      My complaint is against a property management company. The address listed was the address I was trying to rent with my fiance. We viewed the house on Sunday May 18th. The gentleman named ***** gave us a link to their application on an app called tenant cloud. I submitted all required documents for myself and got approval. My fiance is currently between jobs so I listed him as a dependent initially. However they wanted him to fill out an application as well which was fine and we did and we both got approved and I have emails stating that we were approved Then ***** said there was one final step which was to inspect our previous homes. The landlord at my previous home has a young child and did not want someone coming around looking at the inside of her house. I reached out to ***** to see if we could do a ****** video walkthrough instead and he never responded to me but simply denied my application We tried to send him to my fiance's family home but it's in a rural area and it's hard to. My fiance's 78 year old mother was going to meet this person at the top of their driveway which is about a quarter mile long but he was an hour and a half late. By the time he arrived my fiance's mother was no longer there and he wouldn't wait a few minutes for her to get there and then denied my fiance's application. However the reason they gave was because he was a smoker. And when we viewed the property he was smoking a cigarette outside when we met ***** ** he knew this already Additionally we were charged $100 in application fees which is above what every other place we've applied to charged. What I would like to do is get my application fee back from ***** because if we knew he would not rent to someone who was a smoker we would have never applied in the first place. He also did not disclose this additional requirement when we viewed the house I tried reaching out to him and he has not responded to me

      ****** **** and significant other did an application for the property *********************** Her significant other came to view the property with a lit cigarette and smoked in the property manager's face. We still proceed with showing them the property and explained the qualifications such as no smokers inside (only outside the house smoking), an application done by a 3rd party to process criminal history, bankruptcy, outstanding debt, and medium credit and up. It was also explained if approved with the unit, then an inspection of their existing home will be done to see cleanliness of the house and any repairs/maintenance of the home not caused by tenant is not impacted on their approval. ******** application and background check and income was very good for both of them where her application was approved. The next step was to schedule an appointment to see cleanliness of the house and to make sure there is no smoking inside the house, especially with her significant other being a smoker. It was found that both ****** and her significant other lived separately, which was false on the application and was a red flag. It was found that ****** is renting a room from her sister. Her sister had called made a rude and unprofessional phone call to property manager, denying entrance and inspection of the house and hanged up on his face. ****** apologized on her sister's behalf and told the property manager how important this property is to her and the significant other. The property manager decided to give another chance and told ****** it was important to see the significant other's place as he is a smoker. There was a scheduled date and time to see the property of the significant other. During the 1-hour drive (each direction from the office), more than halfway thru the significant other's property he had changed the address and then explained he wasn't there and that his mother would meet up with the property manager to open up the door. Our property manager gave 1 hour notice and 5 min notice before the arrival time. Our property manager arrived at the address where there was no one there to meet him. He waited for 25 minutes, honked the horn several times, and texted/call the significant other's mother. The amount of time driving and waiting was a waste of an appointment, and the inspection was null and void. Due to this and a few red flags, their application for the property was denied. The denial reason was explained in the portal and this included incorrect information and incomplete inspection of current property. Due to this the property manager has the right to deny applicants who does not meet qualifications. It was explained in the beginning that the application fee that is done with a 3rd party is nonrefundable. Therefore, we will be denying the refund.

       

      Please note, this letter was also sent to the incorrect address as the office had relocated.
