      I live in ************** apartments in Gaithersburg - My 900 sq. ft. apartment's air conditioning broke in May of this year (2022) as was not fixed until early August. During that time, I submitted over 15 maintenance requests, and every time the maintenance technician would come in and basically say everything's fine, when obviously it was not. The house temperature never went below 76 degrees (even when we set the thermostat at 70), and the A/C unit would continuously run all day and NEVER shut off. If I were to turn off the A/C, the apartment would get up to 84 degrees, and become nearly unlivable. My two little boys couldn't even sleep in their own room because it was even hotter in their rooms. It was absolutely miserable. It wasn't until I filed a complaint with the city of Gaithersburg that ****** ******* even started to treat it seriously. So now I'm stuck with a utilities bill of $545.96 ($439.87 of which is the electric, due to our A/C unit running 24/7 because they didn't care enough to actually fix it). I spoke to Emerson the property manager about them taking some of the responsibility for the insanely high electric bill, and he said the reason the electric bill is this high is because "***** raised their rates," which is an absolute load of crap. My electric bill was never over $100. There's no way ***** increased their rates by 80% since May. So now I'm stuck with $440 electric bill I cannot afford (along with the $1,818 in rent), and ****** ******* is saying either pay it or we're going to kick you and your kids out on to the street. This can't be legal. This is the absolute worst, most immoral property/landlord I've ever dealt with.

      ****** ******* Apartments managed by Orlo Management has given me a 2bedroom apartment that advertised central air conditioning, but the unit has been unable to cool my apartment per Montgomery County Law, and has consistently been over 80 degrees, worse on days over 90 degrees outside. The unit required pest control, and the floors/air ducts pose a health hazard. The unit was clearly not professionally cleaned, and they painted over legitimate bugs and dust throughout the unit to hide everything. This was COMPLETELY false advertisement, and management has failed to respond with a proper/adequate solution after one month residing here. This practice should be illegal, and this complex needs to be investigated. The only thing I am asking is my air conditioner to be replaced with something to adequately cool my apartment within Montgomery county law ranges, but management has informed their staff to not fix the issue and continuously close my maintenance case reports with no resolution.
