DO NOT MOVE HERE this place is a scam I lived here these people lied and reported I owed them $2380 and sent it to a debt collector when I only owed them $750 they tried to charge me extra month of rent saying I didnt notify them I wasnt renewing my rent I sent them proof of the email that was sent stating I wasnt renewing my rent. Then they switched it to you didnt turn your keys in so I stated well the lease states you will be charged for a key replacement NOT another month of rent in which i sent that to them as well and ended up returning the keys . So I left a bad review the property manager then calls ask me to remove the review and she would remove the extra month of rent and I only pay them $750 owed this company then sent a fraudulent debt to a debt collector not realizing I still have all the proof .i also have proof of the ledger that shows she removed the rent payment and I only owed $750 that was sent from the property manager .also when we came to talk to the property manager Like adults she made us wait in the office then sent some lady out to tell us she no longer wanted to speak to us that she was taking a break I had to call the police which I still have proof of that and will be posting the officer told us which direction to go l about this because this is a occurring problem with themInitial Complaint

My personal property was involved in criminal activity. My car was hit while parked during the afternoon of 12.21.24 and the early mornings of 12.22.24. Criminal activity has been prominent in this complex with no remedies from management. Camera posters are on the property but I was told they do not work. I find this property management to be liable due to their disregard for all the criminal activities that have taken place on their property within the last 11 months. I asked ******** ****** to send out an email to ask for any persons who may have witnessed my car being hit while parked on 12.22-24. 23, Ms. ****** stated she would do so but has failed to do so. I find management to complacent in the documented illegal activities that take place on this property. Unfortunately, this will continue because it has. I am seeking justice and ramifications for all the illegal activities and the injustices that have taken place at this establishment.Initial Complaint

My family has been living in this apartment since February of 2024, and the ** unit has went out a total of 4 times with the last time being yesterday (6/21/24). It reached 96 degrees in my home where I have 2 young children, my mother who is near 60 years old and myself who is in the first trimester of my pregnancy. We called emergency maintenance twice and nobody helped us. The first ****** who came out just told us it was our thermostat, mind you we noticed it wasn't working around 2pm, and tried to get it to work. Finally called someone around 4 and he came out and did nothing , an hour later we called again and was told that it's because we're in the third floor. That makes no sense because each unit has their own ** unit, and they've been out previously and charged it so why is that not an option? We told them that we've been trying it since 2pm and at that point it was 87 degrees in my home . So by 6 it was 96 degrees. We were told to leave it alone and call at 9pm if it wasn't working and someone would come out . Of course it wasn't working at 9 it hadn't been working all day and when we called again 3 different times nobody came out. I'm unsure why my family has to live uncomfortably because the maintenance people don't want to do their jobs? I pay my rent on time every month , so when something isn't working we expect it to be fixed especially during a weekend when the heat is supposed to reach 100 degrees. I need answers quick because nobody should be forced to live in conditions like this, especially not young children, their grandmother, or their mom who is bearing a child. I need a new ** unit installed or you need maintenance people who are willing to do their jobs and help their tenants when we call for it. ESPECIALLY when emergency maintenance is being contacted.Initial Complaint

On April 22nd the rental agency informed me I was approved for an apartment. The property mentioned the rental price at 1375.00. The property never disclosed the additional hidden fees misleading me as a former tenant. Upon signing the lease and reading the fine print. I read and questioned the additional bills of sewage, septic, water, and gas. The representative I spoke with in person Azazi stated "she didn't mention that." Referring to the other representative who originally approved my rental. I confirmed that had not been disclosed. I asked the representative how the usage would be assessed and the representative presented confused. I further explained if I a single woman living in a 2 bedroom were in a building with people with multiple individuals living in the home how could it be guaranteed that I'm being fairly charged. The representative was unable to respond to this state efficiently. This was characterized by stating that the additional bills were handled by a 3rd party.
I reported feeling uncomfortable with that as rent was already 1375 in addition to other bills never mentioned. The representative took the lease and I reported wanting to hold off due to not feeling comfortable. After taking a moment to think about it. I decided I would not be moving in due to poor communication, a future senate showing the same representative bugs he found while viewing a property on 5/3. Previous issues with being placed in an unsuitable rental ( poop, bugs, smoking near the apt etc.).
The representative against my will uploaded the lease agreement. Although I reported not feeling comfortable. "Reporting I have to for my records."
The rep reported having a waiting list further pressuring me to ignore the red flags of the company. Information was withheld in an attempt to get a renter of my income and credit score in the property.Initial Complaint

I have physically lived in this property for only 30 days (starting on 2.18.24), however, my official move in date was 1.31.24 and within my physical 30 days I had to live in inhabitable quarters. My toilet did not work for approximately five days, and which led to flooding of feces onto the bathroom floor, which I had to clean. I did not get a replacement toilet after several calls to maintenance until 2.22.24 and left the old toilet outside. In order for this to occur I had to speak to the property manager, Rosalind. The police raided the neighbor's apartment (who lives directly a crossed from me) at 4:30 am on 3.12.24. The main door to the apartment building did not lock and had to be replaced several times beginning on 1.31.24 and was remedy on 3.11.24. The carpet was filthy. Graffiti in the main hallway. The washer in the apartment also did not work. These items were addressed and fixed again after escalating these concerns to the property manager. And now my air conditioning does not work (fixed on 3.18.24) Since my living here, I had to call the office every week to complain about an issue. Now my calls are being screened. I have asked Rosaline and Aviva for corporate's information or Rosaline (property manager) supervisor's information because of all the issues/concerns I had to endure in the last 30 days. I also requested compensation for these issues especially since I had to go without a toilet for over three days.Initial Complaint

I resided at the commons from 2019 until 2023. While living here the maintenance of the property was horrible. I had a water leak from an apartment up above me in 2020 that caused water damage to the ceiling and my carpet and was just getting it fixed in 2023. That is just a piece of what I endured here. My lease was due for renewal on November 30th. I didn't receive my lease renewal in the mail like they usually do. So, I called to see what the problem was. I called and asked about the lease renewal, and they apologized and emailed me the lease renewal on December 8, 2023, at 2:01 pm. I then called to make sure that I would not be put at a month to month since the deadline had passed on their behalf. The manager (Rosalynd) told me that it automatically put me at a month-to-month lease and that it would not change. I knew I could not afford a $1500 rent so; I asked about just not renewing the lease and she told me that normally if I selected not to renew that they would've needed 2 months' notice, but she will accept a typed letter saying that I'd be out by December 31st. At the time of this going on, I owed a balance of $1,154.7 for Novembers rent so I made sure that when I brought the typed letter to the rent drop box, I paid that to them. I also paid them 1,665 on or a day or two after December 29th, 2023. I also called to make sure everything was good with my account since when I went to my apartment a few days later and saw a yellow notice saying that I owed over $2,000 for rent and that I had to pay the balance to avoid scheduled evictions on the 9th of January. Ms. Rosalynd assured me that there was nothing on my account pertaining to an eviction. While talking to Ms. Rosalynd I asked her how long I had to move my belongings out because it would mostly be me doing the moving. I can't type the entire incident in here.Initial Complaint

Living at Commons At Whitemarsh for the past few years and the bug and rodent situation has gotten worse. Several complaints to the management office, half of the time the aren't answering the phone or they sa someone is on the way but they never show up. We have put in several request for extermination and have only gotten 1 treatment done. Everything from mini lizards, garter snakes and after several complaints still nothing is being done about it, several neighbors have the same complaints as well. When you're paying almost $1400 in rent, your home should be your comfort and the maintenance should be upheld. No one should have to be uncomfortable where the lay their head especially when there are available resources on site to maintain these issues.Initial Complaint

I moved into this community May 2022 it has been a living nightmare. My roof wasn't fixed which caused water damage to my clothing and shoes. The wall now has mold coming from it. The apartment complex refuses to move me because the rent not current but I had to replace everything in my home to make it liveable.
