    Complaint Against TideWater Property Management Regarding Improperly Completed Stair Repairs Details: In October 2024, TideWater Property Management hired contractors to replace the stairs leading up to my unit at ***********************************************************************************. While they did partially complete the stair replacement, they left a large structural beam right outside my condo, obstructing access to my entrance and causing significant inconvenience and safety *********** addition, the contractors removed a small wall divider that originally separated my unit from the neighboring one. Instead of reinstalling the divider, they installed a large beam that now partially blocks the entrance to my unit. This alteration not only detracts from the original layout and design but also creates a physical barrier to my entrance, which is not how the property was configured when I purchased it.I have reached out multiple times to TideWater Property Management to request that they finish the project by removing the obstructive beam and restoring the divider as it was originally. However, I have yet to receive a response or see any effort to resolve this issue. The obstruction continues to pose a barrier and a hazard, and TideWaters lack of response and failure to address this situation is unacceptable.Desired Resolution: I am requesting that TideWater Property Management take immediate action to:Remove the obstructive beam outside my condo entrance.Reinstall the original divider wall as it was before the October 2024 stair repairs.Thank you for your attention to this complaint and for any assistance in resolving this matter.

    I am writing to file a complaint against TideWater Property Management concerning unresolved safety issues and incomplete repairs at my residence.

    Problem Description:

    Incomplete Stair Repairs: In October 2023, TideWater Property Management commenced a repair project on the stairs leading to my unit at **** Hellingly Place, Montgomery Village, MD 20886. They replaced only a portion of the stairs, leaving the job half-done. Since then, the materials used for the repair have been left uncovered and abandoned on the ground.

    Safety Hazards: The neglected materials and the incomplete state of the stairs have created a hazardous environment. Pieces of concrete have fallen, causing injury to myself and posing a significant risk to others. The construction area is unsafe, with materials scattered around.

    Obstructed Access: Additionally, there are four wooden pillars obstructing my entrance and my neighbor's entrance to our units. This obstruction severely limits our ability to enter and exit our homes, impacting our daily lives and personal safety.

    Repeated Attempts to Resolve: I have repeatedly reached out to TideWater Property Management through various channels to seek resolution. Despite numerous communications over several months, no substantial action has been taken to complete the repairs or address the safety hazards. Their lack of responsiveness and failure to act have left the situation unresolved.

    Danger to Residents: The current state of the stairs poses a danger to me, my family, and my neighbors. The incomplete repairs and obstructions impede our free movement and create an unsafe living environment. The risk of further injury or accidents is high due to the poor condition of the stairs and the scattered construction materials.
    Impact on Daily Life:
    The hazardous environment has already resulted in personal injury from falling debris.
    The obstruction has limited our ability to freely access our units, causing significant inconvenience and safety concerns

    Thank you for bringing your concerns to our attention regarding the ongoing
    project that began in October 2023. I would like to provide you with an update
    and clarify the situation.
    The project was initially scheduled to take at least 14 months to complete.
    Originally, the plan was to replace all steps with concrete. However, after
    careful review by our engineer and contractor, it was determined that using
    concrete would significantly extend the construction timeline and increase
    costs, causing prolonged inconvenience to residents.
    To address these concerns, it was decided to reconstruct the steps using wood.
    This change necessitated redrawing the plans. The revised plans have been
    finalized and submitted to Montgomery County for review. We are currently
    awaiting the county’s official response to ensure all necessary changes are
    approved, and permits are issued so that we can proceed to the construction
    phase.
    We understand the importance of timely and efficient project completion and
    appreciate your patience as we work through these necessary adjustments. Please
