    We have owned property in this campground since 2003. The campground was purchased from the original owners 2 years ago and is now operated as Ridge Rider Campground. They did not send a bill for the 2021 maintenance fees until last week. The new maintenance fee for 2021 had an increase of over 50%of the previous year and was also the same increase for 2021. They have also submitted an estimated fee for year 2022 that is for this huge increase but may be more. Our complaint is that they did not send a bill for the maintenance fee for 2 years and increase the fee over 50%. The bill went from $ 1645/year to $2517/year for 2021 and 2022. It may be more for 2023.
    Our complaint is that this increase and their demand for payment for 2021, 2022, and 1/2 of 2023 is excessive, and they want paid this year. This was the pandemic era, and their goal appears to be to make us leave the campground.
    They also enacted various restrictions' that are arbitrary, and unfair, and meant to make us leave our property.

    Although it is true that the maintenance fee increased by about 50%, the Lot Owners were sent the report supporting the increase, done by NewGen Strategies and Solutions, a company that provides valuation of services for energy, natural gas, solid waste, stormwater, water, and wastewater utilities (this report has been sent to Lot Owners every year by the previous owners as well). Bills were not sent for 2021 or 2022 until recently; however, any person owning a lot in this campground has done so for years and is fully aware that maintenance fees are paid every year. Further, any Lot Owner who has reached out has been given the suggestion to add money as a "credit" to their Guest Account to use toward these fees when they finally were billed. The amount of increase is not arbitrary; it is directly related to rising costs during this "pandemic era". All Lot Owners should have anticipated their fees and planned for them financially, with or without an increase. At this time they are not being billed for anything ahead of time; rather, they are being billed for services provided to them for the past two years. They have always been billed a "forecasted amount" in the first quarter for the current year. Not having received a bill for any period of time is no reason to expect they do not owe anything for that period of time. Being in a "pandemic era" has nothing to do with missed billing or increased fees, and our goal is certainly NOT to make people leave the campground. The newly enacted restrictions (we call them "rules and regulations", and we have the right to enforce them within the confines of the campground) are not arbitrary or unfair. They are in place for all Seasonal site renters as well as Lot Owners, for everyone's safety and enjoyment of the campground in it's entirety. They are by no means meant to make anyone leave the property. I have never met the guest who wrote this complaint; however, I have met his wife. Neither of them has reached out to me directly to ask for a status update on billing over the whole past year, nor have they reached out to me to discuss the new billing and payment structure given to them.
