that we have not received any reports of previous repairs failing or of lead walks collapsing.

Our latest conversation with our concrete vendor indicates that the flat work repairs/replacements will be scheduled within the next 3-4 weeks, if not sooner. Please bear in mind that weather and ground conditions will play a role in scheduling.

    Regards,

**** communities responded to BBB and told them and us that they would be scheduling repairs within 3-4 weeks if not sooner. That has not happened and its been well over a month at this point. Our side walk has continued to get worse and we feel is a hazard at this point. They have known about this issue since our 90 day walk through about 6 months or so ago. We feel they have had ample time to resolve this safety hazard. It appears to me and several other homeowners that they are stalling so they can slap a bandaid on it at the end of the warranty and walk away leaving us to deal with the financial burden of correctly repairing our walkway and driveway. We are no long satisfied with **** communities response on here and are extremely disappointed with their lack of communication when we email them with issues.

**** Communities emailed the following to Mr. ****** this morning in response to his inquiry:

"The latest information that we have from ***** Concrete is that they have applied to Miss Utility to mark the utilities. Once the concrete company knows when this is scheduled, they will gather a crew to complete the work. Again, this is the latest info. that we have. I assure you that we are constantly in touch with ***** asking them the status."

We are well aware of the homeowner's disappointment in this not being completed in a more timely manner (as are we). We continue to constantly contact the vendor asking for updates and a start date. The homeowners will be informed as soon as we are.

We built a home with *** ****. During construction we expressed concern about the lot grading. We were told they had not and would not check the grading. Upon trying get bonds released it has been made apparent they did not follow the proposed grading. For 18 months they have refused to correct the issue.

New construction home, within first year warranty period (settlement was May 17, 2023). Due to builder improperly grading/draining the property the sump system was overwhelmed and discharging water back into the foundation resulting in 8” of water to back up in the fully finished basement. The builder Bob **** is claiming no fault but has “as a courtesy” replaced our water damaged furnace but are refusing to fix the other consequential damages of the flood.
