    I hired All Ready Finished Inc. Concrete & Masonry to improve my property March 4-3-2024 & there were many gross errors made & I am beyond disgusted & disappointed. Date of contract 2-28-2024 & I was to pay $1,000 at signing of contract & $1,000 start of job & last $1,000 when job finished. I did sign arbitration but discovered that the owner dated it 6-29-2023. They destroyed my stoop outside my back door which was NOT in the contract. They did replace it BUT it’s smaller & has exposed wood that should be covered with vinyl like it used to be. They did not use any protective measures (i.e.: tarp) to protect my yard when they picked up & dropped the pre-existing concrete stoop onto my grass. I spent several long days on my hands & knees picking up pieces of concrete so I wouldn’t hit it with my lawnmower. I also found 3, 2 & 1/2” screws in my lawn that I also could have stepped on or hit with the lawnmower. The contract states: Contractor will take care & protect to minimize any damage. The contract read: *15-foot x 48 inch with 2-foot flare, but I only got 15 feet by 42 inches & only got 1 foot flare. *4 x 4-foot landing at base of deck steps with one step, but I only got 4 feet by 3 feet & he covered up the last step & was not going to give me the “one step” until I informed him that it was in the contract. It was a 19 inch drop off the side until he put in a small step & the drop off is 11 inch & is not code. They did not have the wood needed to put behind the step because the owner of the company did not leave sufficient supplies & they ended up using dirt to hold the concrete. Now I have dirt against the last wood step which over time will rot. *I was given the wrong stamp & wrong color, despite what the contract read. I have text messages that confirms that I wanted a different stamp than what they used & it was confirmed. They named the stamp & I didn’t feel I had to question it. I have cement stains on my 6 month old paved driveway that after they power washed, did not come off & will need to be sealed in order to make it look like it did before this job started. I also have cement stains on my 6 month old aluminum fence & the handrails to my back porch. I also have cement & color stains from the stamp still on my house after they power washed. He dumped his wheelbarrow next to my driveway (he did not ask if he could do that) & there was debris including a glove, wood pieces & the ivy still has an off-white concrete powder stain on it, that after several days of heavy rain, hasn’t washed off. I have also filed a complaint with the Maryland Home Improvement Commission & found out that not only was their license suspended 12-12-2023, 3 months prior to this job, but their insurance was canceled due to failure to pay. They also had 7 precious complaints against them. I wish I had done my homework.

    What the customer chooses not to mention in her complaint is that number one she did not want to spend the money for us to excavate the area so I went out and marked the area the weekend before the job was started. She agreed to the marked areas and then choose to remove the pavers herself.  As the customer was not paying for any excavation costs, we are not responsible for the area being changed after it was marked by our company. The customer also agreed to the stamp and color via the contract. It is clearly written in the contract the stamp and color so if she’s now saying that it’s the wrong stamp in color that would fall completely on the customer and not on us as there is also text message communication to show she approved that stamp and color.the customer also attempted to accuse us of damage to her property that none of our vehicles could cause in order to get out of paying the thousand dollars. It is clear that this customer never intended to fully pay the contract and we will be filing legal action.

    Being accused of not wanting to spend the money to excavate
    is 100% wrong.  I wanted to remove the
    zoysia because I wanted to replant it in the yard along with the pavers. As far
    as the markings, it is the “contractors” responsibility to measure
    CORRECTLY.  I had NO idea that the
    MULTIPLE MEASUREMENTS were so bad.  
    I have no issue paying for services as long as it was done
    correctly, but I received NOTHING that I asked for along with a stained
    house, fence & driveway along with a step that will rot because they used
    dirt instead of wood, which was not on scene at the time the crew needed it.
    And my stoop was “destroyed” & they exposed wood & my house has vinyl.
    I have text messages saved that clearly states that I wanted
    the stamp in “gray”  & they are the
    ones who name their products & color.  They need to go back & review them.
    I was also offered a discount if I paid in cash vs a check &  their response: “No it would have to be cash,
    if you pay cash I’m not putting it in the bank, that’s why we will give a
    discount for cash. You will still get a contract, it just never goes in
    the bank.                  What
    is this company does this & what are they trying to say?  
    Along with the fact that this company worked on my property
    without a MHIC license & insurance.

    Job was done complete per the stipulations in the contract.  Customer is only arguing the contract because she never wanted to pay more than $2000 and is refusing to pay the last thousand. Customer has accused us of multiple allegations and instead of abiding by the contract and going through arbitration has chosen slander our names on all, she possibly can. As you can see from the pictures, the job was completed satisfactory, and there is no damage to her property as she claims.  We will be suing the customer for fraudulent statements of slander and lack of payments

    Attached are more pictures of the job as well as the contract to show that we filed the contract to entirety, including the 2 inch flare, which would be 1 inch on either side. Also pictures show that there was no damage to her property when we left so if there is damage, it was by her doing.pictures also show that she signed a clause for arbitration, but fails to honor the contract and will be charged a late fee for not paying

    MHIC informed me that this business license was & is still suspended & his insurance was also suspended at the time he did this job. 

    I also filed a complaint with Maryland Attorney General because of a text message that I received indicating that if I pay with cash, the cash never goes in the bank. (see attached file) I feel that statement indicates tax evasion & wanted the state of Maryland to know.

    I am also working with Mr. **** ***** at MHIC pending ******* ******* response.

    At this time, I don’t feel a need to arbitration due to the pending response from ******* ****** through the Maryland Home Improvement Commission. 
    I felt that reporting this gross negligence from this company would prevent others from making the same mistake as I did by not doing my homework & looking up complaints through the BBB or MHIC.
