      Attended a wedding here, very beautiful property but poorly run. The owner was running around asking GUESTS to help her fix things wrong with the venue, lighting was not working, the bathrooms only worked temporarily. During cocktail hour several of her employees were eating food with the wedding guests, which I found odd. It may have been previously agreed that the venue employees could help themselves, however they should not have been eating amongst guests.

      I attended a wedding at Prosperity Mansion and Farm last weekend and had such a great experience! Not only were the grounds immaculate and beautifully maintained, but the owner was gracious and bent over backwards for the guests to insure they had a great experience! I highly recommend Prosperity Mansion!

      Stay far away, the owner is absolutely crazy, manipulative and has zero sympathy!! I booked and had to cancel a year in advance due to my son having a leg amputation and my father in a wheelchair and this venue not being handicap accessible and no longer an option for us. I made her aware a year in advance and she had zero sympathy, she refused to refund a penny, I paid $6000 for what I thought would be my dream day and she refused to even offer a penny back with proof of medical info or whatever needed. She became a nasty human! She threatened to sue me with legal action and press charges if I interrupted her business or left bad reviews she even went as far as contacting a police officer to threaten me With legal action.I paid the day I went and spent $6000 to deal with such a terrible person. After I spoke to several brides and vendors who have used her venue and they also said it was terrible! She was very rude and manipulative during the whole experience. She sells a dream just for you to show up to freshly cut grass which creates a green dress on your day! Dirty bathrooms, dirty bride cottage and mens cave. Bring a cleaning crew! She does not clean up everything promised before your day! She does not remove weeds and has light issues during the reception. Everything promised is a joke! It's a wedding nightmare waiting to happen. She will boss everyone around and talk down to you and your guest on a day thAt should be magical! She will take charge over the coordinator and vendors. Please read all bad reviews before continuing forward with the venue and wasting money just to be disappointed! A human without a heart or sympathy should not be in this business she takes advantage of happy brides and ruins their day!

      On July 18, 2021, this couple, Jennifer F*** and ************** came here and toured the property. They loved it so much that they booked on the spot. They decided to fill out the contract to secure their date.
      The main purpose of this contract is to lock in their date so that no other couple can have it and clearly state the duties and responsibilities of each party. By doing so this reduces the risks of misunderstandings or disputes as well as losing the date that they wanted. It is the goal of Prosperity Maison to be transparent and provide as much information as possible so that the experience runs smoothly for both parties leading up to and on the day of the wedding.
      With that in mind, I developed a contract that was easy to read and understand. The language is simple. Additionally, I don't just email a contract. I take the time to sit with each client as they read over the contract and to answer questions or discuss any contractual issues. They agreed with the contract and terms. The signer of the contract was Nicholas. He initialed each section including but not limited to the Cancellation / Rescheduling section and signed the document.


      CANCELLATION / RESCHEDULING POLICY:
      It is important to understand that the Venue reserves the date and facilities required for each Client, and consequently turns away others who subsequently may request that date. More often than not, when an Event is canceled or rescheduled, the Venue is unable to engage another customer. Our cancellation / Rescheduling policy has been developed with those considerations in mind. Written notification must be provided by certified letter or confirmed email for the cancellation or rescheduling of an event.

      If cancellation or re-scheduling is requested due to:
      *Military deployment of the bride or groom
      *Hospitalization of the bride or groom on the wedding day
      *Government shut down prohibiting the gathering of any groups

      We will give you a new date at the same rate if rescheduled within the same calendar year. All available dates in that same calendar year will be made available to the Client for genuine consideration. Additionally, the client may choose a date as far away as one year from their wedding date if the above applies....

      Another portion of the contract states:
      This fee is to maintain the property from the time of the signing of the contract until your event. It covers maintenance, salaries, repairs and upgrades etc.
