    I contacted Terrain Title in 2021 February about redeeming ground rents in Baltimore County, Maryland for 3 different properties. They accepted the job so I wired $6,803 on April 14 2021 to Terrain Title for their fee, the cost of redemption and filing the deeds.

    After almost years 2, to this day, they have only filed 2 out of the 3 deeds. I have tried to contact them countless times via both email and phone calls. Some of the time they just ignore emails or are unreachable by phone. The other times when they do respond, they promise to look into and follow up but they never do.

    Most recently I was promised to have the 3rd deed filed by March 31 2023 and I would be emailed updates. I didn't receive any update from Terrain Title last week.

    The property that is missing the ground rent redemption deed is **** ********** *** ********* ** *****. I would like Terrain Title to finish the job and file the last deed to conclude this matter.

    I attached several emails that I sent that never received a response. Also attached my recent call list that shows I called them 9 times just in March 2023 alone.

    Good afternoon, 


    We were asked and hired to redeem three ground rents (essentially Deed preparation by the complainant in 2021. 2 of the 3 have been processed.2021 as you are aware was still the height of covid and the mail was less than reliable. The 3rd ground rent was paid for (check cleared) with the Seller but we did not receive the deed back. We are working with the ground rent owner to resign and record this deed. We have apologized to the complaintant and are focused on resolving the matter for him very quickly.
