      RPM was my real estate management company from 2015 - 2021. They recommended 2 renters over the years. The first renters paid late every month to the point I decided not to renew. The second renters were worse. The torn up my house although RPM was conducting periodic inspections. When the pandemic hit the renters ceased paying and refused to move out. Later, I discovered that the renters had a 540 credit rating which means they should have never been approved by RPM but they do not care and their client. RPM service providers also over charge for repairs. I ceased using their service providers and eventually terminated my contract with RPM. I am surprised that their BBB rating is D- ……they deserved an F.
      I posted a complaint last year but it is not posted.

      I used Real Property Management (RPM) from 2015 - 2021 and rate them as an F. The first “financially strong”tenants (July 2015- June 2018) they brought for my single family rental property paid late virtually every month even though RPM told me they were excellent candidates to rent. The second tenants I rented to (August 2018 - December 2021) after RPM stated that they were strong candidates ceased paying during the pandemic. RPM recommended this candidate(s) despite public records showing 12 legal judgments, multiple bankruptcies and a credit rating below 600. AGAIN, RPM assured me that both of the above rental candidates were financially sound and creditworthy. PLEASE request data supporting such claims prior to renting based on RPM’s evaluation.

      To further complicate matters, in Prince George’s County, a rental license is required, and RPM failed to realize and/or advise that my rental license had expired until 18 months past the expiration date so I am now prohibited from suing the said delinquent tenants for unpaid rents during the period in which I did not have an active rental license which reduces my claim for damages significantly.

      Moreover, the cost of their contractors for home repairs are triple the cost of the contractor I switched to out of frustration over high costs charged by RPM and that obvious churn. For example, RPM’s contractor recommended repairing my washer and dryer which broke every few months at substantial cost; whereas, my new contractor recommended purchasing a new washer and dryer which resolved the problem and saved substantial money because of the elimination of constant repair cost.

      In closing, I would be remiss if I did not acknowledge that the ill-advised and poorly drafted eviction moratorium legislation failed to take into consideration honest, hardworking landlords (and rental management companies) which exacerbated this matter.

      This the worst scamming Property rental company. they rent unsafe properties where each tenant current and past have complained about hazardous concerns they don't address maintenance concerns they try to file court complaints but will have it issued to you after the court date. They sent me a notice after the court date. They have very poor accounting / bookkeeping management example I paid my rent on January 30th for February and they still charged me a late fee for february of $250.00 I had sent several emails to address the mysterious late fees. The rep that finally called while i had a witness in the room told me I had $340. 00 credit on my account PLEASE PLEASE NEVER EVER RENT FROM REAL PROPERTY MANAGEMENT. THEY ARE SCAMMERS. I ENCOURAGE EVERYONE TO FILE A FAIR HOUSING COMPLAINT AGAINST THIS COMPANY. 7361 CALHOUN PLACE ROCKVILLE MD 20855. I WILL DO WHAT THE PREVIOUS TENANT DID FOR ME WHICH IS TO GO SHARE MY CONCERNS WITH THE NEXT RENTER.
