I was one of the listing agents for a home in Deale and when the house went under contract, the buyer chose All in One Home Inspection to do their inspection. During the inspection, the inspector forced a window open which resulted in the wood frame breaking as well as the lock on the window. The buyer's agent told us the inspector was having issues but in her words "was able to force it open." We didn't realize it was actually damaged until the seller got home and took a look at it. The company claims it was rotten wood but in the photos, you can see that the wood was not rotten and it splintered off. In our business, inspectors should never force anything open. We have been somewhat in contact with the company trying to get reimbursed or the window repaired (we even sent them a quote they asked for to get the window repaired/replaced) but have not been able to get anywhere for months and the manager, ****** has failed to return our phone calls. All we are asking for is that the inspection company either fixes the window their inspector broke or pay for the damages. I have attached photos of the window for reference.

    Good Day,

We completed an inspection at the property located in Deale, MD for our client. During the home inspection our inspector went to open a window, which is normal procedure during an inspection.  We absolutely did NOT force the window open nor did the Buyer’s Agent state that we forced it open. Upon sliding the window open the inspector noticed that the wood was deteriorated, and the wood began to break apart. The deteriorated window was noted in the inspection report and is considered to be existing damage. We were in contact with the listing agent/seller as they are requesting that we replace the window. After speaking with the Buyer’s agent and inspector we strongly feel that we are not responsible for the condition of the window and have not agreed to any repairs. Below is the contact information for the Buyer’s Agent involved in this transaction whom will confirm the above statement.
