      I am filing this complaint on behalf of my mother, **** *********. On August 11, 2022, mom visited the ********, MD office of this business to have Mr. ******************** file for a new deed to have my deceased father's name (******* H. *********, **** removed from the current deed. We need to have my dad's name removed because when my mom receives her rebate check for her property taxes, etc. she has difficulties with the bank cashing the check because my dad's name is on the check and he's not alive to sign it. My mom's bank (Truist) has sent mom a copy of the check that she wrote to Mr. ********************, for $440.00, which is the total amount that Mr. ******************** charged for this service. The copy of the check shows that Mr. ******************** cashed this check at the **************. However, mom has not seen OR HEARD hide nor hair from Mr. ******************** since. He cashed the check and NEVER provided the services that my mom paid for!!!! We have attempted to contact Mr. ******************** by phone at ALL 3 OFFICES and no one answers the phone. We have returned to the *************** and there are no longer any signs that would show that there was, at one point, a law office there. We have visited the *********, MD office, but the door was locked and no one answers the door. This lawyer of 30+ years of service took my mother's money AND RAN!!! I even attempted to contact him by email through your BBB link and received an email stating "he would email the paperwork to me". I don't believe that the email address being used was a valid email address to Mr. ******************** because he CAN'T just email the paperwork to me.....my mom has to go to his office to sign the new deed, etc. This LAWYER took advantage of my 90 year old mother AND FEELS NO SHAME IN IT!!!!!!! My mom has had to go to another lawyer to have the deed completed which means she has also had to pay AGAIN for these services!!! SHAME ON YOU MR. ************************** From reviews that I've seen on the internet, mom is not the only person he's cheated!!

      I've contact Mr. ******** located in Frederick, MD. I have a scheduled an appointment with Mr. ******** concerning getting my Will done, and update my Deed to my house. I've paid him $700.00 for this services.
      He did completed the Will but he stated that the taxes need to be paid before the Deed can be completed. I've paid the taxes for my home, and I have been trying to contact Mr. ******** office, to see the status of my house deed, I also called the court to see if there was any changes made. I've called this number ###-###-#### and I have called his Hagerstown office, and now it stating the phone is temporary out of order. I would like to getting my deed completed for the funds, that I paid him for. It will cost me additional at the treasury office anf if I hired another lawyer to get this request completed.
